Welcome back to this article where we are just trying to give you all the information that you need to make the best decision for you and your family. Um, whenever we’re looking for new homes admin, I’m glad you’re doing all this research to make sure you find out what works best for you and your family. Or in a previous article we talked about, um, the 10 easy steps to get you into a brand new show home and we’re gonna recap the first two. The first one was a model home tour. Second one was financing and I said, everyone talked about the Homesite reservation, which is step number three. Uh, so during the Homesite reservation stage, uh, we get to look at all of our different home sites for Broken Arrow Home Builders, you know, we have over 35 different neighborhoods that we’re building in with over 500 homicides.

So whether you want to be in a large neighborhood with amenities like a pool and soccer fields and walking trails, fishing Pines, all that in your new homes, Edmond, or if you wanted to be in a smaller community, maybe, you know, less homes in the neighborhood. Um, bigger lots bigger yard, stuff like that. Or if you wanted to back up to some trees or to a pond, maybe you want to be in a [inaudible]. Like I said, there are so many different variations on what you can choose whenever you’re looking at our home site. So the best thing we could do is kind of describe your, your dream scenario for our home site. And then, uh, we’ll see if we have something that matches that. And if we do, and if we find that one of a kind of home site that you love, you can actually go ahead and reserve that for one week.

Uh, just go ahead and take it off the market. The way we take that off the market is with $1,000 deposit to show homes. And again, we don’t cash the check, it just sits in our office. Um, but that check allows me to go into our software and take that home site off the market. That way. Um, no other competing customers can steal it from you. So like I said, if you found that one of a kind of home site for your Broken Arrow Home Builders, um, there are 10, 15 different associates all working with 20 different people at any given time. So I don’t know who’s looking at what home site. So if it’s something that you are seriously considering, let’s go ahead and just take it off them American for a week. That way we can slow things down, make sure we get all of your questions answered.

And then if, uh, you need more time, uh, there are options there as well. But if for whatever reason, at the end of seven days, you no longer want to move forward, I just hand you that check back or shred it, whatever you’d like. And there’s literally no risk for you or your family. But if you do find a homicide that you love, uh, let’s reserve it $1,000 deposit to show homes. Um, that way there’s no rush decisions and switching homesites is allowed during that week. In the past we’ve had some clients reserve a Homesite and then fall in love with a different home site that was maybe their number two pick. Um, so no worries at all within that seven day period of you are allowed to switch home sites as many times as you’d like. Um, take your time, get all your questions answered.

Like I said, we don’t even cash the check and all competing customers are blocked from that home site. And all of our home sites are one of a kind. And the thing I like to tell customers at this point, whenever they’re looking for Broken Arrow Home Builders, is that we can recreate a floor plan over and over 100 different times and more, but we can never recreate more land. So if there’s a piece of land that you love that is, um, something that we can never recreate, so let’s go ahead and just reserve it and make sure that you know you don’t miss out on a great opportunity. So that’s step number three, which is the home set reservation. And then step number four is my personal favorite. Um, it’s what we call the price out. So during step number four, the price out, whenever we’re looking for new homes, Edmond, you actually get to sit down, um, pick out your favorite floor plan that works for you, the favorite community that you want to be in, right down to the lot that you chose and you get to build your home on paper.

The cool thing about this is you just sit down in my office and look at a TV screen and you get to go through all of our different options and say, yes, we want the double ovens. Yes, we want hardwood floors throughout the entire house. No, we don’t want upgraded pad under the carpet. Stuff like that. And you get to literally build and design your dream home before you make any commitments. Uh, and you’ll, you’ll make all these selections in about a 45 minute meeting. And then after that you’ll see itemized pricing, what every little detail costs. So you’ll see exactly how much those double ovens cost, how much, uh, you know, the hardwood floors cost per room. That way there’s no surprises and you get all of your questions answered. It’s priced out exactly how you want to right down to the dollar with the total price printout right on the spot.

So at the bottom of the piece of paper, you’ll see exactly how much that home would cost if you chose to build it with Shaw homes. And there are tons of options to choose from during this price out. So it’s a lot of fun, uh, and knowledgeable staff to help you every single step of the way. So if you have questions, which I know you will, no problem at all. We are very knowledgeable and great on getting you the answers that you need. And if for some reason we don’t know the answer, we know somebody that does and it’s just one phone call away. So we’ll be able to answer any questions that you might have about building your Broken Arrow Home Builders the cool thing too about the price out is that again, you’ll see a bottom dollar price at the bottom of the page and if you were ready to move forward and build this home, that price would not change if you didn’t change your mind.

So if the price was $250,000 and you went and move forward and signed that contract, and then a month later, um, the prices went up, maybe lumber went up through the roof and you know, all the prices started to increase, uh, you would not pay any kind of price increase, your price would be locked in, so you wouldn’t have to worry or stress out about prices going up. Um, and that’s one of the things we like to do is be super transparent. That’s why we do the price out so that we know the price beforehand. And you know what you’re getting into. Some builders tend to give you an estimate through the entire process and then [inaudible] it’s not really their fault, they just don’t know what it is going to cost. So during the build process they will increase the price on you several different times. And that’s how builders get a bad reputation

just coming in over budget and ruining the timeframe and everything else. So to recap the first four steps for you during this article, step number one was that model home tour. Like I said, it’s a lot of fun just to join in. Look at a bunch of houses who doesn’t love looking at beautifully decorated model homes. It takes about 90 minutes and you drive your own car. So bring the friends and the family. Um, just tell everybody about it cause it’s a lot of fun. Step number two is financing. So if you do like a floor plan and you are considering building or buying or maybe even moving in the next six months to a year, definitely talk to a lender, talk to somebody that’ll help get you to where you need to be. That way, once you’re ready, you can go ahead and move forward with designing and building your dream home. Our lenders, they do all the types of financing, so they do the monthly payment quotes, they do, um, interest rate matching, closing cost matching, conventional loans, FHA loans, VA loans, native American loans, all of those. Um, to help get you the best price and the best incentives for your new homes. Edmond.

Uh, the step number three was the home site reservation. This is where you get to look at all of the home sites that we have, you know, over 500 home sites. Um, by the way, even if you had your own piece of land, we can build on your land as well. So we do that all the time. There are a few requirements. However, um, typically it has to be within 15 minutes of one of our, um, communities that we’re already building in. And the floor plan has to be a little bit over 2100 square feet. Um, that’s because, you know, we just want to make sure that we give you the best service through the entire build process as possible. Anything outside of that tends to be a little bit too far away for our construction managers. And then step number four is that price out where you get to build your home on paper for your Broken Arrow Home Builders.
