Hi everybody. Welcome back to the weekly podcast with Kathryn. I’m still talking about Broken Arrow Home Builders and we are going to continue what we were talking about last time about the what features are going to be included when you build with Shaw homes and two, when you choose Shaw homes to build your new home in broken arrow. So we’ve already talked about the laundry room and the kitchen and what you’re going to receive as far as appliances go and how energy efficient they are. So now let’s just go ahead and talk about um, your master suite and just what we offer throughout the interior of our new homes and broken arrow from Shaw homes. So the first thing that you’re going to notice in our master suites is that we have an extended height ceiling detail in the master bedroom, which includes a ceiling fan, pre wiring, bracing and mounting with two separate switches.

And then your fixture is going to come out of your lighting allowance. So it’ll be pre-wired for a fan. However, if you choose just to have a regular lighting fixture in there, then that will be fine as well. But it will be, like I said, it will be pre wired for a fan. Uh, the next thing that you’re going to get in new homes in broken arrow from SHA are custom made solid grain stay solid stain grade elder or paint grade cabinets. And those once again are gonna be your choice of shaker, farmhouse or raised panel door styles and your choice of paint or stain color. You’re also going to get cultured marble countertops with an integral, four-inch back splash so it will match your countertops. Um, so your back splash will for sure match your countertops. You’re gonna get a cultured marble six foot garden tub with cultured marble decking and surround.

So that’s also gonna look really nice. Um, having that, uh, that cultured marble extend up around your tub. Um, you’re also going to, um, in our Oklahoma city locations, you’ll get a free standing tub included instead of the garden tub that’s in our Oklahoma city location. So those will not be included in the new homes in broken arrow. Um, what will be included moving on is going to be a fiberglass shower with a framed glass door and your choice of oil rubbed bronze brushed nickel or Chrome finish. You’ll also receive one recess light over your shower with a separate switch, which is nice to have. That included Broken Arrow Home Builders are also gonna come in. Our heritage series are also gonna come with ceramic tile flooring throughout the master bath. A towel bar towel have ring and toilet paper holders. And your choice of Venetian bronze brush, nickel or Chrome finish your commode or toilet are going to be white faucets, multiple choices of Delta plumbing fixtures and your choice of Venetian bronze brush, nickel or Chrome.

Um, all right, that, so that’s going to be your master suite and what we include in Broken Arrow Home Builders in your master suite. Moving on, let’s talk about what’s included in the rest of your new home in broken arrow. For your interior options, you’re going to receive tile flooring throughout all the wet areas and in our new homes in broken arrow, we consider that to be your foyer, kitchen and nook. All of your bathrooms and utility room. And we have a large selection of patterns and colors included. So basically, like I said, it’s going to be all your wet areas. So kitchen, bathroom, utility room, that’s all going to be ceramic tile. Um, or I’m sorry, tile in is going to be included. Um, you’re going to have carpet and all other areas in your choice of color. It comes with a six pound carpet pad.

Um, you do have the option of putting in wood floor or tile throughout the rest of the home. However, uh, the tile in the wet areas and carpet and everything else as what comes included, everything else would be an optional feature that you could upgrade to if you chose. You’re also gonna get a 36 inch superior builder vent free firebox with builder gas logs with a starter. So you’re going to have an, our heritage plans for new homes and broken arrow. Your fireplace will come included. It’s an automatic gas fireplace. And like I said, it’s ventless and um, you won’t have to burn any wood either. So, um, let’s see. So with that in your Broken Arrow Home Builders, um, around the fireplace, you’re going to have brick, a brick raised, hearth, and surround with a decorative stained or painted wood mantle. And your choice of a classic or a style you’re also going to receive in your Broken Arrow Home Builders, custom made solid stain grade Alder or paint grade cabinets and haul baths and your utility room.

And once again, those are going to be per plan. You’ll receive your choice of shaker farmhouse raised panel side doors, and that’s also going to come with a hidden hinges and crown molding. So all of your cabinets in the home you will have, whether it’s bathroom, um, utility room kitchen, you’re gonna have your choice of those three styles, the shake house, farm or raise panel, and then your choice of color. And also they’ll all have hidden hinges. You are in your new new homes and broken arrow. We’re also going to include bullnosed, archways and corners and all of the entry living, dining study, kitchen and hallway injuries. So basically anything that’s not an exterior door or a excuse me, bedroom or bathroom door, you’re going to have an arched, um, entry.

Let’s see, you’re also going to receive in new homes in broken arrow from Shaw, a three inch O G base trim and two and a quarter inch casing throughout the homes, interior first floor, second floor and garage. So you’ll have a really nice trim around the base of your home, around your floors. Okay. You’re also gonna receive Mason Knight doors with painted trim, your choice of Cheyenne Roman arch, Riverside to panel square or a six panel colonial style door. You’re also gonna receive Westlock PO door knobs and hinges. And your choice of finish. That’s going to be black oil rubbed bronze brushed nickel or Chrome. You’re going to have a cable phone combo, Jack in the great room, the study if it’s applicable, master bedroom game room if applicable, and the bonus room if applicable. So, um, you do have the option of putting in all kinds of cable, internet and phone jocks.

We offer several different choices for new homes and broken arrow from Shaw. Um, you’ll choose your paint, which is going to be one color for walls and ceilings through out the home, one color for doors and trims. And you’re going to have many colors to choose from. Um, the trim in your closets is going to be painted the wall color and then you’ll have an accent color for your study or dining room. So you’ll choose one color for your walls and ceilings, one color for your doors and trim. And then one color for your accent color in the study or the dining room. All of your master baths, all, I’m sorry, all of your non master baths and our Broken Arrow Home Builders. Um, come with cultured marble vanity tops and a black back splash, a white fiberglassed shower tub combo. Your toilet is going to be white faucets will be Delta and you will have your choice of the Venetian bronze brushed nickel or Chrome finish all of our new homes and broken arrow that our two story will have Oak hand railing with new with Oak Newell and painted square ballisters at the bottom of the stairs.

The lengths on those are going to vary based on your floor plan, but it will come, the the banister will come included. And then your lighting allowance is going to be $1,500 for a one story home and $2,000 for your two story homes. So as you can see, we offer lots of included features for our new homes in broken arrow as far as the interior goes.
