Alrighty. So today I’m going to go over with you our path to your new show home. We’ve created this. She makes the process very, um, uh, less overwhelming for you guys. Um, so where we started out as what I already talked about inside, we’re going to start with that model. Home tour takes about 90 minutes and we’re gonna go through about six to 12 homes depending on what your guys’ needs in one [inaudible] we can figure out how many will we will actually see. I, one of the great things about Shaw’s, we have the most furnished and decorated Broken Arrow Home Builders um, out of all the builders in the state here that build. So that is one really good thing that we do have on our side. So then that way when you go through these homes, you actually can see the things that you can add in your home.
Um, and then the next thing is you will drive your own car. There’s no pressure and no pricing during this time. Um, you know, we just want to give you as much information as possible that we can about each plan. Cause we want to be, um, focused on the function of the home and make sure that it fits for you guys and what you guys are looking for. Um, we do pride ourselves in that we have something for everyone considering all of our plans are versatile, um, and square footage and also being a one story or two story. And then after we get done doing that model home tour process, you know, we want to make sure that we’re getting our financing in place. So after that, um, we will definitely give you some monthly payment quotes. We will never give you a large price without a payment for that.
Um, because at the end of day, those are two completely different numbers and we just want to make sure that for your Broken Arrow Home Builders, that you know exactly what you guys should be roughly paying around. And then we do have an amazing incentive that comes when you use one of our four preferred lenders that we have. I mean it’s a free five minute application process and um, it only takes 24 hours for approval. And then what’s great about our four lenders is they also do interest rate matching and closing cost matching. Um, so that way if you’ve already been approved with somebody, you know, to get that incentive, you could use one of ours and still receive those two things from your other lender that you started with. And they do all the loans, the conventional FHA being in American loans and role development and all those types of loans.
Um, so that is one thing that that’s really great about the financing and the extra incentive right now for the month of September, it’s actually $15,000 towards your closing costs or the purchase price or your upgrades, whatever you want to use that for. So, um, and then after our financing, we want to find her that one of a kind home site for, you know, we wouldn’t to the model tour and you found the home that you guys are interested in. And now we want to make sure the, after that financing is in place that we can go ahead and get that home site reserved. You know, like we say, you know, like we say, God’s not gonna be able to build any more land. So we wanna make sure you’ve picked that out for your Broken Arrow Home Builders site, because we can put any house anywhere on Homesite you love and that is refundable for seven days.
So that way you make no rush decisions. We just want to make sure that you know that switching homes is allowed. We want you to take your time and get all your questions answered. We most definitely do not cash your check during that seven days. It’s just going to sit on my desk until you guys are ready. I’m competing. Customers are blocked from the site that way for those seven days because like I just let you know, homesites are one of a kind. Um, and then the next step would be the price out. We want to make sure that we price it out the way you want for that Broken Arrow Home Builders house that you’re going to buy. And we tried to get you down to the closest dollar that we can give or take when you go to that design studio. Um, so at that time you will be able to give you a total price printout on the spot.
Um, there’s tons of options to choose our knowledgeable staff, which is me. We’ll help you pick those things out. Um, we’ll meet at the model home will be about 45 minutes, maybe allow about an hour and it’s itemized pricing because we don’t want any surprises and we’ll get all your questions answered. And then from there, you know, we’ll give you both each a copy of that because like I said, we’ll print that out for you guys, give you guys a couple of days, I’ll reach back out. And then from there we’re going to schedule that step number five, which is that purchase agreement for your Broken Arrow Home Builders. Um, and in that w w first thing that we’ll do is I’ll make sure you hold off any questions because you’re going to watch an informative video. Actually that’s about 45 minutes long. Um, cause in that will make our meeting about an hour total because nine times out of 10, those questions that you had will probably be answered in that video.
So, um, but I do want Lynch and that structural and home site selection is final. Um, colors are not final and finishes are not final cause like I said, you’ll be doing things like that in the design studio. Um, and then at that time your additional deposit will be due. Um, with that, if you are at two 50 or under, it is $5,000. If you are two 50 to 300, that would be um, 10,000, three to three 50 is 15 in anything over three 50 is actually, um, 5% down. Um, so it’s not too much, but like, you know, all that’s going to go towards your closing at the very end. So we’re just making sure that we get those in place early. And then also that way it’s just your earnest money through with the company. So, um, and also at that time you’re more of an approval will be due and then we’ll make sure that we make that purchase agreement.
If you’re, it’s going to be a contingent or delay, a build. And then from there just a congratulations cause the next step is the best part. You will be going to the design studio and there you’re going to create your um, your home and all the designs and tiles that you want inside. We just weren’t that Broken Arrow Home Builders to be exactly what you imagined. I’m going, it’s going to be done in three easy meetings. You’re going to have your interior meeting, what you’re going to pick out all your colors and your tiles and your counters and your floors. And then you’ll have some homework in between one and two cause your twos, your exterior don’t want you to go around and we’ll tell you some houses to go look at and make sure that you can see brick on a larger scale or, or stone on a larger scale or anything of that matter.
So you make the right decisions. And then both of those will be about an hour appointment, a piece, and then that final appointment should be really short because it’s your final signatures on everything. I’m typically, we say that takes me about 30 days and you know, give or take. Sometimes we have some long ones, but just it’s based on you guys. Um, and then at that time, no structural changes can happen at all. Like we said at that purchase agreement, those are final, I mean, we just want you guys to know that we do have the largest design studio that offers tons of options. It’s a simple process. Um, and it is, we do have award-winning desires. I mean, look at our homes. They’re absolutely gorgeous. They do great. Um, but the only thing we do ask is that you do have no children in the studio of nine times out of 10, you what?
We go only one there with another co. another family will probably be doing their same, uh, design studio at the same time. So, you know, just no kids. There’s lots of pretties everywhere. Things can be broken and stuff like that. We want your undivided attention because you got to think this, this is your home. So the next step is your plan review. And that takes about 90 minutes and time being, you’re going to review all of your selections, you’re going to discuss your timeline of everything. Um, we’re going to your, we’ll get you, we’ll discuss weekly updates, um, and you’ll do your homeowner orientation and you will meet at the main office and you’re going to meet your builder, review your blueprints and your site plan. And then your discussed the grade of the land. Um, just so you have exactly the blueprint of what is going to be built and you know exactly what’s gonna go on.
And then in the building process, in the building step, you’re going to meet your, you’re going to meet at your home. Um, you’re going to enjoy the progress, you’re going to get weekly updates and questions are welcome and you’re going to have that whole inner orientation done on the site, which is pretty cool. Um, and then the next thing would be our closing. So our closing your keys were given and it’s time to have been to that beautiful show home that you’ve been waiting so long to get into and you’re going to meet with the title company and you’re going to fulfill that down payment. Um, anything else that the other amounts above that you paid in your additional deposit didn’t cover. Um, and then you’re going to get your mortgage signed for and then the title will be transferred out of our name into yours.
Um, and then it’s moving day. You’re going to be able to get that process started for you guys. And I just want to let you know that we give a timeline, you know, but we just want to say that from groundbreaking to move in. It’s about six months. Um, you know, and whether, um, provide, you know, as long as it got Lord, let it be great. But if not, you know, that is just something to think about. Um, but the greatest thing is that you do get a warranty with us and we have a full time warranty coordinator on staff and she’s always available. We will do a 60 day followup calls, about two months after you move in your home. And then we’ll also do an 11 month followup call. I mean that’s how we provide that excellent service. We want to make sure that if you use desk, great, we’re just making sure everything’s fantastic, but say you’ve even called us cause you just get busy and time gets away and you forgot that that’s what that 11 one followup call is for.
So we make sure that we get anything in, in that warranty time. And the great thing is we do have one of Tulsa’s best warranty. It is a 10 year structural warranty for your Broken Arrow Home Builders. And it is a two year mechanical warranty as well. And then we do have a one year limited warranty, which that is on everything else. But we do say that we do not cover your solder landscape because just like I do not have a green thumb and those can be killed in that, it’s not something that our warranty department will cover. Um, and then the last thing is we have a 24 hour emergency line. So you can always give us a call if you ever have any questions or concerns regarding anything with your home, which is really great. So we just want to make sure that you understand that you have this simple step, this simple path to follow from start to finish. It is just 10 simple steps and we break it down as simple as we can. We just want to make sure that Shaw at Shaw, we are transparent and we meet all the things that you need and we just want to make sure that you have a great experience from beginning to end. So I can’t wait for you to live in your new Shaw home. [inaudible].
