I mean, Shaw homes has been around since 1985 and we are hands down the best builder, the most ethical builder, most responsible, um, genuine and most upfront home builder that you will ever find. I’m so, I’m so glad you are here reading this article, making sure you’re gathering all the information for your Edmond new home. Uh, what we’re talking about right now is just our handout that we give to all of our customers, which um, if you don’t have this yet, make sure you join in on a model home tour, but it’s called your path to your new Shaw home.
Um, the first step we go on is a model home tour and that’s where you’ll get this information. But there are 10 easy steps to get from where you are now to get into your brand new Broken Arrow Home Builders. The first step that we’d like to go on is the model home tour driving you around a actually you dragged yourself around making sure that um, we show you all of the floor plans that might work for you. In the past we’ve actually had a client walk into one floor plan and say this would work. And then, um, during the designs process and the next steps, um, after she had locked in, she walked into a different floor plan that actually worked better for her and her family and no one ever showed her that floor plan and it was never brought up and it was too late to switch at that point.
So the best thing we can do is show you all of our floor plans, make sure you get to decide what’s best for you and your [inaudible], your family. So, and the way we do that is by taking you on a model home tour for your Broken Arrow Home Builders, it takes about 90 minutes. Uh, it’s a lot of fun. Um, there’s no pressure. You just get to drive around, look at beautifully decorated model homes. The second step is financing. This is where you get your monthly payment quote. You might be preapproved for 500,000 or somewhere, but you might not want that monthly payment quote. So it ultimately doesn’t matter what doesn’t matter what you are preapproved for. It matters about what you feel comfortable paying monthly for. So they’ll give you that monthly payment quote, making sure you stay where you want in a budget that you want and what’s responsible and what’s doable for you and your family.
It’s a super simple process. It’s a five minute application, four hour approval process. Um, and if you aren’t wanting to talk to a lender, maybe because you feel like your credit isn’t there or you aren’t ready to move forward anyways. Um, the best thing you can do is still talk to a lender. That way, they’ll let you know what needs to happen. That way you know where you need to be in a year. So you can build your Edmond new home. Set number three is that home site reservation. Again, 1000 bucks just to take it off the market, a block, all of our competing customers from that home site, allowing you to slow it down, get all your questions answered for your Edmond new home. And then we get to build your home on paper at the price out stage, which is step number four. Um, you get to look through all of our different slides.
All of our pictures. I’m just sitting on a chair looking at a TV screen and you get to just build your home exactly how you’d want to. The cool thing about this price out is that the, uh, the list turns into more of a wishlist rather than a needs list. So at the end of the price out, I’ll print out two sheets for you, uh, and allow you to cross it out, cross out what you don’t want, maybe take it home. Maybe, you know, you put it in the sprinkler systems that cost, you know, $4,000 but then ended up deciding we don’t really want a sprinkler system. You are free to cross out whatever you don’t want. And that way you maybe stay within a budget or um, expectations whenever you get to build your house. So it’s all super transparent for your Edmund new home all up front.
Um, and the cool thing is we know what the trades charge us and what the suppliers and the, what the material costs so we know what it’s going to cost our customers to build. Again, most builders don’t know this. They give you their best estimate and then hope to try and fulfill it within those that, that estimate. So if they might say, yeah, this home would be $250,000. And then if you choose them after you’ve chosen them and given them the money, they go out to find those framers that’ll do it as quickly and as cheaply as possible to make sure that they come in on budget. We have the same framers and the same suppliers and trades that have been working with us for a long time. Um, so we won’t be just throwing in whatever framers or whatever trades are happened that happened to be available at that time.
You get the best trades, the best materials throughout the entire build process and you get to see the price and the budget. And since we are one of the biggest builders in Oklahoma, we get the lowest prices on all of our labor, all of our materials. Cause anytime you do something in bulk, you get a lower price. So, um, all of these other builders trying to compete with Shaw homes, they’re cutting corners somewhere. Um, it’s just a matter of trying to find out where to try and compete with our pricing. So if you compare apples to apples, we’d be any other builder hands down in Oklahoma. Um, step number five is that purchase agreement. This is where you give us the earnest money deposit and we start the process to build your Edmond new home. Step number six is the design studio. This is your favorite spot.
This is where you get to personally pick out all the colors and exact tiles and exact countertops, and you get to see it all in person. This is where your home really comes to life. And then step number seven, that’s where we are at today, which is the plan review. During the plan review, you get to meet your builder, you review all of your selections with him, you discuss the timeline, when will you break ground, when should your home X be expected to be finished and all of those delays that might occur. All that stuff is discussed that you’re planning review. You discuss weekly updates as well. Um, you discussed the homeowner orientation. So during the homeowner homeowner’s orientation, uh, they will, you know, show you how to light a pilot light for your furnace and your hot water heater, show you how to operate your sprinklers, stuff like that. Um, you get to meet with our main office, meet your builder, review your blueprints, and review your site plan and discuss the grade of the land. So that’s what you get to do at step number seven. Step number eight is we finally get to break ground on your home, on your Broken Arrow Home Builders. Once we break ground on your Edmond new home, our timeframe is somewhere around six months from the time we break ground to the time you move in.
So once we break ground, you get to meet at your home. Um, with the builder. Enjoy the weekly updates, enjoy the progress and we welcome any questions that you might have for your Edmond. New home. You will actually have the construction managers email address and personal phone number. So if for whatever reason you have any questions or you feel like maybe there’s a mistake, we are really great at correcting any kind of mistakes that happen and working with you to make sure we make it right during this whole process. So, um, the building process is really fun. It’s fun to just to kick back and relax. Since you’ve already made all these selections, you just get to enjoy the weekly updates and weekly progress for this. Uh, then closing, it’s normal. Um, we probably have the best, um, system for, for, you know, 10 easy steps to get you into your Broken Arrow Home Builders.
But at closing, you know, we give you the keys and this is actually when your mortgage starts. Some people have a misconception that you’re making payments during this entire process but you’re not Shaw homes actually pulls a construction and we, you know, carry the insurance on the home, the entire build process. So your mortgage doesn’t start until we hand you the keys and it’s time to move in. You get to meet at the title company down any other down payments are fulfilled at that time. You have to pay closing costs as well. And then mortgage signed for and the title is transferred into your name. So that’s kind of how our closing process works. And then our warranty. So we have the best warranty of any other builder in the Tulsa area. We have a 10 year structural warranty, a two year mechanical warranty, a one year, everything warranty, a 24 hour emergency line. So if there ever is an emergency for your Edmund new home, you have a number to call. If it’s not an emergency, it goes onto a punch list and we’ll send somebody over to take care of this punch list at 60 days and 11 months. Cause we know that the excellence in the company is actually in the followup. So it wasn’t enough to get you into a SHA home.
