Hey guys, Catherine, here with Shaw homes and your weekly podcasts about new homes in broken arrow. And we’ve kind of covered an array of topics, mostly about decor and some things that, um, kind of interests me. We’ve talked a little bit about what Shaw offers in their new homes in broken arrow. Um, as far as finishes go and what’s included and what you can find in the design studio. And so today I thought we would just kind of go over, um, the entire building process from start to finish the actual building, um, of when your home is built. Um, so once you go through the design studio and you make all of your decisions about what you’re going to be, um, putting in your new home in broken arrow, the actual construction begins. And, um, so the first thing that happens whenever, um, they go to construct your house is they’re going to go out to the home site where you’re building your new home in broken arrow, and they are going to, um, go ahead and prep the site.

And what that kind of entails is they’ll bring out a backhoe, a bulldozer. Um, they’re going to clear your home site, where you’re building your new home in broken arrow. They’re going to clear it up rocks debris, and if there’s any trees in the way they’re going to get rid of those. Um, and so anyways, they are going to, um, go ahead and get that already. If it needs a septic system, they’ll go ahead and get, uh, all of that ready as well. Um, so once everything is all cleared out, then they level the site. So they’re going to go ahead and level out where the area that you’re building your new home in broken arrow. And then they’re going to go ahead and put up some what informs that kind of serve as a template for the foundation. And then, um, they’re going to go ahead and dig the trenches.

So the trenches are going to go, um, all around the, uh, all around where the, um, slab is laid and it just kind of secures it, um, to the earth. And, um, so they, they pour those. And then, um, of course, um, those are called, so they dig the trenches and then footings are installed and the footings are structures. Um, it’s where the house interfaces with the earth. And so, um, oh, and another thing that they would get ready for is if your, um, going to have a well and your new home in broken arrow, it would be Doug at that point as well. Um, if your home has a basement, which most new homes, I’d probably say like all new homes in broken arrow do not have a basement. Um, but they would go ahead and dig the hole for the basement. Um, and then the footings would be formed and poured.

Um, and then the foundation walls are formed and poured. So that is a little bit different. So just for time sake, um, we’re going to go ahead and just talk about your new home in broken arrow without a basement. So anyways, after they get the footings in, um, the concrete is going to be poured for the slab, and that is basically your concrete slab that your house is going to be sitting on. And once this is completely cured and dried, um, which can take a while a city inspector will actually come out and visit that site and make sure that the foundation components are all up to code and installed properly. Um, and this is, uh, um, this might, they might have to inspect a couple of times just depending on the type of foundation that you have. Um, but like I said, slab is most likely what you’re going to find in most new homes in broken arrow.

So after the, after the slab is complete and the inspection has done it’s time for the rough framing. So this is a really exciting part of building new homes in broken arrow. Um, and that’s going to be the, um, once the floor systems, wall and roof systems, um, are complete. Uh, so rough framing is kind of what you see whenever you’re looking at new homes in broken arrow that are being built. And it literally looks like a bunch of two by fours, um, framed up to, um, a bunch of two by fours, framed up to look like a house without walls. Um, and it’s actually kind of really neat to see. Uh, and, and I would honestly, I would even recommend if you are building a new home in broken arrow to kind of like go out and check and see what all of the different stages look like.

Cause this one’s actually, it’s pretty neat. It’s um, once framing goes up, you kind of really start to see the structure of the home and what your new home in broken arrow is going to look like. Um, so kind of like another way to describe the framing is like the skeleton or the bones of the house. So, I mean, it’s just like a skeleton your home as like the skin and, um, the, the frame is like the bones. So our skin and our organs wouldn’t be held into place or be able to stand up and move around if we didn’t have our bones in place. So the frame is a really, really important part of your new home in broken arrow. Um, once the entire frame is up, um, then the sheathing is going to be applied to the exterior walls and, um, dry wall is going to be, uh, I’m sorry, the sheathing has put up.

And then the per the wrap is put up and Shaw homes actually uses a great home wrap. Um, it’s very, very, uh, thorough. And it’s going to keep all of the moisture out of your new home in broken arrow alum. It’s kinda like a protective barrier, so it’s kind of like clothes for your house almost. Um, so anyways, like I said, that prevents water from infiltrating, um, but it allows vapor to escape and then that, that, um, wrap really helps prevent mold and mildew. Um, so after that’s all complete and you’ll often see this, uh, when viewing construction and new homes in broken arrow, you’ll see, um, the, the rap, it usually says Tyvec sometimes it’ll, that’s what we use. Sometimes it’ll say, um, the name of the builder on it. There are several different kinds. We actually do use the best and, um, the most efficient.

So, um, anyway, after all of that, you’re going to, it’s going to be time for your rough plumbing, um, rough electrical, and then your HVAC. And so what happens during this portion of your new home in broken arrow being built is your pipes. And all of your wiring is going to be installed your sewer lines, and your events are going to go in your water supply lines are going to go in your bath, tub and shower units will go in and then all of the duct work for your HVAC. Um, and then your vent pipes for your HVAC are all going to be installed in your new home, in broken arrow at this point. So that’s another funny thing. Um, it’s kind of funny to go into a home that’s been framed and see, um, you basically have your cement slab and then you have your frame and then you’ll have a bathtub. And so it’s, uh, you’re, like I said, your bath tub and shower units are the first thing that get installed in the home. Um, really, even before the drywall goes up inside. And so, like I said, it’s kind of funny to see, but definitely, um, part of the process of building your new home in broken arrow. Um,

So, uh, once that is finished, that’s basically like the shell of the home. So once that’s done, um, siding and roofing can be installed, um, and then, like I said, your electrical, your electricians and plumbers are going to be, um, your, um, that’s all going to be installed. And, um, the reason why they actually put those, the reason why they actually go ahead and put the bath tub and shower units and is because at this point there’s more ability and more room to kind of move stuff around and you don’t have the walls up yet. It’s just a frame. So you can kind of cut straight through the house and, um, maneuver pieces through that wouldn’t normally fit in the doorway. Um, so what we’re going to do from here is I’m going to go ahead and end this portion of the podcast for new homes in broken arrow.
