There’s an interesting factory that not a lot of people know about New Home Construction with Shaw homes, um, past our five easy steps to owning a Shaw home. So you’re going on your model, home tour, figuring out the financing, reserving a home site, going through your price out and then going to a purchase agreement. There’s also another five steps after those five steps that go into detail on your design, your plan, the building, your closing, and then the warranty on your home. The step after purchase agreement is called the design studio. So basically it’s three easy meetings. We go over on the first meeting your interior. The second meeting is your exterior. And the third meeting is the final signatures. At this time, there are no structural changes in your home. We’ve got award-winning designers, we’ve got the largest design studio. We’ve got tons of options offered.

It’s a really simple process, but at this time there are no children under 12 in the studio. We want to do that to make sure that your process goes as smoothly as possible. And so that way you can focus on every option that will be put into your home without any distractions. So after that, we’ve got your plane review. We’ll sit down, we’ll review the selections that you’ve made. We’ll discuss the timeline that it will be coming up. After that, we’ll go over the weekly updates. We’ll discuss that in the homeowner orientation that you’ll receive. Whenever you call Ms. Complete, basically we’ll meet at the main office to go over that. You’ll get the chance to meet your New Home Construction builder, the construction manager of your home. We also will review the blueprints on your home, but we’ll also go over the site plan. So you’re able to see how your home fits on its lot on the lot that you’ve selected, that’s been predetermined, and then we’ll discuss the grade of your land. So like the saw the development, the shrubs, the trees, all that fun jazz.

After that, we then discuss building, we’ll do a homeowner’s orientation inner to be done onsite. You’ll get to meet at your new home, enjoy the progress. You’ll get, see the weekly updates with pictures of what was done that week, and then information about what will be done in the following weeks when you’re home. And we highly welcome questions. Questions are definitely a big key factor as an Edmund new home builder and an Oklahoma New Home Construction new home builder. We really value being able to make sure that all of your questions are answered. So you feel extremely comfortable moving forward with us and that we’re all on the same page and that you know exactly what to expect for your home.

After going over the building, we’ll go over the closing. Your building will be done. All the construction on your home will be complete. Then we’ll get to the closing that’s at that time, we’ll give you the keys and it’ll be time to move in. So we’ll meet at the title company. That’s when your down payment is fulfilled and we go over the closing costs, the mortgage is signed for, and your title is transferred up until that point. Shaw home carries the construction loan and all of our neighborhood neighborhoods. It may be a little bit different if you do decide to build your home offsite or outside of a Shaun neighborhood. So we can go over that as well, just in regards to the cost, because you’ll have the building, the loan will be carried on your end. If you build off site, obviously in a Shaw neighborhood, we will carry the construction loan and take care of that for you. We won’t make you pay for a house until there’s a house to pay for that’s our process in our neighborhood.

So after your closing that step number nine, we’ll go onto the warranty. At this time, we’ve got a full-on full-time warranty coordinator on staff. It’s an in-house warranty department. It’s 60 days follow-up calls what you’ll receive and then an 11 month follow-up calls. So right before your year’s cooker, we’ll make sure to get back with you to see if there’s anything in the house that you need fixed or adjusted within that 11 month timeframe. So we can do it before the year’s up. We absolutely guarantee excellent service with your New Home Construction and we’ve got Tulsa’s best warranty. So our warranty is a 10 year structural warranty, two year mechanical warranty, one-year limited warranty and a 24 hour emergency line for any emergencies that may arise in your home. That’s a little bit about the aftermath of the contract signing and kind of all the selections made in the five easy steps.

Now, normally when we go to contract with a client or to, um, as an Edmund new home builder, we’ll sit down with them and kind of explain what to look for from there. At that time we’ve gotten all of your selections made in your home. Um, all of your structural selections made in regards to the home site that you guys have picked the floor plan that you want, how many bedrooms, bathrooms, which version of the floor plan that you’re choosing. Then after that all sign, everything of course review everything. And at that signature, after the end of all of that, we make sure to go over what to expect from there. So what I tell my clients is from here, it’s going to seem like the next couple of months, next two to three months of instruction are going to be quiet, and that is anything but the truth. During this time, we’re sending out the purchase orders for your home. So all of your options that you selected, we will be purchasing, um, from our, our, um, suppliers. We also will be getting the permits from the city for your home. We’ll be getting the land graded. We’ll be getting the teams selected to build and construct your home. And then from there, whenever your home is prepped and done with the pre-construction,

What we’ll then do next is we’ll reach out to you. Your New Home Construction construction manager will reach out so that you know, who will be building your home and who to contact with further from that point forward. Then at that time, your building manager will be able to get you more information on what to expect moving forward from there. During that time, there’ll be able to go over any questions you may have, they’ll get you their contact information. So you’ll be able to email them. If you do have any further questions and they’ll kind of set the right expectation of what your bill will be looking like and what for what you will be expecting from there. I believe you’ll also receive notification from our main office, as well saying virtually the same thing, a great thing, the great thing from there, with your home. I like to tell people as well, it’s an open factory and you’re welcome to go view your home whenever you’d like, you’re welcome to walk through it.

Whenever you choose to it is your home. Obviously Shaw will be constructing it at the time, so we will own it, but in the long run, it will be your home. So you’re welcome to go, go through and go view it as much as you’d like to go see how it’s turning out, how it’s looking and get excited. Every time you go. That’s a little bit about the pre-construction phase. The cool thing is we also close as an Edmund new builder and it tells us a new home builder, let me close with charter title. And like I said, like I said, at each year or each month, excuse me, we offer an incentive to assist with your closing costs. So if you use one of our preferred lenders, which we’ve thought three preferred lenders, we’ve got Steve guaranteed rate one with first United and fill up with AMC that are awesome, meant to work with awesome guys to use.

They’re wonderful to get in contact with easy to work with. Um, and they make our process so much more smooth. That’s why we use them and we offer an incentive if you do use them. So this month’s incentive right now for may in 2021 is $4,000 towards your closing costs. And with that, we always want to just make sure that that closing cost helps in assist to cover any extra costs or any costs that you may see, obviously with your closing. Now, closing costs can differ just depending on the time of month, the size and purchase price of your home, and then other other purchase factors just like that. And also I believe what type of loan you may be doing, but we will want to make sure that we’re taken care of at least $4,000 on our end for closing so that it doesn’t feel like you need to bring so much money up front to this table with the down payment, and then also covering closing costs.

That’s our goal right now, at least to make sure we’re taking care of anybody, any clients of ours, so that you feel most comfortable moving forward with us and that everything’s taken care of is really exciting to get the chance, to see your home, get to see all the features and the finishes added into them. Our design studio really helps take cover, take care of you and get, gets the opportunity to show you and the layout, all of the options and all of the finishes in your home. It’s a really cool and unique process. It’s why [inaudible] as a Edmund new home builder. And I tell us a new home builder.
