With the new home construction in Oklahoma, it can be difficult to find a builder, and I’m going to tell you why you should use Shaw Homes. Shaw Homes is a homebuilding company. We’ve been around since 1985. We are the most award winning builder in Tulsa. We have won 33 awards in the last five years. We built homes. We built spec homes, market ready homes. And we have a bunch of options to choose from and we are Oklahoma’s highest and most reviewed builder. With the new home construction in Oklahoma, we have 4.7 out of five stars on Google and we have nine hundred and four reviews. Um, so one or one of our biggest qualities is all of our model homes that we have. They are furnished and they are decorated. Um, not only are they furnished and decorated, they’re, for instance, decorated beautifully with a new home construction in Oklahoma. It can be hard to find builders that have homes like these.
We do this, so it’s easier to visualize where your furniture is going to fit if your bed is going to fit in a certain area. And we do fill our homes up with a good amount of furniture just to show you how much space is actually in them. So if you have a couch and you’re like, Man, I don’t know if it’s in effect, well, we can tell you because we already have a couch in there for you and it. We have more choices than any builder when it comes to new home construction. In Oklahoma, we have 63 floor plans. So me saying that you’re probably like, Wow, how do you choose? You book a tour with us. We have a great team that will help you fulfill your needs and wants. So you’ll just tell us what you’re wanting, what price range, and we will give you options that fit those needs. Um, I definitely suggest for you to book a tour, even if you’re not sure you’re building or if you want to buy a spec home.
It’s just a really fun experience. And yeah, so we do have 17 communities and we have over 400 400 home sites to choose from. We built an eight cities and we currently are. On March 1st, we’re opening a neighborhood in Owosso called Stone Creek. Super excited about that. We have over 440000 pre priced options and the design studio and the new home construction in Oklahoma. We have the largest customer incentive right now. We have the if you use a preferred lender, which we highly recommend, you get a $4000 incentive towards closing. And then also this month we had the if you use a preferred lender, you would get the free master shower upgrade. So we do have some things like that that go on. We are a builder of Tulsa and Oklahoma City, St. Jude Dream Homes, and we do have the most transparent pricing. You get your pricing before contract. We show you every single thing in your home and how much it costs.
We’re very upfront with that. Many builders give you prices after you come in. So we want to make sure to show you that before just in case you’re like, Oh, shoot, like, I don’t want that in the new home construction, we do send face updates for our customers, so you don’t have to drive by there every day and wonder why stuff isn’t going on. We did send you updates and. Yeah. We do have an in-house warranty department and stuff, so if something’s wrong with your home or you’re having issues, we have people that work just in that department that will help you with that. So we do have the easiest customer process when it comes to the new home construction in Oklahoma. It’s called the five easy steps to owning a shore home. So we kind of talked about the model home tour. This is so fun, and I definitely recommend you to do that. It’ll save you a bunch of time. And our team, like I said, they’re great and they have the answers to 98 percent of the questions you have most of the time. So our homes are furnished and decorated, which makes it fun, but also gives you a visual idea of where your furniture is going to fit. And you’ll drive your own car with this tortoise in case you have an emergency need to leave. There will be no pricing during this, so there’s no decision to have to make the stay at home. There is something for everyone because we have three, four and five bedroom homes and we also have one and two storey homes. So and we do have a wide variety of square footage as so after we go through our model home to kind of look at what floor plans you like, um, pick a few and we’ll get the payments on those homes. So like I said, we definitely recommend you to do a.
To use a preferred lender with the new home construction in Oklahoma, this is a really good idea. So we’ll go through a mortgage application with them. It’ll take about five minutes and we’ll ask you what payment you’re comfortable with. What are you currently playing now? What are you willing to pay a month? How much are you planning on putting down? And if you don’t have the answers to these right now, that’s great. It’s fine, but it’ll just help you really see where you’re going to be payment wise and also our preferred lenders. It’s called the pity we do the price, the insurance, the taxes. Anyways, yeah, well, the new home search. OK, so we’ll see what kind of loan you’ll be putting down and fun stuff like that, so I’d stop two is picking your payment. So we’re going to pick your place. So we’re going to go through all the home sites. And after we find your plan, hopefully by now, we’ll see which touch on which floor plan fits on which home site. And once you find that home so that you just love. We require a $250 deposit. This does not. That is not being cash at this time. And this will be going towards your closing cost. So we’ll reserve your home site and then you have seven days from there to change your home site just in case you’re like.
I wish I were to choose this one. You have the choice to change it. So after we pick our place, we’re going to pick our finishes. This is where it gets really fun with the new home construction in Oklahoma. It can sometimes be stressful, but we make this experience so fun for our customers. So we’ll have a meeting and we’ll go over all the exact pricing with the options throughout the home, and we’ll go over a slideshow of everything that will be included in your home and fun stuff like that. And then we have the purchase agreement and we’ll watch a video that will explain the detail in detail, the paperwork you are signing and what the new home construction. And this is where it will go over the structural options, the home site selection, garage orientation, color and finishes and all the fun stuff like that. And this is when your mortgage approval is due. So I am for the additional down payment. We do require 3.5 percent of the price of the home do upfront.
