Thanks for tuning in. And I’m excited to get started. All right, now, today, we’re going to be talking about something that is very, very exciting. What could we possibly be talking about today on the Shaw Holmes podcast? Well, I am excited to announce that we are going to be talking about the build itself. Now this is after you’ve already worked with me. You’ve dealt with me. You we’ve gone through half of the path already.

If not, if not three quarters of the path already. So you’ve gone through three quarters of the path. You’ve, you’ve selected the floor plan that you want to build. You’ve selected the home site that you want to build on. You’ve also gone to the design studio. You’ve picked out your colors and your finishes, and you picked out all these things. You have built your dream home. So now you signed off, you’d done. You’re done in the design studio. You have met with your construction manager, they’ve thrown the plans out in front of you. They shown you exactly what this home is going to look like. You agree, you’re ready to get started. And first things, first it’s time to break ground. Now through this entire process, you probably, uh, gotten to the point where you are. You know, you’re tired of picking out colors are tired of selections.

Let’s just build this thing already. Now, something to be said is that, you know, you have kind of set the pace for the entire process. Um, what I tell people is whenever you are, when you walk into our home, you can estimate that you’re going to be, you’re going to be working with us for about eight to nine months. So two and a half month design and selections process with your Jenks home builder, and then six to seven months to build your home. So after you’ve everything through that part of the path, you’ve done the model home tour, you’ve, you’ve checked with the financing. You’re pre-approved you have done the Homesite reservation. You’ve done your price out with me, and then we’ve done the purchase agreement with me. So we’ve done all these things together. Then we separate, we go our separate ways, go on way. And then we go to the design studio.

Now I’m not going to be there in the design studio with you, but you’re going to be working with one of our fabulous designers there in the, in the design studio. They’re going to teach you all about, uh, what colors go with what and all that good stuff you’ve gone through that, right? You’ve gone through the pre-construction meeting. You’ve already done that. You’ve you, you have seen your floor plan and you are ready to rock and roll this path, by the way, makes us the best Jenks home builder in the world. Let me mind, let me tell you this, this, this path is unlike anything else another builder uses. So that’s that separates us. And we’re proud of that. Now with that being said, we are ready to break ground. So what comes first? What comes first? That is a great question. So first thing that we have to do is we have to prep the ground to, uh, to receive the footings, which is the concrete that goes deep into the ground.

Now that means we’ve got a backhoe out there. We’re we are, uh, we are pushing and pulling dirt, you know, flattening out the area as much as possible and getting ready for these puddings to be poured. Now, during this time, you’re going to have some, uh, you’re going to have some, some debris getting pulled out and you’re going to have some trash getting hauled off things like that. That need to happen. Can we want to completely clear the area before we start putting in those footings? So, uh, once that is all done, then we have our construction crew come out and they’re going to pour the footings. Now, what is a footing you might be asking? Well, a footing is the, the footprint of the home. So this is any exterior walls, as well as interior walls. That’s where the, the weight of the home is going to be sitting on.

So we don’t want to only be sitting on a slab. We want a big thick, concrete wall down in the ground to support the weight of all of this, of this home. So we dig out around the exterior of the home, as well as any walls on the interior, so that this the way to the home is going to be, uh, protected. Um, and, and stabilize. This process is one of the reasons why we are the best Jenks home builder in the entire universe. And so with that being said, you’ve got your footings poured. Now we go through, we pour those footings there. They’re about a foot deep and about, or about four, about a foot wide and about three foot deep. So that means that you have concrete even lower than what you actually can see. So then we pour the slab. So once the footings dry they’ve hardened, then we come in, we build, we, we put the F the, uh, the foot boards around that, your footprint, and now we’re ready to pour your slab.

So we bring in some dirt with our sand, we bring in some sand and we cover it with plastic. And then we pour in this slab. And of course this is a post-tension slab. Uh, that’s the only way, the best way to do it. And, um, this post-tension slab is, uh, it’s, it’s just immaculate. That’s, that’s the best way to go about it. That means that we have tons of wires running through your slab, and it is suspended. I mean, it is it’s, they’re pooled so tight that if any, uh, settling or any, any ground movement happens there, it’s, it’s suspended by these cables running all the way through your slab. Next is the framing. So we’re coming in, we’re framing all the walls in, of course, bef before the framing happens, there’s going to be some plumbing that has to take place, because we’ve got to pull the plumbing through the, uh, through the, the concrete.

So they they’ll pour that concrete around the plumbing. Um, but then once we’re doing our framing, now, the plumbers are going to come and the electricians are going to come in and they’re going to start attaching their, their products to the framing. So, uh, not the finished product is, is a rough, a rough finished show. They’re, they’re bringing all of their, their, uh, electrical and all of their plumbing to the, the places where they need to get that to. There’s just not any finished fixtures on there yet. Now, once that is all finished, now, we’re going to come in with some installation. We’re going to insulate the in the walls. And, uh, we do that with a blown in insulation. And then we sheet rock. Once we get completely sheet rock, then we are going to take bed skim and finish the, uh, the, the dry wall, along with the texture.

That’s going to go on top of it to sh to, um, to give it that nice finish for your Jenks home builder, and then we’re come, come through and we will paint over top of that, uh, that texture. Now that paint is going to be the color that you had chosen. And so, um, it’s, that’s where things are really getting exciting. We’re going to start putting in the trim. The exterior of the wall of the home is going to be starting to get worked on Brit, things like that. Um, we’re going to get this home completely sealed in so that we can start bringing cabinets and trim doing your fireplace on the inside, start doing your floors. Then the exciting part we’re putting, we’ve got that roof on, but we are, um, we’re, we’re doing your granites. We’re doing your, your fixtures, all of your light fixtures and your, your plumbing fixtures, um, everything’s going in and, uh, you are ready to move into your home.

Once we take our final cleanup crew out and they clean everything up. So this has been a 10 minute process, uh, 10 minutes, a 10 minute podcast going over a six to seven month process.
