New Homes In Edmond | What Is It Like

I’ve gotten the chance to go through a really cool process that we have here at child called the five steps and I’ve gotten the chance to walk. Walk us through kind of first couple steps. But there’s a step in there that is probably one of my absolute favorite, just because of how it’s structured and how we get the chance to involve each and every buyer in that process. It makes it so much fun just getting them the information that they’re needing to help answer their questions that they’re asking. And on top of that, more than anything, it’s a great way to have them start getting even more and more excited about the process and about the steps that are moving forward. And that is called the price out. Now, up until this point, we’ve walked buyers through the five easy steps and we walked them through step one, step two and step three, which step one basically, excuse me, consists of taking them on the Model Home tour. It’s picking up their plan and figuring out what plan they like, what new homes in Edmond plan works for them, why it works for them. The next step is step number two to get their finances in order, figuring out financially what they’re comfortable paying on a monthly payment or if they are paying cash, what we need to stay around. That’s step number two. And then from there, step number three is picking up their land, picking up their location where they want to be out for their home and other things like that. Excuse me. And so once we’ve picked out those three, then we get to step onto my favorite step, which is step number four. So step number four being called the price help is quite literally pricing out their home. So they’ve been given a base price of all their options in their home, and they can kind of see where that falls financially. And then we set an expectation that a very cool factor of our process is that every time you add $10000 on the price of your home with the rates right now, I’m just like the monetary value right now. It adds about 50 55 dollars on the price of their home for their their total monthly price and stuff like that.

So that’s something I like keeping in mind for the process and making sure that I’m just being mindful of what their comfortability and their finances are. So that’s factor number one. And then also, they get the chance to see just what all the different options are that they get to pick out from when it comes to building their home. I may be a little different if they’re purchasing a market ready home because in our market already homes, we’ve got a couple of different options and basically our designer has already designed them. I mean it the equivalent if you’re buying a home on the market, a preexisting home. It’s kind of the same. It’s just a brand new home. That’s a little different because, you know, you’re not having to like all the inspections are done. Everything is taken care of in regards to the different opportunities that you’re looking at in regards to. If you’re having to renovate certain things or if you’re looking at trying to clean the house up, you don’t really have to worry about that because it’s already taken care of when it comes to a market ready, new home, new build. So that’s an a really fun opportunity. I absolutely love getting the chance to show off to buyers because I feel like a lot of people hear new construction and hear building, and it turns them off and they don’t want to check it out. And not so far from the truth because if they are needing something that’s a little more market ready are a little bit better option, then we’ve got that. We can offer that as a whole in their process and in their structure of their home. So that way they can see what exactly goes into their home and into the options that they get on their home. And then from there, they get to make it fun. I mean, I think it is seriously so much fun getting the chance to help buyers see exactly what they can get in their home and for their home, how they can tweak and adjust and change. And more than anything, I feel like at this time and this can be applied, whether they’re looking at new homes in Edmond new construction homes in OKC, new construction homes and then these different areas. All of these apply. They get to I get to see their personality come out. It’s such a fun aspect that I love getting the chance to walk buyers through. And then of course, it’s the design of the home. It’s kind of letting their their getting their questions answered, seeing how they want things to be designed, seeing how their structure of their home is going to be because every buyer, every single buyer is different and it’s so fun getting the chance to work with some amazing people and seeing how their personality and their character comes out in their design of their homes. So it’s a lot of it’s sometimes it’s fun because I’m like, Oh, wow, you surprised me. That’s a lot different than I thought it was going to be, or, you know, a lot different selections than I thought you were going to pick. So for us, for me, it’s so fun getting the chance to see why and hear why certain buyers pick certain things for their options and getting the chance to see it all come together. But that’s the structure. So basically what we do and this is for new homes and I mean, new homes in Edmond, new construction in OKC, basically, but buyers will do so get the what I do is I send a survey to their phone is very easy. They click on the link, it takes them to a page that they open up and they get the chance to start getting a breakdown, excuse me, of the different options. And they see what comes included in their home. And then they get to see all the options that they do get to customize in their home as well so they can start making those selections in their house and in their home.

And once they they do that, it spits it all back to me. And I put it in our art system or computer system that is specifically designed to get a line item pricing for every single home that we have. And I’m able to select the each option on the buyer once the customization that they want and the design that they want of. And then from there, I print it out and able to print it out. When we meet with the buyer in person and we go over that, we go over pictures a little bit better, picture it and a little bit better understanding of what each thing looks like in a home and what things look like as a whole. Stuff like that, so that’s a factor that I love getting the chance to show off because there’s a lot that goes into your homes, there’s a lot that goes into show homes, opportunities that I’ve got. It is so fun being able to work with buyers here, what they’re needing here, what they like, understand why that is and then get their questions answered so that they get super excited about their build process. If they are building, if they’re not buying a market ready, whether they’re looking at new homes in Edmond, new construction homes in Edmen, new home construction in OKC. I mean, we’ve got so many options in so many different locations. So for us, I mean, my goal overall is just to talk buyers through that expectation that they have figure out what works best for them and why that works best for them. And then in the price of discovery to help them start creating and designing their home to and customize it to fit and work best for them. So that’s what I love getting the chance to do, and that’s a big reason why I love working with Shas because they’ve got so many opportunities, so many amazing incentives for our buyers.

And if we can’t, especially in one series, if they are wanting, something changed. If they want to customize parts of their home and make it them even better than it was before, we can absolutely do that. It’s a very easy customization. It’s a very easy thing to do. We get quotes, we get our engineers on certain things. We really try to do everything that we can to make someone’s house a home. That’s the goal for us here assures that we’re not just building houses, we’re building homes and we’re building homes for families and for wonderful clients of ours. So that’s a factor that, again, I think a lot of people forget about. We’re not just a builder, we’re a builder for people. We want to build communities.

We want to get a wonderful community is established. That’s why we’ve grown into new, new construction in OKC, new construction and many new homes in Edmond. Those areas, as well as expanding in Tulsa to a wasso, we’ve expanded through Bixby and James Center and broken arrow through north and south broken arrows in north and south Tulsa. And then we’ve got so many communities that just span all across the Greater Tulsa area and the Greater Oklahoma City area that it’s so fun getting the chance to hear, you know, the fact that we’ve been in this industry for almost 40 years now, we not get the chance to hear from our past buyers and from those that have built with us in the past or from people who now may not, may not have felt the home, but they know that they’re living in a strong home because of the quality of home that they’re in. That’s a really cool feature that I love getting the chance to see, and I love having buyers walk through my model and saying, Oh my gosh, I know, I know I’m going to show home because I know how they built their homes, and I’m so thankful I’m in my home.
