Broken Arrow Home Builders | Focusing On The Common Goal?

Alrighty guys, we’ll, before we start our tour, go inside here in a minute. I just want to go over the path to your new show home with you. Um, we have created this to simplify into underwhelming you guys during the process instead of being overwhelmed. So, um, we’re going to start with number one, which is what we’re doing today. We’re doing that uh, 90 minute model home tour and we’re going to see about six to 12 homes that are all fully furnished and decorated. Something awesome about Shaw is we actually have the most furnished and decorated homes to show our clients. So that way you can see the function behind her designs and also be able to see some of the things that you can put in your home. Um, during this you’re going to drive your own car and there’s going to be no pricing, no pressure.

We just want to make sure that we give you guys all the information for your Broken Arrow Home Builders, and focus on the function of those homes that you guys are going to be seeing today. And then we do like to say that there’s something for everyone regarding our plans. Cause we do have 83 floor plans that we can build and they are very versatile. And out of those 83 over half of them can be built as one and two one or two story homes. We like to say that we have anywhere from an extra small or small to an extra long home available for anybody and everybody for their Broken Arrow Home Builders. And then the next portion will be our financing. So we we’re going to go over monthly payment quotes it. And then we also have four preferred lenders that we use and something awesome that is shot.

And that Mr. Shaw does is he actually gives an extra incentive each month for when you do use one of our preferred lenders. And right now I believe it’s an extra $15,000 towards closing costs or upgrades or even the purchase price of the home. And you can divide it up however you would like. Um, and just so you do know the application is free and it only takes about five minutes and you get your approval within 24 hours and a lot of times it’s even shorter than that. So it’s something really great that we do do. Um, that’s funny. Do, do we do interest rate matching in closing cost matching. So if you already do have a lender we will most definitely match those things. If those are something that is keeping you with them because we want you to give that extra incentive which is really awesome.

And they do do all the loans. You the conventional FHA VA eight American loans, I’m, some of our communities are rural development loans so we have all different types of loans that you can use with all of our lenders. And honestly after our tour today we’ll probably give them a call and we can get you guys approved instantly over the phone if that is something that you guys would like to do today. Just so you know, to keep the ball rolling and that way you can know exactly what to look for and your price range and payment too for you guys, for your new homes, broken arrow. And then the next part is going to be our home site reservation, which we feel is one of the most important things if not the most important. Um, so cause like we, like we say that, um, we can build a Shaw home anywhere but the land we can never recreate.

So during that time we would ask for $1,000 deposit and we hold that for seven days. We do not cash. It is refundable during those seven days. We just do that because we don’t want you guys to make any rush decisions. So we give that refundable seven day timeline for that. But the reason why we do it is because there are 12 more of me going around looking at all of the home sites that I’m going to be able to show you. So it just kind of lets you guys take your time knowing you’ve secured that home site because you can switch if you would like, but it just secures it from the other people working at them. And then that way you don’t have to worry about that. You can take your time to get all your questions answered. And like I said, we will not cash that check too.

So that’s something that’s really, really great for your Broken Arrow Home Builders. And then the next step is going to be our price out and the price that we’re going to meet at your favorite model home. And then it will be about a 45 minute, um, or a little bit longer meeting. And what we’re going to do is we need to do itemize pricing with no surprises and we’re going to get all your questions answered during that time regarding those things. So we just want to get it priced the way that you want and be very transparent of what things are going to cost for you. So it’s a line for line, um, total price printout on the spot and we’ll get it down close enough to the dollar of what it would be before you would go to that design studio because I mean there are other offers maybe you might fall in love with there that could affect it but we will get to down pretty darn close to where you need to be because there are tons of options to choose from.

We have over 400,000 options in our computer and we just want to make sure that us being your um, uh, your person during this event that we can get all of the knowledge that we know to you in that way you can make sure you’re making the best decisions in your price out time for your Broken Arrow Home Builders. And then from there we’re going to go to our purchase agreement. And so that’s going to, you’re going to watch an informative video that we have everybody watch all across the board from our director so that way we don’t miss anything. And you are being told the same exact thing that everybody else is because that’s really important and we just want to make sure that you know, it’s going to be about a one hour meeting and at that meeting your structural options and your home site selection will be final, but your colors and your finishes for your Broken Arrow Home Builders will not be, you’ll be doing all those types of things.

Then design studio, which isn’t your next step that we’ll go over. Um, and at that purchase agreement your additional deposit will be due. Um, and with that, that goes based on the price of the home that you guys are going to be purchasing. So if it’s 250 or less, it’s only $5,000. If it’s two 50 to 300,000 then it’s 10,000 and if it’s three to three 50 then it’s 15,000 and anything over three 50 would be a solid 5%. So, and then at that time your mortgage approval will be due. And then we’ll just make sure we make that purchase agreement based on if it’s going to be contingent on your home selling or delay of build for a reason being. If you need to hold off a little bit longer, we can do that. And then from there interested, congratulations. Let’s get this process started for you.

So then the next step for your Broken Arrow Home Builders, did you actually going to go to the design studio? Um, it’s a, I’m off you to a different place that you’ll be going and has all these beautiful finishes and floorings and granted it’s in courts. All different options that you’re going to be looking at and it’s going to be done in three easy meetings. You’re gonna have your interior, your exterior in your final signatures. And like I said before, in your purchase agreement, no structural changes will be allowed. Um, and then, you know, we have an award winning designers. It’s a largest design studio and there’s tons of options offered and it’s a simple process, but we do ask that. No children come. One reason being, we want your full divided attention and this is your home that you’re building. So we just wanna make sure that you can see everything.

And two, you might not be the only couple in there because we do have multiple designers that work with everybody. So, um, and then from there you’re going to go to your plan review. So you’re gonna review your selections, you’re gonna discuss your timeline, you’re going to get ’em, you’re gonna discuss weekly updates that you’ll receive and you’ll, you’ll, we’ll discuss your homeowners orientation. That will be your actual orientation, but it’s going to tell you about what you’ll learn in it. And you’re going to meet at the main office, you’re gonna meet your builder, you’re gonna review your blueprints, and you’re going to get your site plan to look over, and then you’re going to discuss the graded land. And then after that you’re going to, um, have your actual orientation done onsite. And then you’re gonna meet at your home. And you know, you’re going to get those weekly updates from your construction manager for your new homes, Brooklyn era.

And then that way you can enjoy the process and questions are always welcomed. And if you can’t get ahold of the construction energy, you can always reach out to me and asked me some questions for him. And then I will answer them the best I can. But if there are questions for him, I can get those relate. And then the next step is going to be your closing and you’re gonna get your keys and it’s time to move in and you’re going to need at the title company. And then you’ll go over your doubt, make sure that your down payment is fulfilled. So if you need any extra, depending on what loans that you did other than other amounts that you already put down, it goes towards that. And then you’re going to get your mortgage signed for and your title transferred to you and not from us anymore.

And then the last thing that’s awesome is we have actually an in house warranty department and um, it’s a full time warranty. Um, and we have a coordinator on staff that’s there all the time during the week. And so you’re not going to call somebody who’s going to be from somewhere else. I mean it’s all in house and we will do a, um, 60 day followup call with you. We know that the moving process can be really hectic, so we just want to give you time to settle in and then if you see anything but can be done under your warranty, we want to reach out to make sure we get those things covered for you. And then we will also do an 11 month followup call because also at the end of your year, we just want to make sure that you get anything in before that ends.

Um, and it’s uh, they’re excellent customer service. They are very, very helpful. Um, and I have out of 10, you’ll always be able to get ahold of them too, which is really great. Um, and you know, it is Tulsa’s best warranty. It is a 10 year structural to your mechanical and a one year limited warranty. And we do have a 24 hour emergency line that you can always get in contact with. If you feel like you have something that’s urgent that can’t be not answered during the, uh, like on the weekend, you can call that emergency line, which is really nice. Um, I do want to go over with you that this process for your path to new Shaw home from groundbreaking. Um, the move in date is about six months after that just so you get a little bit of an idea. And then when you go to the design studio, I had forgot to mention that it’s about a 30 day from beginning to finish cause you’ll have some gaps in between each meetings.

Um, just because for instance, when you do your X two year meeting, you’ll have a little bit of homework before you go to that. And when I say homework, I mean go around to other shelf homes that have already been built to look at brick on a large scale, look at colors on a large scale cause it’s a lot easier to see those things when they’re not on a 10 by 10 sheet that you can just look at. Um, in the final signatures appointment will be really shortage. That will be, you’re just signing off on everything. But the other two should probably be about an hour appointment each.
