Okay, so I’m going to go over the path to your new Shaw home. Um, what this is, is designed to make the process easier for you, and also less overwhelming because sometimes people think that building can be, um, a lot in this way. You have exactly the correct expectation from beginning to end when building your new homes broken arrow. So to start, we’re going to start with that model home tour that Cheryl will take us about 90 minutes to get through. You all will see anywhere from about six to 12, fully furnished and decorated, um, model homes today. Um, something that’s a great about that is that for me, it’s hard to look at a two dimensional piece of paper and be able to see how my wonderful dining room table would possibly fit in that nook versus a dining room. Um, and so what’s great today on the tour, you’ll be able to notice these things and also see the craftsmanship and how we build, um, our Shaw homes.

And what’s also a good thing as you will drive your own car today. So then that way there’s no pricing or pressure during this time. Um, and that way, if any, um, emergency comes up and you need to go, you definitely can as well. My main goal today is just to focus solely on giving you all the information on show homes and also the focus and to focus on the function behind each of the floor plans that we go through today. And we always say that we have something for everyone, um, because our plans are very versatile, but they can be a one, three or two story depending on exactly what you’re looking for today. And that second step would be our financing. So here, we’re trying to find that budget that you’re wanting to stick to for your new homes broken arrow. So we will most definitely give you some monthly payment quotes today when we’re done on the homes that you did love.

Um, and what’s great is we also have four preferred lenders that we have here at Shaw homes. So then that way you can get an extra incentive and using those. So typically our incentive is a $10,000, um, that you can use towards upgrades and or the price of home. But if you use a preferred lender, we actually bumped that up five more thousand dollars. So you get a full 15, which is pretty awesome. And they do a five minute application that is free takes about 24 hours to get that approval. Nine times at a tenant is before then, and they will do interest rate matching and closing cost matching. If you do have a previous lender note for pre-qualification and they do all the types of loans, so you’re safe cover, and you’re covered their conventional FHA VA, native American bull development, all those types of loans for you guys today, the next step will be the Homesite reservation.

So we’re going to be picking where you want to build that new homes broken arrow that we found during that wonderful model home tour that is going to keep you on that budget that you’re looking for. Um, and at that time, a thousand dollars deposit would be asked of you for that Homesite reservation. But the great thing about it, it is refundable for seven days. And in all honesty, we don’t even cash the check. We just want to make sure that we all have your questions answered and that you make no rush decisions during that. And if you would like to switch during then you can most definitely. Um, but we just want to make sure that you get everything answered that you would like to before we get onto the next step in the process. So, um, and the reason why we do that is because there are 14 of myself working with anywhere from one to 10 people at a time, and everybody’s looking at the same inventory.

So we just want to make sure that you get that one of a kind home site. They’ve always been looking forward to build your new home broken arrow, and then step four is the price out. So we’re going to be picking out those features in that new home that you just picked and are ready to move forward with. Um, and to do that, we will actually meet at your favorite house. Um, we will take about a 45 minutes to an hour altogether, and what you will get during this time is itemized pricing. So there are no surprises. All of your questions get answered. We price the home out exactly the way that you want right down to the dollar. And we are fully transparent with our pricing. As we give you guys total printouts on the spot of everything that you chose that day, um, there are tens of options to choose from, and we’re here to just help you.

What’s great. It’s going to be a slideshow. So you’ll see what is included in, what are different options you can do, and it will give you the exact cost of all those options. So, um, after we’ve done the price out, the next step would be your purchase agreement. And so basically your purchase agreement is going to be finalizing the home that you’re picking, um, and which home site that you’re going to be putting that on in which community, but things in the price up that we did, like the different features and things, you can still change those after a purchase agreement. So, um, that will take about an hour altogether. You will watch an informative. Yeah,

And like I was saying, the only two things that are final would be structural options in that home site that you picked. Um, but again, colors and finishes are not. So at that time, an additional deposit would be due 5,000. If your purchase price is 250,000 or less, if your purchase price is 250, between 250 and 300, it would be a five, a $10,000 earnest money. And if it is from two, 300 to three 50, it would be a $15,000 earnest money. And then anything above that would be a 5%. And again, all that goes towards your closing costs at the end. Um, it is just your skin in the game. While we are carrying the construction loan, we are making the payments during the duration of the building. Also we’re paying that interest. So, um, and then after that, if you need it to be, we’ll need your mortgage approval, which is one of our preferred lenders, that prequalification is great.

And then also we’ll, if you need to do a contingency or delay of bill, so we can do those for up to 120 days, which is great. So say that you have a home to sell a contingency is great for that option, or maybe you’re moving from another state and you just need a little bit more time before we start your build. Then that’s what great that delayed build is there for. So, and after that, it’s a congratulations. You’re going to move on to the fun stuff now where you get to actually go to step six, which is our design studio. So our design studio, um, we’ll actually done in three easy meetings for you, you’ll have an interior and exterior and a final signatures appointment. Um, and during those times you’ll be able to see everything in the design studio, um, and be able to pick everything out, which is a blast.

And then from there for your new homes broken arrow, um, no structural changes can be made. Um, but what’s great is you’ll be working with award-winning designers and one of the largest design studios for any Tulsa builder. And there’s tons of options offered, but it’s also a really simple process because you have a designer helping you along the whole way. Um, but we do ask that no children do come simply because you aren’t good, probably not going to be the only one there at the same time. There’s three designers, probably working with three separate appointments at the same time. Um, and then that way there’s no distractions, which is great. So after your design studio, it takes about 30 days to get through. Then you’ll have about a 90 minute plan review with your construction manager. Um, so you review your selections, you’ll discuss your timeline, you’ll go over how you’ll receive weekly updates.

Um, you’ll discuss your homeowner owner’s orientation and to do this, you’ll meet at the main office and you’ll meet your builder at this time. And the three things that you’re going to review is your blueprint, the site plan, and also the grade of the land where your home is going to be built. And step eight is where you will actually be, um, with your building manager or your construction manager. And you will actually have your home owners orientation done on site, which is pretty great. And you’ll meet at your home. You’ll get to enjoy the progress while it’s being built. Um, and you’ll also go over the weekly updates that you will be receiving from your construction manager as well. And from that point on your point of contact will definitely be that construction manager. So if you have any questions, go ahead and, uh, make sure you ask him for sure.

Um, and then next for your new homes broken arrow would be closing, which is great. So after your home is being built, this is when the keys are given and it’s time to move in. So, um, for this meeting, you will actually meet at the title company and we use charter title and you’ll be meeting with read a box. This is where your down payment would be fulfilled. So that earnest money that you gave above it will be, um, there for that. And then also say you sold a house and you have about a hundred grand that you’re wanting to put down. This would be the time that you would want to fulfill the rest of that amount. Um, this is where your closing costs would be paid, which I’m sure you’ve already discussed that previously with your lender all the way up in step two.

And then this is where your mortgage will be signed for in the title will be transferred out of Mr. Shaw’s name into yours, which is great. Um, and so we like to say currently we’re about, um, eight months out from your home build being complete. So, um, which is great there. So you actually have the great expectation of when you’ll be moving into your home. And we also like to let everybody know about our warranty department. So we actually have a full time ward, a warranty coordinator on staff. So Mr. Shaw is not your warranty department. We have a whole, um, staff that actually takes care of that for you, so we can make sure we get all of your needs met there. Um, and what is wonderful is they will actually do a 60 day follow-up call. So about 60 days after you move in the home, they’ll give me a phone call and say, Hey, we just wanted to reach out and see if there’s anything that we missed or that you needed us to get completed for you.

And then they will actually do that again at about that 11 month mark, right before that one year is up. And then that way we can get anything done that we need to, I mean, they pride themselves on excellent, excellent service because we do have Tulsa’s best warranty of a 10 year structural warranty, a two year mechanical warranty, a one-year limited warranty. And what’s great is we do have a 24 hour emergency line, if anything comes up. So just to kind of recap that step one is picking out that home that you’re wanting to build for your new homes broken arrow. Step two is finding that budget that you want to stick to step three for that Homesite reservation is planning on where you want to be located. Step four, is the price out your features and finishes step five is that purchase agreement, which is finalizing those from above. Then you’ll go to our design studio for step six, go over your plan review, meet your builder when your home is complete, you’ll have closing. And just remember we have a great warranty department for all of your needs here at Shaw homes.
