Hey, thanks for taking the time to read this article. Digging really deep to making sure you have all the information you need to, um, build your new home. Edmond. Uh, today we are talking about the 10 easy steps to get from where you are now into your brand new Broken Arrow Home Builders. So step number one real quick to recap is a, the model home tour. So number two is for financing. Step number three is that home set reservation like we talked about. Step number four is the price out. That’s where you get to build your home, a on paper and make all those decisions and selections upfront, super transparent and a lot of fun. Step number five is the purchase agreement. That’s where you sign the contract and lock in the pricing and everything else. And that’s where you start the process of building your new home.
And then today we are actually going to be talking about step number six, which is the design studio. So in the design studio for your Edmond new home, um, you work with, with a designer, uh, that helps pick out all of your options. And this is great because with Shaw homes and your Broken Arrow Home Builders, there is actually over 400,000 options to choose from. So sometimes this can be overwhelming. So it’s really awesome that we provide this service for you to free service included in, um, you know, our process and our system. But that way you have a professional to help you pick out everything and make sure it all goes together for your Broken Arrow Home Builderse. So you’ll be picking out your, you know, they typically have a system where you start maybe in the kitchen picking out your countertop that helps pick out your cabinets and your flooring and your paint colors and everything else there.
So they’ll walk you through the entire design process and help you pick out everything for your Edmond new home, a the first meeting. So there are three meetings and are all about two hours a piece for your Edmond new home. The first meeting is your interior meeting. So this is where you pick out, again, all of your cabinets, your counter tops, your flooring, paint, colors, all of that stuff on the inside of your house. So again, it sounds overwhelming, but uh, it’s nice cause this is all in house in one location. We’re not sending you around to 10, 15 different stores to compare pricing and everything else with different companies and try and find the best deal and your flooring and your tile and talk to 10 different salespeople and get 10 different prices. It’s all in one location. That way it saves you time and energy.
You just come to our, our largest design studio and you just, you had to pick out everything and put it all on one big table. So it’s a lot of fun to design your home in person, um, and with a professional. So again, step number one is the interior meeting. And then after that, um, you will have some homework after the first meeting that your homework would be to go to our lighting studio. So that is the only other thing that you have to go outside of our design studio for, for your Broken Arrow Home Builders is, uh, for your light fixtures. So you go to our lighting studio to pick out all of your light fixtures in between appointment number one and appointment number two. You also will be driving around and to look at different bricks for your Edmond, new home or stone or stucco, whatever you think you might want on your home.
Um, we’re gonna give you a list of addresses to drive around and check it out on the home itself. Cause it’s a little difficult to decide from a small, you know, two foot by two foot sample in the design studio, you’re going to want to see it in person and on a house. So we’ll give you a list of addresses to drive around, check it out, see which one you like the most. And then whenever you come back for your third, or sorry for your second design studio appointment, that’s where we talk about all of the exterior finishes on the home. We’ll talk about the brick you want, whether you want, you know, a red brick or a gray or Brown brick, or maybe you want painted brick with stone. What kind of stone would you like? All the exterior colors, um, stucco and stuff like that.
So we talk about all of the exterior options for you. And then your third meeting, we actually, if done right, it should only take 20, maybe 30 minutes to review all of your selections, make sure everything’s done in there. And then you get to sign off on your design studio selections. Now at any point in the entire design studio process, you can change your mind on anything that you’ve already selected. So if you’ve already, maybe in appointment number one, you picked a certain type of tile and then you come back on appointment number three and you found a new type of tile that you like that was in the design studio. You can change your mind on any of that. Nothing’s locked in, it’s more of a fluid list just to help you, you know, make them [inaudible] the best decision for you and your family and design the house exactly how you want.
But on step number three, which is the final sign off, uh, you again, you review all of your selections with the designer and then we literally hit a button in our software and then all of our purchase orders go out to all of our trades and suppliers and, uh, everything starts moving. So it’s a really detailed, um, efficient system that we have in place, um, to make sure we purchase everything effectively. Everything gets scheduled efficiently and that way everything is on track and time to build this home. Um, just the way you’ve selected it in the design studio, there are no structural changes. This means that if you get to the design studio and you want to maybe switch the orientation of the house, maybe it was garage, right and you went to be garage left or maybe you want to add extra patio space that’s covered or something like that.
Unfortunately for Broken Arrow Home Builders, we can’t do that in the design studio since we have already filed for the permit. Um, so that would have to be done before the purchase agreement. Um, but if it’s not a structural change, maybe it’s a non-structural change. Maybe you wanted to just, um, have a very specific sink installed or maybe very specific appliances installed and maybe you wanted a pocket door installed in some areas. Uh, what you would do is, since that’s non-structural it doesn’t change the roof line or anything like that, we can actually have that done. You would pay a $200 fee for our designers to draw it up and our architects or CAD to draw it up to make sure that it’s exactly how you want it. And then we would make sure and add that for you so you can do non structural changes for your Edmond new home in a design studio. But nothing that would change the roof line in the design studio.
Uh, we also have award-winning designers that help you pick out everything during this process. So, um, our homes win awards every single year and our designers are the ones that have helped, you know, design and decorate and stage all of our homes. So they are definitely professionals, award-winning designers that are helping you out during this entire process. We also have the largest design studio of any builder. So again, most builders will just send you around to different locations to choose things on your own with an allowance over that. That can be time, time consuming. And you kind of become the general contractor or subcontractor for your own build, talking to 10 15 different trades and making sure the plumber got the right fixtures and the tile guy got the right floor. Uh, so what we do is we have the largest design studio where you come into one room, one location, and we offer you tons of options, um, during that process.
It’s a super simple process to that we have. So again, it’s not going to sound overwhelming, but for your Broken Arrow Home Builders, uh, it’s definitely a simple process. And the last thing is in the design studio we actually ask that there are no children allowed. So if you have a child under the age of 12, we ask that you’d find a babysitter. Cause sometimes we have two or three different clients designing their home at the same time. So it might not be distracting to you, but it is distracting to other people. So we just ask that you would find a babysitter. No children allowed in the design studio. So to recap again, um, for the 10 easy steps to get into your Edmond new home, uh, the first step is that model home tour, driving around, making sure you find the right floor plan that you love.
Step number two is talking to a bank, talking to the lender, making sure you get the best interest rate, um, closing cost, matching the right loan for you and your family. Then you look at the home sites, pick out where you want to be, right down to that home site. Reserve a Homesite price out the home. If everything looks right, you would sign that purchase agreement. You give us the earnest money deposit and then we’d send you right to the design studio where you get to design everything in this house. Um, and then after that you’d be on to step number seven, which is the plan review for your Edmond new home.
