New Home Construction | Perks of Building Your Home

Show homes, new home construction is an awesome way to get a beautiful home wonderful features, great locations, amazing amenities for a really great price. The wonderful thing about new homes and new homes, construction, um, especially about Shaw is just being able to pick out everything that you want in your home. Being able to select everything, um, kind of creating it as your own, where you’re still getting a beautiful, gorgeous home that you’ve designed, um, to your specifications that you like. Um, I know that, uh, SHA homes is mainly in the Tulsa metropolitan area, but we’ve expanded and we’re now, uh, Edmund, uh, in Edmond in Oklahoma city and, uh, admin new home builder. And it’s an awesome opportunity to be out there and just continue to expand and to grow. The amazing thing about SHA homes is just our process and how we get people in, um, and help explain new homes, new construction, truthfully.

Uh, I think that building is a, a large daunting task for some people. It seems very scary and like a very large project to work on. And a lot of people, um, stray away from building because they just don’t know any information about it, or they just are confused about the whole process with Shaw homes. Um, we’ve gotten everything down to a T with how our process works out. It’s very, very, um, easy to work through, easy to understand. Um, our sales team does a wonderful job just explaining the process. And one of the biggest factors is we have, what’s called the five easy steps to owning a show home, and it’s literally five easy steps to be able to get into your HSA home. So basically whenever we first get the chance to meet with somebody, um, we sit down and kind of hear what they’re wanting in New Home Construction and we start our, uh, our first step in that five easy steps.

So the first step is just booking them on a model home tour. It’s a super easy process that takes about 45 minutes to an hour. And we take you through, um, five to 10 different homes, just depending on what you’re looking for in a house and how you’re feeling and the amenities that you’re wanting. Um, it’s amazing mainly just to, uh, focus on the function. We don’t really go over pricing a ton on that, that tour, but it mainly is to help get you a feel for the floor plan options that we have, uh, feel the function and the flow, and also figure out, you know, how many bedrooms do you want? Do you want three, four or five? Do you want single story or two story? Um, what square footage do you want? What location we help, honestly, just kind of boil all of that down in one meeting or one tour of our homes. From there, we help get you financing or get you financed. We’ve got preferred lenders that we use, um, that know Shaw very well. They know our structure and our process very well, which is wonderful to have, they, uh, can do any

Loan. So obviously any loan opportunity that you’re wanting to do or loan that you’re wanting to do, we’ve got like the FHA, conventional VA, native American, and then on and on from there, whatever you’re needing, um, our, our, our guys can do it for sure. And they also interest rate match. They, uh, closing cost match. If you’re already quoted something from another lender, another bank, um, we want to make sure that we’re getting you a really great deal if you use one of our preferred lenders. And then on top of that, we offer incentives each month. Um, it’ll vary depending on the month and depending on what series or, uh, size of home that you’re looking at, but, uh, we can help get you more information on that. From there, we help kind of figure out the place that you want to be for us.

We’ve got a ton of different locations, obviously as a new home builder and Edmond or an Edmund home builder, um, new construction area. We’ve got so many different, uh, locations that we build in with floor plans that you can put in there. So we try to help narrow down the location that you’re wanting to be at. And then from there, once you find a home site that you love, that fits your floor plan and the price point that you want to be at, we do what’s called a Homesite reservation. So we help you reserve that home site so that it blocks out competing customers from taking that Homesite from you. It also gives you time to get all your questions answered, review all of the options, go over everything, um, and go back through the home. Again. If that’s something you feel comfortable doing, um, all of that jazz, we’ll, we’ll go through with you to go over and make you feel comfortable with that.

But the home set reservation just definitely helps to make sure to hold your specified Homesite that you love, because once that Homesite has gone, that you love it’s gone, we cannot replicate another, um, Homesite like that God’s not making any more land. So once you find that specified place that you’ve fallen in love with, we want to make sure that you reserve it and that you get to keep it as your own. And that reservation is also for about seven days. In that time, you’re able to move home sites as much as you’d like. So if you’re just really struggling between two home sites, you pick one and reserve it, and then you come back the next day and say, Nope, I’ve changed my mind. We can switch it over. No problem, no cost. Um, also in that seven day reservation, we also will help meet, uh, excuse me, get you in and meet you for the very next step, which is called, uh, the price out.

So step number four is once you’ve gone through the tour, figured out the floor plan, you like you’ve gotten financed. You figured out the price point that you want to be at. Then you also figure out the location you want to be at. We help, um, then price out your home for you. So we’ll send you a survey to your phone. It’s got a bunch of pictures that you can compare what’s included in your home already. And then also what you can add in it’s a great opportunity to be able to see, um, pictures of options in your home that you can add. They’re gorgeous options, gorgeous features that you can do. Um, and then when we meet in person, we go over those options. Everything is down to the dollar. We’ve got line item, price out of options that you can add into your home.

Um, and that way you’re able to see your floor plan and the location you like, everything added into the home that you want, and you can price it out pretty much exactly the way that you want it to be priced. So that way, um, you have the option to, I mean, if you, you love a certain floor plan, but there’s certain features and finishes that you really want in the home, you’ve got the option to add those in and then be at the price that you want. So we want to make sure that we’re giving you a home that you love with the features and finishes that you love in the location that you love. So all around makes her happy clients, happy customers, happy homes. Um, after that, after we do a price out and kind of select all the options in your home, figure out what you like best, what works best for you and your family.

We’ll do, what’s called a purchase agreement from that moment. Um, we basically signed the paper saying, yes, I want this, I want a home built this floor plan with these features and finishes for this price in this location, on this home site. Um, we go over all of that. We it’s a standard HBA contract. Um, and it’s also just depending on the floor plan that you pick the series that you’re in, there’s certain, uh, earnest money requirements that we go through, um, in our lower. So our 200 to 300 price point, it can be anywhere in between 2,500 to 5,000 to 10,000, just depending on what you want to add into your home and the size of your home. Up from there, we’ve got different price points that it’s earner so many can be a $10,000 requirement, $20,000 requirement. And then we’ll go. And if it’s anything above that, we’ll do 5% down.

So just like a standard conventional loan, um, requirement from there, we start building new home and basically what will our sales team communicates really well, kind of the setting, the expectation of what to see and what to expect moving forward after that. Um, it’s kinda just a wait period for your new home, especially with the location that you’re at, just depending on the location of what you’re adding in. I know an Edmond, um, I’m not sure of the timeline, but for the Edmond new home construction, um, we’ve got certain sales team that can go over that with you, help get you an exact number, exact pricing and exact timeline. And so just our opportunities are, are pretty endless with what we’ve got to offer in a home and what we’ve got to offer for you as a client, looking for a home. I know that especially right now with the market being what it is, a lot of people are having a very difficult time, um, in the Edmond new home area, finding something that’s available for them a lot, not a lot is on the market right now.

Not a lot is available, um, to purchase, honestly, just that’s already complete. So a lot of people are turning to new construction and realizing that they’re able to purchase so much more of a home with all of the updated features, all of the efficiency that we have to offer all of the, you know, the new technology, um, and create a beautiful home for pretty much the same price that that would purchase a market ready 20 year old home for. Uh, so the opportunities are really endless with new home construction. It’s really wonderful to be able to see a lot of people’s selections that they’ve made for their homes, colors, options, and fixtures, all that jazz, um, come together. When we build their home, it’s really gorgeous to be able to see everybody’s personal touch on everything. So that’s a little bit about, um, alleys Shaw homes, our new home construction, especially Edmund new home construction are branching out and a little bit about our process and kind of what to expect with, uh, going with a new new home builder in Edmond or in Tulsa. We are all over Oklahoma and here pretty soon. We’re, we’re wanting to expand even further just acquiring new land. So keep an eye out for what we’ve got available.
