Broken Arrow Home Builders | Saving The Home From Kids?
Hi guys, it’s Catherine here with Shah homes for your Monday podcast. Again today while talking about Broken Arrow Home Builders and Tulsa area. I thought I’d give you guys some insight onto some of the new things that we are offering in our new homes in broken arrow here with Shaw homes. Uh, let’s talk about some of the things when you’re building your home that are going to be included in our heritage series, uh, which is our, uh, our most popular series of new homes and broken arrow in the Tulsa area. All right, so in the signature, um, I’m sorry, in the heritage series, one thing that you’re going to notice is that we have King size and brick on all four sides of your new home and broken arrow. Our outdoor living spaces have about 120 square feet of covered patio on all homes.
Uh, some of them are going to be, um, a little bit bigger than that, but they will have at least 120 square feet of covered patios. Um, our foundations on the new homes and broken arrow are engineered with post-tension slabs, pulled to 32,000 pounds tension. So that just makes for a really firm, um, new home. Another thing that we offer is that we’re going to offer the blown-in ceiling installation and the are 13 exterior wall bats. Uh, with zero, a zero toleranceX application. Um, there’s going to be a weather seal, weather guard and uh, just the right a really great moisture barrier on all of the new homes in broken arrow. Another thing that you can look out for on our Broken Arrow Home Builders are going to be anodized, seamless aluminum guttering and downspouts in the front of the home. If you build in one of our premier communities, then you [inaudible] we’ll have um, full [inaudible] guttering included in your new home in broken arrow. All right. Uh, we’re, we do, our framing is two by fours, 16 inches on center and that’s for our interior and exterior walls. We use
the Tyvek house wrap and that’s going to be what keeps all the moisture out of your Broken Arrow Home Builders. Okay.
We use LP smart siding and then all of our two story homes use a limited lifetime warranty, moisture resistant sub floor on top of the engineered no squeak floor Joyce. So that’s just going to make a really nice, so whenever you lay a wood floor and in a new home in broken arrow or a new home anywhere really you have to lay a sub floor underneath it, which kind of creates a sturdy platform for you to build that floor on. And it also keeps your floor from creaking and it helps it to wear a little bit, even a little bit more evenly. Um, let’s see. We’re going to have 30 year warranty, architectural style shingles for your roof. Um, all of our Broken Arrow Home Builders, uh, the D the mailboxes will match your community covenants and design. So if you’re new home community or your new home in broken arrow requires you to have a certain type of mailbox that will be included in the price of your new home in broken arrow. Um, let’s see. We do, uh, we is a really high quality paint. We do an insulated fiberglass entry door with weather stripping all the way around back patio fiberglass door with full view glass. So that’s a really nice thing is you’re basically getting a nother, um, large window in your new home in broken arrow that’s going to be in the dining room or um, in your great room going out to the back patio.
A lot of new homes in broken arrow are in communities that haven’t been, uh, developed, um, or you know, they’re in, they’re kind of on the outskirts of town where there is still a lot of nature. So having that extra back door window is nice to be able to see some of that. Let’s see. Um, if you, when you’re building your new home in broken arrow, if you have a quarter acre home site, and that’s going to be fully soughted in the front and rear, if it’s oversized or anything over a quarter acre, and that requires extra sod, which will not be included, but, um, quarter acre and under your home site will be fully soughted, front and back and are Broken Arrow Home Builders include a $500 landscaping allowance for shrubs, trees and flowers, mulch, green iron edging, um, green iron edging is included as well.
Um, as long as that’s okay in the covenants, uh, you’re going to get two frost free hose bibs, three waterproof, G F I receptacles electric, um, garage door opener, and that’s going to be included for your two car Bay. So if you have a two car garage door, your electric garage door is going to be open or, um, provided for you, um, for plans that include a three car garage, they will be pre-wired for coach lamps on all three bays and the fixtures will come out of your lighting allowance. So those are just, um, a few of the things that we are currently offering on our new homes and broken arrow as far as the exterior features are concerned. So now let’s talk about mechanical tools. So, um, remember though, these are included features. These aren’t any type of option or upgrade. These are just some of the things that we consider standard, um, that are actually nicer than standard.
But when building new homes and broken arrow, we think it’s, it’s nice to offer something a little more. So mechanicals, let’s talk about, we’re gonna include a carrier brand, 80% high efficiency gas furnace. So gas furnace is very nice. Um, they hate really well. They hate really evenly. We’re going to offer, we’re going to include a 14 CIHR carrier, high efficiency cooling equipment and automatic thermostat with heat and air control. So, uh, what, what that means is if you’re unfamiliar with Oklahoma and new homes and broken arrow, it gets really, really hot here in the summer and really, really cold here in the winter. So we have both extremes. And so when building a new home in broken arrow, it is important to make sure that you have really great equipment and you are prepared for all types of seasons. Um, another thing leading off of that is that all of our new homes on broken arrow have a zoned, heating and cooling with two separate units on our two story homes for energy efficiency.
So any two story home, any two story, new home in broken arrow that Shaw builds is going to have a unit for your upstairs and a unit for your downstairs and two separate thermostats, which helps keep everything climate controlled and um, helps efficiency whenever you have those two separate thermostats, one for upstairs and one for downstairs. Let’s see, we are, it’s also going to come with a 50 gallon high efficiency gas or electric water heater. You have your choice of the two, 200 amp electrical service and then PEX freeze resistant plumbing lines. So those are just some of the things that we are currently, um, including in our broken arrow or I’m sorry, in our Broken Arrow Home Builders. And it just gives us, um, a little bit of an edge up on the competition offering some of these nicer features as standard options and our new homes and broken arrow.
