Welcome to Shaw homes where we build the best Edmond new homes around Mr. Shaw has been building homes since 1985. He’s got 35 years under his belt, built thousands of them based out of Tulsa. About 18 months, two years ago, we came to OKC. So we’re really just getting started and he still builds the best new homes.

It did not take long for Shaw to cement itself as the number one builder for Edmond new homes. We know our product, we’ve got a system, we have a process and a way that we do things that works. We’re not going to throw your new homes together in six months. It’s going to take time. We want to make sure it’s done right. Uh, because one of our most marketable assets is when we build you an Edmond new home, you live in it and you can tell all your friends how great your Shaw home is, recommend us versus if you have problems a word’s going to get around. And so, uh, obviously if you know, things like that happen, it’s far and few between, uh, we will go the extra mile to make sure that your new homes are to the exact specification that you guys are looking for. So we’ve got some exciting news that just came in yesterday. Edmond new home are hot. People want them, uh, particularly Northeast Edmond new homes. And, uh, we just got word that, uh, the lock draw happened in Cobell valley, right there off of Cobell road, near the interstate, uh, great location. I’d love to walk you guys around those home sites and hopefully get you set up with one and, uh, build gen ed and new home. How’s that sound

So the great thing about working with shell is when you build your Edmond new homes with us, and it’s right behind me here, we’ve got a path. Um, the reason this is great is because it’s going to give you guys, uh, some peace of mind when you’re going through this process. It’s an opportunity for us to be transparent and upfront with you, uh, so that you know what to expect every step of the way. Uh, that’s, that’s really what this is about. Building an Edmond new home is a big deal. It’s the biggest investment in your life, and it can be intimidating and scary. There’s a lot of decisions. And, uh, we just want you guys to know that we’re going to be there with you every step of the way our goal is to be transparent. Over-communicate we want you guys to know what’s going on because we understand how, how big of a deal this is.

So, uh, right behind me here, if you’ll take a look, our first step is we like to go on a model home tour. Uh, we’ve got a few models, uh, in the Edmond area that we’ll take you through as well as some, uh, new builds that are different floor plans. Give you guys an idea of the function and layout of these plans, uh, helps you visualize what your options are with Shaw and hopefully coming out of that, you guys have a great idea of what we have to offer that best fits what you’re looking for after that. Uh, and you’ve nailed down a floor plan. We’ll kind of look at the base price for the community that you guys are wanting to be in. And based on that price, uh, we will call Steve our preferred mortgage lender, whom you will get the $15,000 incentive through, and Steve will walk us through the next steps.

Uh, we want to make sure you guys get approved for the home that you want. And in order to do that, we need to involve Steve very early on, uh, so that we don’t get too far in the process and have any hoops to jump through there that we were unaware of. So we’ll get that taken care of Steve, get you all set up, tell you what you need to do. Um, after you have done your financing, uh, we want to make sure we get your home site reserved. Um, I cannot stress this enough. You guys will want to act very quickly on reserving your home site. Uh, we have so many people that want their own Edmond new homes, and I know you guys want your ed the new home. And so we need to make sure that your site gets reserved. I mean, quite frankly, on the spot.

Um, and I would encourage you guys, when we go look around in Fox layer, what you guys want to be, I’m going to encourage you to find two or three home sites that you really like, because I’ve seen it happen, guys. Uh, you get your heart set on one. I get back to the office after just checking and knowing it was available. And then it’s gone. Uh, there was about 10 of us running around like crazy selling homes and you know, there’s other people out here looking around. And so I want to create the right expectation for you guys that, uh, there needs to be some sense of urgency when reserving your home site, because there’s a lot of other people looking and it’s a hot market right now. So let’s make sure we get you guys home site taken care of. That’s a thousand dollar deposit.

Uh, it is good for seven days. And what that’s going to do is it’s going to lock in that home site for you. And, uh, after that, we’ll do a price out, get you guys the price of your home with the options that you’ve selected. And once you see that price, it’s up to you, whether you want to move forward or not, I will add that a price. Out’s great because it’s got a line item, everything else, if you’re $5,000 over budget, you could see what, what you want to make changes to. Does that sound good to you guys? Great.

So I’ll send you the link to the survey from there. You guys can fill that out, make your selections, I will see those results come through. After I see those results, I will process a price out on my end and send you guys a PDF of that for you to review. I’m sure there’ll be some things that you’re kind of back and forth on, but this will give you a really good idea, price wise of where you’re going to be at right at around where you’re going to be at. If you make changes, you know, plus, or minus a few thousand dollars, depending on what those changes are. But, uh, at the end of the day, if you guys fill out a survey for a price out and I get something back to you, um, you’re looking at a pretty accurate, accurate price right there.

So do you guys have any questions, uh, Manchester, premier Edmond new homes, how how’s it different? So instead of a thousand dollars down to reserve your home site, it’s 250, uh, Manchester, premier price. Out’s a little bit different because you will not meet with design studio. We will do everything in the price out. So it’s a little bit more lengthy, but, uh, you’re knock it all out in one sitting. So that is nice. Um, same sort of format. I’ll send over a link to that survey. Uh, you guys can fill it out. Like I said, be prepared. There are a lot more decisions that need to be made because this is going to include all of your interior options. Uh, so take your time going through it. Uh, but as soon as you guys get that back to me, I’ll, I’ll, uh, process a price out on my end, send you a PDF and, uh, you can kind of weigh your options from there and see what you want to do.

So compared to heritage, I mean, yes, when you go to the design studio and the heritage series that takes place after your price out, but I am telling you, uh, now to be prepared, you know, there are things that are optional, okay. That you would need to, uh, put more money down for. Um, but those decisions will be up to you. That’s a very upfront process. And so, you know, maybe there’s some paint colors, maybe there’s a backsplash tile, uh, you know, um, flooring or hardware or light fixtures, you know, things like that. Um, you will have an allowance for your, uh, light fixtures. Uh, some do tend to go over. There’s so many to choose from there. And, and sometimes, uh, people get fixated on one and, uh, they, they want the one that they want. And it’s usually a little bit more pricey, but I wouldn’t, I wouldn’t be too concerned about that.

Um, you know, those decisions are up to you guys and, and they’ll lay all that out real clear for you. Uh, when you go through the design studio, um, let’s see. So back to Manchester premiere, um, once you guys have made your selections, we’ve got a, Homesite reserved, you’re approved with, uh, financing, all your pricing questions will be answered on the spot. Um, you know, the only step after that is we would just need to make sure when we get to a purchase agreement, um, all your questions are answered and you guys are at, uh, at peace moving forward. Um, if, if it is contingent, um, we contingencies have been moved to 60 days, right, right. Uh, Manchester premiere Edmond new homes.
