Thank you guys so much for joining me today in my model home. I’m next I want to go over with is your path to your new Shaw home. Um, we’ve made it a simple and a transparent process for you guys. So I just want to go over this path. It’s simple and easy. Um, so what would start with is your model home tour and typically that takes about 90 minutes or so and we go at your pace. We want to make sure that we get all your questions and certain things like that. So we say about 90 minutes. Um, and during those 90 minutes we’re going to look at in anywhere in between six to 12 homes. Um, we’d like to do that because of Shaw homes has the most furnished and decorated homes here in Tulsa that are models. Um, and that way you guys can see all the different options that you guys have in your homes and things of that nature.

And our designers are just amazing at how they do things, so that way you also get ideas when you do purchase your new Shaw home. Um, there are a bunch of Broken Arrow Home Builders here. And, and during that process you will drive your own car. I won’t keep you hostage in mind. And then during that time we’ll also go over no pricing and it’s no pressure. We just wanna make sure that we get you all the information that you are wanting during our tour. And also we just want to focus on the function of our homes. We really take pride in knowing what people’s needs and wants are. So hopefully that we find that function that you guys are needing. Um, we have something for everyone in all of our plans and we have all of our plans are versatile for sure. You can basically make every plan that we have from small to extra large as what we’d like to say.

So, and also from one story to two story. So we are for sure that we’ll find you guys anything that you are wanting or needing. And basically our main focus is the function of the home for you guys, Broken Arrow Home Builders. Um, the next part of that is going to be the financing. Um, we will be going over monthly payment quotes. Um, and also during that time we will let you know about our four prefer preferred lenders that we have. Um, we have four preferred lenders and also with that there’s an incentive as well when you guys get to use them. Um, in Shaw homes we take pride in making sure that we provide you with a reliable lender. Um, and he, Glenn shod takes it upon himself to offer that incentive. And this month it’s actually $15,000 off of whatever you would like, whether that be your total purchase price or if that would be off of your closing or you can divvy it up however you would like as well.

Um, and during that time you’ll do an application, um, and it’s free, 100% free and it only takes about five minutes when doing that. Um, in your approval process is super fast. It’s a 24 hour approval process, which is pretty cool. Um, and one thing that our lenders do, do we do, um, interest rate matching and also closing costs matching. So if you already do have a lender you want to use, we can always match those as well. And then if you, I don’t know what type of loan you guys are wanting to do, um, but they do do the conventional FHA V a N native American loans. Um, and they are all well-renowned names like bank of Oklahoma, first Oklahoma bank, spirit bank and things of that nature, Broken Arrow Home Builders. Um, and then after that we would move on to our Homesite reservation.

And there that is when we would be asking for $1,000 deposit on that land. But don’t freak out. The greatest thing about it is it is refundable for seven days. Um, cause we don’t want you guys to make any rush decisions. We know that it is a super important process and we just want to make sure that you guys find the best home site and that one of a kind lot for you guys. Um, and in that seven days you are allowed to switch during that time. Um, cause you know, you might want one and your significant other might like another, but if you go ahead and reserve one right now, that way you have that home site locked and ready. Um, cause like I want to tell you is we have just like me, there’s 15 other sales people showing X amount of people a day.

And I don’t know how many of those people have, have already looked at this site or and are or thinking of it. So we want to make sure you get to that as soon as you can. Um, cause we want you to take your time. So that thousand dollars just hold onto that spot and the checks are just going to sit on my desk for seven days cause it is refundable within those seven days and you can switch. So that’s awesome. And we want to make sure that we get all of your questions answered. Um, and everything of that nature. Cause you know, like we say, we can put a home on any place, but that home site, God’s only gonna create that land one time. So we just want to make sure that you get the home site that best fits for your family, Broken Arrow Home Builders.

Um, and then from there we’re going to go to the price out and what’s awesome. Um, we will meet at your favorite model that you guys loved. Um, it will be about a 45 minute meeting depending on questions and I’m going to give you itemized pricing. Um, everything is going to be transparent. It’s going to be line by line, exactly what you guys want. You’ll know the exact price of what you’re gonna pay. Um, so then there’s no surprises and then we can get all your questions answered there as well. Um, it’s important that we get it right down to the dollar and priced the way that you want. And then, um, total price printout on the spot. So I’m literally going to go through all the options that we have and I’m going to give you a printout exactly when you guys leave. So then you guys can take it home, look over it and make sure it’s what you want.

Um, we just want, we have over 400,000 options to pick from in our computer. And so we just wanna make sure that you have time to look it over and make sure everything’s right. Cause like I said, we don’t want any surprises on your end and that way all your questions get answered. Um, and then the next step is going to be the purchase agreement. Um, from there you’re gonna come on in, you’re gonna start by watching an informative video. And then during that video I’d have you guys jot down any of your questions that you have. Um, so then that way we can get all those answered for you cause nine times out of 10 when you watch that video, most of them will be answered as soon as you watch it. Um, and then it’s going to be about a one hour meeting.

And at that purchase agreement, your structural options will be final. And so will your home site selection. So I want to just reiterate that those two things cannot be changed. Um, but the good thing is colors are not final and finishes are not final at that appointment. We just wanna make sure that the, um, the structural things in the home set is because we have to get permits and things like that to get started. So those things will just be set in stone. Um, and then at that time your additional deposit will be due. So when I say additional deposit, so based on your PR of your, um, purchase price, anything that’s two 50 to 300 would be 5,000 down. And then from three to three 50 would be 10. And then anything over three 50 would be 5% for you guys. Um, and the greatest thing about it is that it’s just going to roll to your closing.

So it’s just your additional deposit that will be due. So then that way when you get to the end, all that’s gonna be put towards whatever you need it to be. Um, and then another two other things would be your, we would need your mortgage approval due and then we just want to make sure, is it going to be a content if there’s a contingency on it, a delay, a build or any of those things. And that way we can get that, um, set and ready and figured out for you guys. Um, and then I mean, hello. Congratulations. You guys just signed away to start building your show dream home. And that’s just awesome. Um, and then after we do that, you’re going to go to our design studio and it’s going to be in three easy meetings cause you have to do your interior of your home, your exterior of your home and then your final signatures on everything.

Um, and it’s simple. You have seven interior options to pick and five exterior. So it goes pretty quick. It’s not too big, too big of an, um, of things for you to think about that moment. Um, and then like I said, there’ll be no structural changes. Cause like I told you at the purchase agreement, it will be no structural options and home sites will be changed. Um, and then we have amazing designers are, um, like in parade of homes. We have won the most awards due to not only just our homes being beautifully built but also beautifully designed. Um, and there’s going to be tons of options offer. It’s a really simple process. But the one thing we do ask is that you do not bring your children, um, because there’s just a lot going on and we just wanna make sure that you guys are focused and it’s a big, big decision.

So, um, Broken Arrow Home Builders. Um, and then the next thing will be your plan review. You’re gonna review your selection, so you’re going to discuss your timeline. Um, and then after that you’re going to discuss your weekly updates that you will be getting from the contract manager on your site. Um, you will be though, they will send you weekly updates of things that are going on in your home or things that are about to come to in your home. That way you guys feel included the whole time. And you’re going to discuss, you’re going to have a homeowner orientation and then you’re going to meet at the main office. You will meet your builder. You’re going to review your blueprint, review your site plan, and discuss the great of land. So they’re just basic, simple things that we want to make sure that you get done so you’re the most comfortable.

Um, then next will be your building and that will be am hone your home owner, orientation will be done on your site, and then you’re gonna meet your home. Um, enjoy your progress. You’ll get your weekly updates like I discussed and you, they welcome any questions to get all those answered. And then lastly, we’ll be closing and warranty. Kind of tie those in together. So you’ll get your keys, it’s time to move in. You’re going to meet at the title company that had these wonderful Broken Arrow Home Builders after that will be your warranty. And we have um, a full time warranty coordinator on staff. So it’s not going to be somebody somewhere else that tries to help you. It’s going to be an in house warranty. Um, we’ll do a 60 day followup call, an 11 month follow up call just in case. Um, we do, we are awarded with the excellent service. We are Tulsa’s best warranty and it’s a 10 year structural, two year mechanical, one year limited warranty as well. And we do have a 24 hour emergency line.
