Thank you so much for touring, remodel home today. I’m now, I’m going to take you out and we’re going to go over the path to your new shop home for Broken Arrow Home Builders. Um, we, um, have been doing this surgery a long time, so we have it down to a pretty good science to make it as easy for you and to make it just a simple transparent process. So let’s go ahead and go over that. So for the first thing we want to want to do is that model home tour that I was telling you about, a movie you got 90 minutes and we’re gonna see about six to 12 homes and they’re all are all furnished and decorated. We actually have the most furnished and decorated model homes and Tulsa for builders. And then we do that because, you know, it’s easier to see something physically to look at a piece of paper that’s two dimensional.
Um, and you know, when we go to the road, you’re going to drive your own car. It’s no pressure, no pricing. We just want to get all of your questions answered and just make it, um, but focused on the function for you and it’s going to be just all information. Um, and we feel that there on this tour we find something for everyone. We have, we built in 36 different communities. We have 80 plus four plans and you can make them as versatile in one or two stories. We have one floor plan, the Monroe that you can actually build in 15 different ways. Um, so taking you around to those models won’t show you every home that we offer for Broken Arrow Home Builders but it will show you a version of what we offer and with just a little bit of tweaking. So, and then from there we would go over the financing portion.
We’d want to go over a monthly payment quotes, um, w on the ones that you, that you like. Um, and then for our lenders, we actually have four preferred lenders that we use that we’d come with an extra incentive. Mr. Shaw believes that you should make sure you have the great experience from us to your lender. To your design studio to working with your construction manager. So with that you get an incentive in this month, it’s actually $15,000 towards closing costs or off of the total purchase price of your home or even, um, upgrades, which is awesome. So, um, and with that, it’s super quick. It’s a five minute application, it’s a 24 hour approval process. It really neat that they do is interest rate matching and costs, closing costs matching. If you already have, um, somebody that you’re using, you know, this is just a way to get you to pull over to one of our preferred.
So we know the process will be smooth and you get all these extra incentives. I mean, they’re, they’re good names. There’s bank of Oklahoma first Oklahoma bank, and now we’re with total Lindy and also spirit. So, and they do have all the, the regular loans, the conventional FHA, VA native American loan. So they have a variety of loans that you could possibly use. Um, three or Broken Arrow Home Builders Shaw home. Um, and then the next thing would be your Homesite reservation. So at that we would be asking for $1,000 deposit. And what that deposit is is it holds that land for you and it is refundable for seven days. You know, we do that because this is a process and we want to make it that you are making the best decision for you and your family. And you know you might be torn between two sides, but this way you’re putting a deposit down on that side.
And then this way you don’t lose it because like we say, God is not going to create any more land than what is here. So you want to make sure we hold that, but we can build a home on any lot. So we just want to make sure that we get that one of a kind home site that you and your family are looking for. So that’s that deposit is for, and that’s why it’s refundable for seven days because we don’t want any rush decisions. And switching homesites is allowed. So taking your time is our most important priority. And it also gives you time to get all of your questions answered and we don’t cash the check either. It’s just going to literally sit on my desk for seven days until you guys are set in stone at that home site that you want. Um, and you know why?
Another big thing is I’m only one sales manager but there’s 15 of us that are showing one, two, three, maybe four other people. You’re the home sites that you’re exactly looking at so that way we are blocking them from the site that you guys are loving of that one of a kind home site. So I’m in the next thing for your Broken Arrow Home Builders would be the price out and we will pray. We will meet at your favorite model home at will it be mine or will it be over in a States at the river? Wherever that is, we will go there and it will be a 45 minute meeting. And what I’m going to be doing there is itemized pricing because we don’t want any surprises and I want you to be able to ask me as many questions as you want. Um, and we’re going to price it out the way that you want exactly down to the dollar, give or take about a hundred or $200.
Um, we just want to make it down to the dollar for you because total and then we’ll also give you a total price printout on the spot. Um, you know, we have tons of options. Choose from like a told you earlier, there are over 400,000 options in our computer. So we just want to make sure that we can show you what you can do and what you can’t do and make sure that you get all the necessities in your home that you want. And it’s total transparent pricing because some, you know, and a lot of builders, they don’t even have those numbers. They just have the numbers of what’s in this model home. And that’s not what you want. So we customize it and give it the price, the way that you want for how you want your Broken Arrow Home Builders to be. Um, and then from there we’re going to do the purchase agreement, which also takes about 45 minutes and you’re going to watch an informative video.
And that’s for, that’s a part of the, um, the meeting time. It’s going to be probably about an hour actually. Um, but at that appointment, your structural option options are final as well as your home site is final. But don’t worry about your colors in your finishes cause those are not final because you will be doing those in your design studio. Um, and also at that appointment your additional deposit will be due and also your mortgage approval letter. Um, and when, let’s go back to this additional deposits. So how that works is your earnest money. So that, and also this a thousand dollars that you gave us in your home site that’s going towards your, uh, your final deposit that you’re going to be showing us. So if you build a house that is uh, up to two 50 that is $5,000 down to 50 to 300 is ten three hundred to three 50 is 15 in anything over three 50 will be a solid 5% so, and then also thought appointment, we’ll find out about your, if it’s going to be a contingency or delay of build, I mean if you’re selling your home and things like that, we do have those things so we can still get started with, it’s a contingent and a delay of build.
We can always just say that there’s a certain timeframe of maybe it’s a school year thing that you want, don’t want to start building until the school year’s over so you don’t have to move a child out of that school. I mean we totally can do that as well and reserve your spot and get your process started if needed. And then congratulations, you have purchased your first new homes, broken arrow, Shaw home, and then from there you’re going to go to your design studio and you have three easy meetings that’s going to be your interior exterior. And final signature meaning, um, your interior and exterior meetings are going to be about probably two hours long. Um, you know, but in that with that you have to think of a bigger picture. It’s only gonna take 30 days to get through that whole design studio. Um, because you’re going to have a little break in between each one of those.
I mean, for your interior, you have seven options that you’re going to be choosing from as well along with colors. For each your exterior, you have five big ones and you’re actually gonna have homework in between those two. And that homework is going to be going out to new homes of broken arrow, Shaw homes to look at different bricks in different elevations and things like that. So then that way you can see a big version of what she would be picking. It’s hard to pick your brick off of a slab that’s 10 by 10. So, you know, we just want to make sure that you get a full effect of what that will look like. Um, and active in the design. Suiter there’ll be no structural changes. Like I told you up here and at the purchase agreement, those will be final. You’re going to be working with our award winning designers.
We have the largest design studio out of all of our competitors and there’s tens of options offered. And if, and if there’s something in here that you didn’t pick, you can get that taken care of in the design studio. It does simple process, but the one thing is that there is no children allowed. So make sure you guys do get a babysitter. And in that a formative video that we watched the purchase agreement and it will tell you about that as well. I’m in. The next thing is going to be the plan review. You’re going to review your selections, discuss your timeline, you’re going to, um, discuss your weekly updates are going to get weekly updates from your construction manager. You’re ready to meet your construction manager. Um, after that you’re going to discuss homeowner orientation. You’re going to meet at the main office, you’re gonna meet your builder, you’re gonna review your blueprint, review your site plan, and discuss the grade of land.
Um, and then after that for your new homes, broken arrow, we’re going to go onto the building. So at that you’re going to have a new a, you’re gonna have a home owner orientation and that’s going to be done on site. And then you’re going to meet at your home where you’re going to be building. You’re going to enjoy the process, you’re going to get weekly updates from your construction manager. And here our construction manager is, um, Sam Kenny. He is wonderful. And Mr. Shaw has a saying for our construction managers, it’s every home, every room, every day. So they will be there every day. Um, so you will get that weekly update and even with photos and I mean, we welcome questions and if there’s a time where you reach out to him and it’s on the weekend, make sure you give them about to the week to respond to you.
But also you can reach out to me and I will get that answer for you as quick as I can as well. Um, and for your new homes, broken arrow, it gets to closing. You’re going to get your keys, the time to move in. You’re going to meet at the title company, your down payment will be fulfilled, pay your closing costs mortgage signed for, and you’re going to get that title transfer. And then you’re going to go onto our warranty. And we have an in house warranty department for our Broken Arrow Home Builders. Um, it’s a full time warranty, 60 day followup call, 11 month followup call. And it’s excellent service. It’s our best warranty. It’s a 10 year structural, two year mechanical in one year.
