So now that we’ve gone through the first five steps, the step number one, the model home tour number two, we’ve gone through uh, financing. We’ve, we’ve got a preapproval, we’ve worked with our preferred lenders and in purchasing a Broken Arrow Home Builders, we’ve reserved our home site. We’ve put $1,000 deposit on a piece of property that’s a one of a kind of home site for our new home in broken arrow. We’ve sat down with a sales manager and we’ve gone through the price out of all the different options that we want inside our new home in broken arrow. And then of course we signed the purchase agreement, we finalized our structural options, we finalized our home site reservation. Now it’s on to the design studio where you’ll have your own personal design consultant to help walk you through the process of picking out the colors and the finishes in your home.

You’re going to be in great hands. We have award winning designers. We have the largest design studio in all of Tulsa with, with tons of options that are offered, but still making the process a very simple, simple process. We have the most well appointed a design studio that’s filled with everything you need to be kind of your one stop shop for visualizing and selecting [inaudible] your color palette. All right, within one location without the hassle of driving to 20 different warehouses all over town so that finalizing your Broken Arrow Home Builders can be just made very, very simple. We, we do this over three separate meetings where we, a meeting number one is about a two hour meeting where you meet with a designer and you, you go through all of the interior options and you make decisions on uh, what the interior is gonna look like, uh, colors and finishes and so on.

And then we give you about a week, uh, between, uh, between the interior meeting and the next meeting, which has to do with the exterior of the home. And during that week of time, we want you to think through and make sure of your colors and, and finishes for your house, your new home and broken arrow. And then when you come back, we’ll, we’ll, we’ll start the process of the decisions that are necessary for your exterior. What do you want the outside of the house to look like? And, uh, again we give you, we give you some time, we give you a little bit of homework. Where are we? We want you to make sure you go look at different homes in the area to make sure that the decisions you’re making about the exterior of your Broken Arrow Home Builders has the look and has the feel that you want.

That’s another two hour meeting. And then the last, final third meeting is just a very simple meeting where we, we sign off on the decisions that you’ve made regarding the first meeting, uh, your interior, the second meeting for your exterior. We finalize that, you sign off on that. And at that point in time, no structural changes can be made. Uh, at that time we have the, we have the, the, the information necessary to, to begin building, uh, your Broken Arrow Home Builders. All the selections and the decisions are final. Now what we do is step number seven, it’s time to review the plan where you meet your construction manager who will work directly with you through the, through the completion of your home. He’s going to review your selections and discuss your timeline. Uh, there’ll be discussion regarding uh, your weekly updates, um, and a homeowner orientation.

We’re going to look over the blueprints, review the site plan and also discussed the grading of the land itself. And when this meeting is completed, it’s time now to schedule the excavation and actually get started building your new home in broken arrow, Oklahoma. Now to step number eight during the building process of the home, we were going to have two scheduled meetings with him. The first is is called the pre dry wall meeting and this is at the point in construction where we’re ready to dry wall but we haven’t yet because we want you to be able to see the guts if you will, of the home as it is still exposed to go over with you and your construction manager as this is a good time to review everything in the home because it’s definitely easier to make any adjustments to your Broken Arrow Home Builders before their dry wall than it is after the dry wall.

And then the second meeting that we scheduled with you is called the homeowner orientation meeting. As I mentioned previously, this is where you get a room by war room, walk through of your home with your construction manager where they will help you to understand how everything in your new home and broken arrow works. You’ll learn how to ignite the pilot lights, use the appliances and the mechanicals as well as do a quality assurance walk through. Step number nine is is the closing of the house. We will notify you of your closing date approximately 30 days prior to your closing by by emailing you a closing letter with all the helpful information and instructions in that email and this letter will have contact information for the different utility companies and providers that you’ll need to contact in order to get service turned on in your name right there at your new home in broken arrow, you’ll have your closing at the title company office and all the paperwork from Shaw homes will already be there when you arrive at your closing and the agent of the title company will walk you through the paperwork and give you the keys when all the signatures are finally completed.

Then step number 10 is the time where we, we review the warranty. I’m going to boast a little bit here. We actually have Tulsa’s best warranty. We have a 10 year structural warranty. We have a two year mechanical warranty and we have a 10 Oh excuse me, a one year limited warranty, and we discuss the warranty periods with you and and inform you and educate you as to how to have direct access via phone or email to our warranty department within Shaw homes in your home owner’s manual. There’ll be emergency phone numbers if you need answers or help during non-business hours. If you don’t contact us for any needs, then you will automatically be contacted by our warranty coordinator at two different time frames during your home ownership at your new home and broken arrow. And that will be at day 60 and again at the 11 month time period after closing to see if in fact there are any needs. Our our excellent service and our fulltime warranty coordinators on staff will be there too to answer any questions to help you with warranty related items and to make sure that we do what we say we’re going to do and make it right for you to live in your Broken Arrow Home Builders.
