Broken Arrow Home Builders | Need More Room For Kids?
Alrighty, thank you guys for coming today. Um, I just took you to through this house, but before we go through the next one, I want to go ahead and go over the path with you guys. It’s to simplify, um, our process here at sharp homes. So let’s get started with the model home tour, which we are on that today for your Broken Arrow Home Builders, it’s going to be about a total of 90 minutes when we leave here. And I’m going to show you about six to 12 homes. Something really cool as SHA actually has the most furnished and decorated model homes here in the Tulsa area. So then that way you can see what you can fit in the homes and the things that are craftsmanship and stuff like that. You’re going to be driving your own car and there’s going to be no pricing and no pressure during this time.
We honestly just want to be focused on the function of the home and we want to give you all the information. And you know, we have really discovered over the years that here and that shot. We have something for everyone. Um, because their plans are so versatile. We have, um, 83 plans that we build and those can come in one or two story homes and we build those in 36 communities and three of those are actually in Oklahoma city for your new homes, broken arrow. And then from there we’re going to go into our financing part and um, you know, we will always give you monthly payment quotes on the homes that you fall in love with from your tour. And we also have four preferred lenders that we have that you, um, also get an extra incentive for using for your new homes, broken arrow.
And it’s only a five minute application process and it only takes 24 hours to get that approval. And it’s free on top of that. And something that’s really great that our lenders do is they do do interest rate matching and closing costs matching. If that’s something that you’ve already got in with a different lender, they will match those. Um, and they do all the types of loans, the conventional FHA, VA, we’ll develop a minute and native American loans. So there are a ton of options that you do have with our preferred lenders. It just in case if you think that you, maybe your lender has a certain one that we don’t have, they do do all those loans and they do work for well-renowned known banks, like bank of Oklahoma first Oklahoma bank. Um, we have spirit bank and also total lending concepts. And then from there I’m going to go to our home site reservation in there is where we would be asking for $1,000 deposit, um, for your home site.
But no worries. It is refundable for seven days. Um, the, um, I guess the reasoning behind that is we, um, have to keep that site blocked from competitie, uh, competing customers because yes, you’re with me today, but there are 12 more of me that are going around and showing other people homes and home sites for them as well. And so, and we always say home sites are one of a kind and we can build any home anywhere, but we can’t recreate that land to put it on. So we just want to make sure that that Broken Arrow Home Builders, is that the right location for you? And you know, we don’t want you to make any rush decisions so that deposit is literally of $1,000 is going to sit on my desk. So that check. Um, and during that time we want you to take your time and let you know that switching homesites is allowed.
If that something, maybe both of you guys each have a different home site that you like or you just to trust that between two different communities. Um, then that way we just at least have that Homesite reservation done for ya. And then you have no rushed, um, decisions. So from there for your new homes broken out, we’re going to go to a price out meeting. We’ll meet here at my model home. It will be about 45 minutes. And what we’re going to do there is we’re going to give you itemized pricing line per line so that way there’s no surprises and we can get all your questions answered. Then we just want to make sure that we’re pricing the way the house out, the way that you want it down to the dollar. Just because you know, a lot of Broken Arrow Home Builders will say this is what this house cost for this amount of money with these amount of features and give you a large bulk number and we just want to be able to give you the itemized numbers.
So then you can decide if these are things that you are for sure going to want to put in the home or maybe you can cross out just depending on the price of those items. And you know, cause we do have over 440,000 different options to pick from and that’s a lot. So we just want to make sure that you get a total price printout on the spot line for line, total transparency of what you will get for your new homes, broken hero. Um, and then from there we’re going to go to our purchase agreement, which is step number five in the process. It will take about an hour or so because you’re going to watch an informative video at that time. Um, and it’s going to be from our director and it may make sure that we dot all of our I’s and cross all of our teams.
So you know exactly what’s gonna happen from purchase agreement stage. Um, and then just so you do know at that appointment, structural options are final. And so our home site selection is final. And when I say structural, I mean the orientation of the garage. So something like that would not be able to be changed or a wall push out here. Those are things that will be final at that stage in Homesite. Um, that home site is now yours that we reserve for those seven days. And so that would, that is not, um, also something that can change but colors are not final and finishes are not final cause you’ll actually do that in the next step for your Broken Arrow Home Builders at our design studio. Um, after we discussed that those things are not going to be final, your additional deposit will be due.
Um, and just so you know, I’ll go over those amounts with you right now. So if you are, um, looking at spending $250,000 or under on a home, that will be 5,000 down and then two 50 to 300 is 10, and then 300 to three 50 is 15, and anything over three 50 is a solid 5% that will be used as your earnest money for your home. Um, and then we’ll also just need to make sure that we get your mortgage approval letter that will be due at that time. And you know, we’ll just make sure that we make your purchase agreement either if it’s going to be contingent on your home selling or delay of build. Um, and then from there it’s congratulations and you’re onto the next exciting step, which is our design studio of you’re gonna have three easy meetings. You’ll have your interior and your exterior in your final signatures and just a heads up during your interior and exterior.
You will have a little bit of a homework in between those because they want you, after you go to the design studio for the first time, before you get to your exterior appointment, they want you to go around and look at other shop homes so you can see the brick. And so you can see them on a larger scale and the colors can because it’s really hard to justify and be able to know exactly what it’s going to look like on a small scale. So that’s something that they’ll want you to do with for your exterior appointment. And then just so you do know, I will reiterate, there are no structural changes at the design studio. Those are things that have already been done. Um, and so those are just some things that you do know that um, the design studio process usually takes about 30 days, give or take in between all those appointments.
And then, I mean, just to ease your mind, we are an award. We have award winning designers. We have the largest design studio for a builder here in Tulsa. And there’s tons of options per off, tons of options offered. And it’s a very simple process. They will show you everything that you, that you have to choose from to pick out. But we do ask that you do have no children in the design studio. One, you probably won’t be the only person there. And two, we just really want that end divided attention cause it’s a really, it’s a very, very important, um, purchase that you’re making. So you just want to make sure that you get all those things that you were looking for. Um, so the next step for your Broken Arrow Home Builders will be your, um, your plan review. And that’s going to be, we’re going to go over everything for your home.
So we’re gonna review your selections. We’re going to discuss timeline, um, and we’re going to, uh, make sure that we’re going to go over what weekly updates you overseed and we’ll just discuss your homeowner orientation that you will have with your builder. Um, you’re going to meet at the main office and you’re going to meet your builder then actually, and you’ll review your blueprint, um, review your site plan and discuss the grade of land. So, um, and then the next part for your Broken Arrow Home Builders is the building part. The exciting part. Um, you are going to have a home owner orientation done onsite and you’re going to meet at your home. Um, you’re going to get weekly updates and enjoy the progress on your home. Your construction manager, you will know him by name, by face, his phone number. Um, Mr. Shaw has a saying that all our construction managers are in every home, every room, every day to make sure that there are going to be limited mistakes or no S no mistakes during this process for you, for your new homes, broken arrow.
And we welcome questions. And happily, if you ever can’t get ahold of him, you can always reach out to me and I can always reach out to him for, uh, for you on your behalf because I do not work on the weekends. So sometimes things come up that you just want to know that you sir too, and we can definitely get that taken care of for you. Um, and then the next step is going to be your closing. Um, your keys are going to be given and it’s going to be time to move in and we will meet at the T, you will meet at the title company and your down payment will be fulfilled. So whatever the rest of your earnest money does not cover, um, that’s where those funds will be provided. Then, um, we’ll make sure that you are, um, your closing costs are our paid.
So however you’re going to be doing those, um, your mortgage mortgages signed for. And then we’ll be doing the tribe title transfer at that time and from groundbreaking to move in date. Typically it’s about six months. So, um, and then the last step for your new homes, broken arrow is going to be your warranty. We have a full time warranty coordinator on staff. You’ll get a 60 day follow up call and an 11 month followup call. And then we also have Tulsa’s best warranty of a 10 year structure, two year mechanical, one year limited for everything but sod in landscaping. And we also have a 24 emergency line.
