Hello and welcome to the show homes podcast, the one and only Broken Arrow Home Builders show where I break down just how easy it is to build your dream home with Shar homes. I’m your host, Colton cruise, the timber Creek community manager in jinx, Oklahoma. All right, welcome back to another great podcast. Um, I wanted to do a little bit of a recap on our last podcast. We went through your path for your new Shaw home and that was steps one through five. Um, those, those five steps were covered and now I’m going to be covering steps six through 10. Now we believe that this path is what makes us the most transparent Broken Arrow Home Builders in Oklahoma. And we’re proud to say that. I’m going to do a little bit of a recap. So 0.1, step one was the model home tour. Step two is financing where you talk about how, uh, we can give you different loans and, and work with our preferred lenders.
They’re going to take care of you really, really well. Then the next step is number three. That’s the Homesite reservation. That’s $1,000 deposits, refundable for seven days. Um, and uh, you’re able to change your home site during those seven days. Next is the price out that step four, we’re, we’re having a meeting for about an hour to two hours. Um, and you’re getting the exact price, everything that you’re going to be paying for all of the options that you’ve chosen for your home. Next is the purchase purchase agreement, which is step five. It’s a, an hour meeting where you’re watching a video, get all your questions answered. And uh, just to recap, the structural options are final at that stage. And the home site selection is final at that stage, but the colors and the finishes are not final. Your additional deposit is due. And we talked about, um, is it going to be contingent or delay, a build or neither at all?
And we can move forward. So next is the design studio. That’s step six. Now these are three easy meetings and something to remember is that it usually takes about a month to get through to the design studio. No. But there have been customers that have taken longer that want to spend a little bit more time and being a little bit more detailed. Um, and we’ve seen it go up to three months where they’ve been in the design studio and they’re just taking their time and it just takes a long, long time to get things moving. And so, um, we try to not let that happen too often unless it’s an absolute necessity. And so the three meetings that you’re going to be going to is, the first one is for the interior. Now the interior, meaning your wood floor finishes and stains, um, your carpet colors, if you have carpet, your tile, your paint, something to remember is that you get three colors for paint.
You get wall paint and S a. So the wall and ceiling paint would be one color. Then you get your trim color and then you get an accent color. Um, and you’re able to use that accent color in every room in the house if you wanted to. Um, it’s not like you’re limited to one room or one wall or something like that. So then the next meeting you’re going to be going over the exterior. So that’s all the exterior finishes. What kind of brick do you want? What kind of stone do you want? What kind of stucco or wood Batten, whatever it is that you’re doing on your home, including shingles, everything like that. We’re going to be going over those exterior finishes and colors. So, um, and now keep in mind that these meetings can go between two or three hours. Um, that what’s important to remember is that there are no children allowed in the design studio.
So I just wanted to make that clear that, um, all the other meetings that we’ve had, all the other appointments that we’ve had up until this point, um, children have been able to come to this one is, is they’re not allowed to come to this one just because there’s, there’s usually other couples, other customers working in the design studio on their home and it could just be a distraction to them. So we just ask that you don’t bring your children. So this, the third meeting that you’ll have are the final signatures. You’re going to go over all your viewers, all of your selections in the design studio, and then you’re getting those signed off saying, this is what we want, this is what we’ve chosen, and then we’re ready to move on. Something, um, that’s important is that there are no structural changes in the design studio.
Um, meaning that if you’re wanting to bump out walls or change the exterior selections of the walls, um, you’re not able to do. So. The award winning, uh, designers in our design studio is going to be working with you. If you’ve ever been through one of our model homes, which we consider to be the best jinx, jinx, the best Broken Arrow Home Builders, uh, model homes, you’ll see that the design is very, very elegant and just homey and, and it’s gorgeous and they win. They win awards by doing this. And these are the same ladies that you’re going to be working with in the design studio. There are so many options that you’re going to be able to go through. Keep in mind though, that there are different levels for every color and finish that you have. Um, so you’re gonna want to pick your, your level and stay within that level or else you’re going to end up getting going Broken Arrow Home Builders.
The price will increase. Something to remember is a simple process. It’s easy. And then just wanted to put one more point on there that there are no children allowed in that studio. Um, and if you do happen to bring child, they will ask you to reschedule that appointment. So just keep that in mind. Um, so next is the plan review. What’s happening there is we’re gonna review all of your selections. We’re going to discuss the timeline, we’re going to break it down and let you know when you can expect to move into your home and you will get either weekly updates as well. Um, we’re going to discuss the home owner orientation and we’re going to be meeting at our main office in broken arrow. Uh, you’re going to meet your builder right then and there. You’re going to review your, your blueprints and you’re going to review your site plan where your home is going to be set sitting on the property and uh, and all of that to move forward.
We’re also going to discuss the grade of the land and then you have options, but some options are going to be more expensive than others. Um, or you can just have our construction managers great at the way that they see fit and it would be no charge to you. Next is the building of your home. That’s the step that step eight, step eight is going to be building and once this is starts happening, once your homeowner orientation is done, um, and it’s done onsite as well, you’re going to meet at your home, you’re going to enjoy the progress, you’re going to see what’s happening, you’re going to get updates, the weekly updates like I talked about and we definitely welcome questions so I will not be there with you on these things. After you go move on to the building stage, your builder, your construction manager will be your point of contact Broken Arrow Home Builders.
Next. After six months, we moved to closing that step. Step number nine on closing, you’re going to be given your keys. It’s time to move in. We’re going to meet at the title company and your down payment will need to be fulfilled, um, and pay the closing costs and the mortgage is designed for and the titles are transferred. Um, but this is a really exciting time because now you are getting, um, getting your keys and it’s, it’s time to move into your home. So from the groundbreaking to the move in date is six months. Now we have some times where, um, weather just gets really, really bad here in Oklahoma and uh, we might be delayed, uh, you know, a week or so, but we’re pretty good at meeting our quota on the, on the time of the build. Um, so we’re going to be able to give you a pretty good idea of when you’re going to be moving into your home.
So next, after closing, step 10, we’re going to talk about our warranty, which is Broken Arrow Home Builders. Best warranty there is in Oklahoma. Um, we have full time warranty coordinator on staff. They work for us. We’re not going out for a diff through a different company. Um, you’ll get a 60 day follow up call once you move into your home and you’ll get an 11 month follow up call. Um, we have excellent service for our warranty. Um, we are Tulsa’s best warranty as well. It’s a 10 year structural warranty, a two year mechanical warranty and a one year limited craftsmanship warranty. And the good thing about this is that we have a 24 hour emergency line, meaning that if something happens within those timeframes, you are going to get your questions answered and we’re going to get something moving right then and there.
