Alrighty before we get started and go to the model home. I want to show you the path to your new Shaw home. We have created this process because we have been doing this since 1985, and we feel like it’s the simplest way to not overwhelm you guys. And also we want to set the expectation from the beginning. So you know exactly the process that you will be going through when building your Shaw home. So the first thing that we do is we do a model home to her, and that takes about 90 minutes to get through. And we will see about six to 12, um, homes that are furnished and decorated. We do ask that you drive your own car. So that way, if an emergency comes up, you are more than welcome to leave. And also it’s no pricing and no pressure. We just want to make sure that you are getting all the information so that you can make the best decision in this process for your new homes broken arrow.

Um, the main purpose of the model home tour is that we’re going to focus on, um, the function of each home and that we do feel we have something for everyone. Um, considering all the versatile plans that we have, we do have an 83, 4 plans that we can build in about 36 different communities and they can be one or two-story plans. Um, and also, like I said, that model tour will take about 90 minutes. And then from there, we’ll go over financing for your new homes broken arrow. Um, we will always give a monthly payment quote, um, regarding what type of amount that you were wanting to spend or for your budget. We’ll always get a monthly payment for you guys, because we know that that’s a very important way for you to consider what to home that you would be purchasing. Um, we do have four preferred lenders that we do use, and we have an extra incentive when using those preferred lenders.

So we have a $10,000 incentive right now for building with Shaw homes. And if you use one of our preferred lenders, it goes up to 15,000. Um, so that’s just something to go to think about. We use preferred lenders because there are some sketchy lenders out there, and we just want to make sure that you guys are being taken for a bit, every aspect in the home buying process. So that’s why we have four preferred lenders that we do use for new homes broken arrow. It does take a five minute, um, application and it, you, it is free by the way. Some people think that you do get charged for that and you do not, and you will get your approval within 24 hours, which is pretty awesome. Um, and just so you know, if you do already have a lender that you’re approved with, we do do interest rate matching and closing costs matching.

So that is something to think about. Um, you know, because we want you to get the, that incentive that we have in that way. We know that you’re being taken care of too. And they do do all the types of loans, um, conventional FHA, a native American moms. It asks me about those. What type of loan do you think that you guys would be using for your new homes broken arrow? Um, and they are well-known names. We have bank of Oklahoma first Oklahoma bank. We have total lending concepts and spirit bank. And then from there, the next important part is the Homesite reservation. Um, and that is where we will ask for any, the first amount of money from you guys on it. That would be a thousand dollars deposit. And it is refundable for seven days. We do that because we don’t want you guys to make any rush decisions.

And during that time of that was seven days, switching homesites is allowed. And we just want to make sure that you’re taking your time, uh, and that you did all of your questions answered and that check, we honestly, we don’t even cash it. It just sits on our desk for that seven days. And what it does, um, is com competing customers are blocked from that site. So yes, you’re with me today, but there’s 16. More of me see, showing around five other groups of people each around all the same inventory that, that you would be looking at as well. So what it’s doing is blocking them from that home site. So then that way it is something that only you guys are locked on and pumps are always one of a kind, that’s why those unicorns, right? Fear, because God is the one who made the land and we can design any home, but we obviously can’t create any more land that’s already gone, done and been, you know, already final.

So that’s why we do that seven day deposit for you guys. And then from there, we’ll go to a price out and we’ll meet at your favorite home or here, whatever works best feel. It’ll be about 45 minutes. And what we’re gonna do is we’re gonna do itemized pricing on that, um, price out so that we have no surprises and all your questions get answered. Um, and we’ll price it the way that you want. So if you’re on the edge, oops, excuse me, maybe wanting something and not wanting something we say added on in there, because you can take them out, but we just want you guys to put everything on in there. And that way we can see exactly what that price would be. Cause it, we will get down to the dollar and we will give you, um, the total price print out on the spot.

We’ll give each of you a copy and you guys can go about your, in your corners and figure out who wants us to do one stat. And then that what you guys can decide. We know on everything in the home. And there are tons of options to choose from. We have over 400,000 options here with us at Shaw homes. And we just want to make sure that we can get everything answered for you guys and make sure that you have everything in the home that you are wanting. And then we’ll go from there and make sure that you finalize everything that you guys are actually going to put in. And that’s where the purchase agreement comes in hand. So, um, you’re going to watch an informative video and the reason why we do that is so we dot all of our I’s and cross all of our T’s and we make sure that you are getting all the same information.

Everyone who builds with Shaw homes, that’s super important. Um, and it will be about a one hour meeting. Um, the only two things at this meeting for your new homes broken arrow that are final is your floor plan that you picked and your structural. So that would be your structural options and the home site selection that you’re going to put your home on. And the colors are not final. And the finishes are not final because you’ll actually do that in the next step, in the design studio, step six. Um, the only other thing that money is that, um, that we ask of you then is do your additional deposits will be due. And so I’ll break that down for you. So if you are spending 250 or less, it is 5,000 and then two 50 on up to 300 is 10, 300 to three 50 is 15.

And then anything over three 50 will be a solid 5%. And that’s all going towards, that’s called your earnest money. And it’s going to all go towards your down payment for your home. And then from there, we’ll have to get your mortgage approval will be due from your lender. And then, um, we’ll make your purchase agreement based on a contingency or delay of build. And we can do that for your new homes broken arrow up to, um, 120 days, which is pretty nice. And then from there, congratulations, we’ve signed your contract and you’re onto that design studio. And in that design studio, it takes about 30 days to get through the whole studio. Cause you’ll have three separate appointments. One will be interior, one will be exterior and your third one will be your final signatures on everything. Um, and from there, you will have no structural changes will be happening and you will go and work with our award-winning designers.

We have the largest design studio of, um, of, uh, of home builders here in Tulsa. We have tons of options offered and it’s a very simple process. Um, our Shelly and Gianna are amazing and they will make sure that they get you through everything. But we do ask that you don’t have any children in there, reason being one, we want your full divided attention. And also you probably won’t be the only family in there at the same time. So it just helps make the process go a little quicker. And then also that way we, you can focus on everything in the design studio. Um, the next step would be your plan review. And that takes about 90 minutes. You’re going to review your selections and you’re going to discuss the timeline of your home bill of your new build for your new homes broken arrow.

You’re going to discuss weekly updates and you’re going to also discuss your homeowner orientation. And then you will meet at the main office and you’re going to meet your builder that day. And you’re going to review your blueprints in your site plan. And then you’re also going to discuss the grade of land to see if there’s any additional things that will be done to the land before we start building your home. And then from there, we’re going to go on to step eight, which is the building process. So you’re going to have your homeowner orientation done onsite, which is pretty nice.

And you’re going to meet at your home and you’re going to enjoy the progress of the home and be able to see what’s going on. You’re going to get weekly updates with photos from your, um, construction manager on your site. And any questions are welcomed then to your construction manager. Um, they’re awesome out here, it’s Kenny Smith and, you know, he will answer anything in every question that you have from there. You’re going to go to closing and that’s where you’re going to get your keys. And then that will be when you will. Um, it will be time to move in, which is awesome. You’re going to meet at the title company and your down payment will be fulfilled of whatever didn’t get, um, whatever you needed, less from your additional deposit above. And then you will get pay your closing costs and we will get your mortgage signed for, and then that title transfer will go from us to you. And then the last thing you will have is the warranty. We have a full time warranty coordinator on staff. We will do a 60 day follow-up call and an 11 month follow-up call. And we have Tulsa’s best warranty of a 10 year structural to your mechanical one-year limited. And we also have a 24 hour emergency line and from ground break to move in, it will be about six months. So for when you will move into your new Shaw home.
