Thank you so much for coming today for my ruled or, um, one-on-one. I really appreciate it. I can’t wait for you and I to both collectively get business for you and for me. Um, hopefully that we can both become a reliable source so that way when you have people that are wanting new build versus, um, a move in ready and then vice versa, we have a move in ready list that updates every week. Um, and then we can share that with each other. So like good communication would be a really good thing. So I’m really hoping for us to achieve that after year today. Um, but before we do all that, I want to go over, um, our rotor rewards program and the topics are going to discuss is the, is the four P’s. They call it the promise, the pay, the process, and the product.
Um, and so we’re gonna go over those for the Broken Arrow Home Builders. So the promises that we promised to never, ever, ever, ever steal a client from you. Um, all you need to do in order to work with us is to fill out one simple form and it’s called the ruler protection form for a reason. Um, we promise to give the same fair price to every customer regardless of whether they have a realtor or not. And we know that a lot of bunch of builders use that tactic, um, to entice buyers to ditch their realtor for a better price. Um, and that is something that we, it doesn’t even affect us. We get paid our commission separate from what we pay you guys. So it doesn’t effect our money in anything. It just puts more money in your pocket. So, um, and then the last thing is that we promise to communicate with you throughout the process.
So you’re always in the know on where we are and where we’re going. And when I say that we basically would ever, however you want to be involved is totally up to you. I mean, with that ruler protection, we can legitimately start from finish to end with your client and you still get paid. Um, and that’s pretty awesome because a lot of builders don’t do that. So the next part, before we get to it, do you have any questions for me or, um, did all of that answer your questions of what our promises for our realtor program? Okay, well, great. Well for Broken Arrow Home Builders for the payment structure, um, we pay half of your commission up front at contract and the other half is at the closing cost. Is that the closing? I’m sorry, not the closing costs of, is that the closing?
Um, and then we also pay 4% on all spec comms regardless of whether or not, and they’re listed on MLS. And then, um, other than that, we typically list them when they are completed. But you can also bring us a buyer while they’re under construction and you still get that 4%. So say on that move and ready list. And I’m going to give you at the end of the day, it says, um, plumbing. Well, just because they’re mid plumbing and it’s not finished, that’s still considered at one of our in ready homes. So that would be that 4% commission versus anything lower of what other builders would be, would give you. So that’s pretty cool. Um, another thing with our, with our pay our, um, lenders do an incentive scratch that. Mr. Shaw does an incentive for using our lenders. So that’s something that you can also use to your advantage with your clients that we give a $15,000 incentive currently for them just going with a Broken Arrow Home Builders Shaw home.
Um, and that’s pretty awesome. A lot of, um, companies don’t do that. Lenders can be sneaky. I’m sure you have seen that being in real estate, it’s just something to help for our customers and make the experience and amazing from beginning to end. Um, and then other than that, um, when we talk about getting your commission, I just would also want to talk about contingent and non-contingent. So if it is non-contingent you are paid after the contract is accepted, um, and if it’s a delay, you get paid as long as the full earnest money is collected and if it’s contingent, you get paid. When we get released at that contingent contingency and they do have up to four months for that. But that’s also, you know, if you think about it, that’s that 3% that you weren’t, that you wouldn’t have even received if they didn’t come to us and build their home.
So really you’re still making money and you have, while you’re still working, you’re making money and doing your regular day to day real estate, but you also have this in the back that you’re like, Oh, when I get that, that’s an amazing 3% that’s going to go into my pocket for that Broken Arrow Home Builders, Shaw home. Um, do you have any questions about the pay? No. Okay, great. So the next would be the process. So there’s two different processes. Obviously buying aM spec home or moving ready home is what we’d like what we call them or building one. So for buying a spec, the process, um, first you, we would check in less or the www Shaw homes.com for a new inventory. Um, and I will also send you, um, that into your email every week if that’s okay. Like I’ll give you one today for this week.
Um, but I will send it to you weekly, so if that’s okay. And then also I will always update you on what we have for our extra incentive. Um, and then also if the home is listed on MLS, then we will have a, um, a central box on it for you to get in. So just so you know, um, if you can always shoot me a phone call, a text, an email, whatever, I’ll always respond to it, that you’re going to show them one of our Shaw homes. Because if you don’t, then the scheduling person is going to end up calling you and be like, Hey, you went and looked at this home. Who Bob? Like, who told you to go look at it? Duh, duh, duh, duh. It just kinda cuts out that middle person and makes it less money. Just shoot me a text or give me a phone call and I will let, I will contact them and let them know that you’re going to be looking at it.
Um, it just kind of saves the headache of the extra person in the middle of it. Um, and also if you prefer, I can show you the home for your client. You know, my, my main goal is to duplicate your efforts so you can make money in Broken Arrow Home Builders without doing anything, you know, so just for that you would just fill out a ruled or protection form and I send it to me and I will do, um, do all that. And then I will report back to you. I mean, and I will make you as involved as you would like. So like I said before, if you want a phone call after every time I talk to your client, or at least an email trace or any communication that I have, I am more than happy to make sure that we both are on the same page with that.
So you feel like you’re just as involved or if you don’t want to be that involved, it’s totally up to you. Um, so then do you have any questions on working together on spec homes? Okay. So then the next would be the process from building a home. So with that, um, please pull up the document in your folder titled the path to your new shot home and we’ll go through that. So that would be talking about the full path from the tour to financing, home reservation, price out, purchase agreement, design studio plan, review, the building, the closing and the warranty that we have for your clients. Um, then that way you will know exactly how the process is building from scratch with Shaw homes. Um, do you have any questions about working together on a client that wants to build from scratch?

Okay. All right. So the next day we’re gonna talk about is the product of new homes, broken arrow. Um, so the first thing would be the location. So please look at, um, the model home too, or flyer that is in your folder that we offer you. And we offer homes in the following areas. We have broken arrow jinx, Bigsby, Tulsa, uh, WASO and a NOLA. Um, all those different areas for that. I mean, we build in 39 communities and we have a model home and every single one of those. And if we don’t have a model home, nine times out of 10, we’ll actually have a move in ready home for you guys to look at so that your client can still at least see the quality that Shaw homes built. Um, and then we also have two different pricing. So we have our Manchester line, which is about anywhere from, um, two 10, I’m sorry, is one 80 to two 30. Um, and then we have our heritage, which is our heritage series. And we those start from [inaudible]

two 30 to four 50. In that series. Um, we do have, we do have a lot of custom options that we can do. I mean, in our system choices for clients, we have over 400,000 options for people to choose from. So nine times out of 10, there’s going to be something in there as a custom option that they can do as well. Or if they have one that we’ve never heard of, it would just be a, um, a custom option fee that they can, that they would pay. And that would be the pay the fee to see if we could even do that. And then another pay at the end would be if we actually completed that custom option for them. And then we do have a middle, which is Manchester premier. We currently build in one, um, community called the preserve at the Pines. And that’s like a mid grade of both of those options. So that’s just kind of like the middle between our Manchester and our heritage. And then we do have our luxury line, which has Waterstone and those are four 50 plus. So we do have a variation for all clients that you would, might want to bring over to Shaw homes for moving ready home and for building from scratch.
