Hey, thank you so much for taking the time to read this article. Welcome to shaw homes and your Oklahoma City new homes. Today. I’m going to talk to you about the path to your new shaw home and what it looks like. Um, sometimes building your brand new home can be overwhelming and sometimes customers don’t even know where to start, but luckily for you, we’ve done this a couple thousand times, so we’ve perfected the system and the path to your brand new Edmond home. The first step that we always take our customers on is called the model home tour. And on the model home tour you’d see anywhere from six to 12 fully furnished and decorated model homes. And this is great because most people are are so visual and they really want to look at these floor plans and walk through them instead of just looking at a two d picture.
So on the model home tour, we really focus on the function behind the design and why we’ve laid out the rooms the way we have a. So there’s something for everyone, whether you bring somebody along that’s just wanting to look at paint colors or different types of updated building materials with a bunch of versatile plans that are both one and two story. So if you’re looking to build your Oklahoma City new homes as a one or a two story, I’m on the model home tour, we can tell you the differences in these because most of our model homes are built as a two story and we’ll tell you what it looks like as a one story. Um, this model home tour takes about 90 minutes and you drive your own vehicle as well. So if something comes up, you’re free to go at any time and you’re not stuck in a van or a bus with a sales manager or anything like that.
So again, step number one is the model home tour. A step number two is financing. The coolest thing about financing is that if you don’t know where you’re at, uh, the best thing you can do is find out. And the way you find out is by talking to one of our preferred lenders and they’ll do what’s called a monthly payment quote where they’ll talk about today’s interest rates and with whatever down payment you have, and they’ll just tell you what monthly payment you feel comfortable with qualifying for. Um, our three preferred lenders are spirit bank, Bank of Oklahoma, and first Oklahoma Bank, and they’ll get you preapproved for your Oklahoma City new homes. Um, it’s a five minute application process and a 24 hour approval process. So it’s painfree, easy to do. And even if you don’t qualify, the coolest thing is that they’ll tell you what you need to do, maybe what bills you need to pay off or accounts you need to close to help build your credit or how much money you need to save up for a down payment.
So they’ll help you qualify. Um, they also do what’s called interest rate matching, closing costs matching with conventional loans, Vha loans, va loans, and native American loans. Also rd loans if you qualify for that. So that’s step number two is financing. Talking to one of our three preferred lenders, getting to know exactly where you’re at or where you want to be. Some customers might qualify for a $500,000 mortgage, but they might not want that monthly payment. So with what monthly payment you feel comfortable with, they’ll kind of tell you what price home you should be looking for. Step number three is the home site reservation, so when you’re looking to reserve a home site for your Oklahoma City new homes, there are over 28 different communities and 500 different home sites and all of these homicides are one of a kind. So if you’re looking for a home site that backup to a pond or backs up to some trees or maybe one that’s on a cul de sac and one that is maybe right next to a relative or something.
All of these homicides are one of a kind. So what we started to do is to allow our customers to reserve these homicides so you can take these home sites off the market with the thousand dollars. Check written to shaw homes. That’s 100 percent refundable for seven days. We don’t even cash the check, it just sits in our office and allows our sales team to take that home site off the market. This way we don’t rush you to make any decisions. I’m get to take your time and get all of your questions answered. Switching homesites is allowed as well. So you might be torn between one or two different home sites. Um, but the best thing you can do is reserve one home site. I’m also, whenever you reserve a home site, it locks in the pricing. So price increases happen often and our monthly incentive changes.
So if you like the incentive this month and you want to lock in pricing before they go up, the way you do that is with a homesite reservation. So you’d lock in pricing as well as the incentive for those seven days. And then if for any reason at the end of seven days you don’t want to move forward, we literally just hand you the check back and everything is 100 percent refundable after the reservation is what we call the price out. And during the price out of this is where it’s priced out, the way you want to get down to the dollar. A total price printout has done on the spot as well with tons of options to choose from. And knowledgeable staff as well. You get to meet at your favorite model. Uh, it’s about a 45 minute meeting for the price out with itemized pricing.
That way there’s no surprises and you get all of your questions answered. Um, so for your Oklahoma City new homes, the best thing you can do is find all the information so you can make the best decision and during the price that we really get allow you to build your house on paper before you make any decisions. So if you were wanting to put maybe some double ovens in your admin to new home or maybe hardwood floors throughout the entire house, or if you wanted a few other upgrades, maybe recess lights and they’re great, great room. These are all things that you can do and the price out and you’ll see automized pricing, whatever detail costs. And then we printed off for you and allow you to take that home. That’s because we, we always believe, and we always say that having the, all the information is a way to make the best decision.
So just to recap those first four steps, um, a lot of times people will get overwhelmed when they think about building their Oklahoma City new homes. But the truth is we’ve created the best process with one step at a time to get you to where you want to be so it’s not overwhelming and it’s a lot easier than you would think. So the best thing you can do is sign up for one of those model home tours today. And these model home tours again are 90 minutes that you’ll see a bunch of different model homes that are all fully furnished and decorated. And you can take pictures or videos throughout these homes as well. That way you can see and look back on these homes what you like and what you didn’t like. In a lot of times. Finding the things that you didn’t like about one of these floor plans really helps solidify why you like the floor plan that you like.
I’m the one or two story versions as well. So we’ll go over all of the different floor plans and really help find that floor plan that fits you and your family’s needs. Most. Step number two is financing. This is where you talked to one of our three preferred lenders again, which were spirit bank, Bank of Oklahoma and First Oklahoma Bank, uh, they do closing costs, matching interest rate matching and it’s a really easy process that takes only five minutes to apply. And then you’ll know if you’re approved and 24 hour in 24 hours. And again, if you’re not approved, the best thing is you’ll know what you need to do to get there. Some of our customers say they don’t want to build a home for two years and then they wait two years to talk to somebody from the bank. And then whenever they go into talk to somebody from the bank, they are not approved.
They’re not qualified. Oklahoma City new homes the bank tells them they need to work on certain things about their credit and save up a certain amount and didn’t have to wait another two years in order to buy a home. So the best thing you can do is know exactly where you’re at. That way you can know exactly the timeline and not just assume and go off of false information, get hard facts from one of our preferred lenders. That way you know exactly where you’re at and exactly where you want to be. Again, the third step is called the home site reservation. Uh, this is a thousand dollar deposit written to Shaw homes. Uh, this also be counted as earnest money. So if you do decide to move forward and build a homeless shaw homes, this would be considered earnest money. Um, so we’ll get into that in the next article. Oklahoma City new homes, but yeah, this will be considered earnest money toward your shot home.
But if for any reason in seven days, if you don’t want to move forward, uh, we will just hand you the check back. It’s 100 percent refundable for your Oklahoma City new homes. Again, you get to switch home sites, I’m get all of your questions answered and we don’t even cash the check, but this is great because it blocks competing customers and all of our home sites are one of a kind. And then next is the price out. Again, this is where you get to build your home on paper, see that bottom dollar price, and then if you don’t change your mind you, those prices will stay exactly the same.
