Alrighty. Well, before we, um, get in the car and let’s start our tour, I’m going to go over the path with you for your new shelf home. Um, so the first way we’re going to start was with number one, which is the model tour that we’re doing today. So I’m on our tour. We’re going to, it’s going to take about 90 minutes and we’re going to see about six to 12, um, homes on our tour today. And we do have the most furnished and decorated model homes here at Shaw. We do that. So then you can actually see, um, our, uh, how they’re lived in and how spaces are laid out. And, um, that way you can see the function behind our designs of our homes. Um, you will drive your own car and there’ll be no pricing and no pressure during this appointment. Um, we just want to focus on getting you all the information in the function behind the plans.

Um, we do have something for everyone. We have 79 floor plans that we built, and we have so many versatile plans that can be one or two story homes. And then, um, from the model home tour, we’re going to go and it would be the financing of what we would cover next. Uh, we will always give you a monthly payment quotes when, um, we are done with the model home tour, or even at a different stage if need be. We will always not. We will always give you a monthly payment with that bulk amount because they’re just two different figures. So I’m the, we do have four preferred lenders, um, that if you use them, we have an extra incentive. So right now for the month of November, it’s $10,000 towards closing costs or upgrades for your home. And, um, if you use one of our preferred lenders, that actually turns into $15,000 for that.

So, um, that’s why we do use, um, the four preferred lenders that we have. Um, they just know the process from beginning to end and they make it smooth. Um, and there’s no bumps in between when you have to deal with the financing portion of your, um, Shaw home bill. So that’s where we have our four preferred lenders that we use. Um, it’s a five minute application and it is free and you get that approval done within that 20 it within 24 hours, which is pretty awesome. And they do interest rate matching in closing costs, matching if you already have a previous lender. And of course they do all the types of loans, conventional FHA, VA, native American loans as well. Um, and then the third step of the path for your new homes broken era would be the thousand dollars deposit for your Homesite reservation.

Um, and that thousand dollars is refundable for seven days a week. Just do that because we don’t want you guys to make any rush decisions. And during that time you can switch home sites still. Um, and we just want you to take your time and get all your questions answered, and we don’t even cash the check. And we’ll honestly sit on my desk for seven days. And, um, for your new homes broken arrow, we just want to make sure that we are blocking it from competing customers. So you’re with me today, but there is six more of me with X, Y, Z amount of people. And then that way it blocks them from that home site, because they are one of a kind, we can build any Shaw home anywhere, but we cannot recreate that land since through wanting that culdesac law or a Greenbelt law or just a corner.

So you don’t have a side neighbor that way you can reserve those types of lots for youth, um, for a seven day refundable deposit. Um, next step for your new homes broken arrow would be the price out for you. So we would meet at your favorite home or at my model, it would be about a 45 minute meeting. And what we do there is we will give you itemized pricing of the home that you picked. Um, and if there’s more than one home, you’re more, we are more than happy to do both of those for you. Um, we just want to make sure there’s no surprises and all your questions are answered. We just want to be fully transparent with you guys and set the expectation. So you know, that we can price the home the way that you want. Um, and down to the dollar is as we’ll get a close to down the dollar as we can, by the time that you leave here and we will give you a total price print out on the spot.

So I will give you a copy and your husband and copied in, um, and that way you guys can go over them and keep what you want, or maybe like, eh, that’s just a good placeholder, but I don’t think we need it. Now take that off. And you know, that way, you know exactly what everything will cost, that’s going to go into your home. And then, um, there are tons of options to choose from over 400,000 options in our, um, price, outlook portion of the appointment. So there are so many things that you guys can do and things, things like that. So, um, all that will be covered in there. And then the next step would be the purchase agreement. Number five, for your new homes broken arrow, you will watch it informative video, and it will be about a one hour meeting total. Um, the only thing that are final at that purchase agreement are your structural options in your home site selection.

So the home you picked and what land you’re going to put that on. Um, and then your colors are not final, nor are your finishes because you will actually do those in our, um, design studio. And that would be the next step of the path. Um, and then, um, your additional deposit at that time will be due. So to break that down easy for you to 50 and under is, um, $5,000. And then 2 50, 200 30,000 to 300,000 is $10,000 down. And then if you are, um, three 50 or 300 to three 50, it’s $15,000 down for your earnest money. And if you are over $350,000, then it would be 5% that you would give for your earnest money. And that earnest money goes towards your down payment when you guys sign your papers at your closing. And so, uh, the next part of that, your mortgage approval will be due. Um, and we would also see if it would be contingent based on your home being sold, or if it would be a delay of build. Um, and then from there, we would just say,

Congratulations, and we would get your appointment set up and everything, um, sent in and ready to go for your new homes broken arrow. And then we would have your design studio appointment. So that will be three easy meetings. You have an interior and exterior and your final signatures appointment. So I’m one and two. Each of those are about two hours long. And then that final one is really short for you guys. We just broke it down that way, so you can make the best options, um, pick the best options for you guys for your new homes broken arrow. Um, at that appointment, no structural changes will be able to be made and you will actually be going to our award winning design studio with our award winning designers. Um, they have the, we have the largest design studio and we offer, um, tons of options.

And it’s a really simple process, but we do ask that no children are allowed in the studio one because you won’t be the only one there nine times out of 10, and also just a lot of, um, it’s a big decisions to make for those things. So we just want to make sure that we have your full invited attention. So for the next portion for your new home is broken. Arrow will be your plan review. And that takes about 90 minutes in that plan review. You’re going to go over your selections. You’re going to discuss the timeline of your home build. You’re going to have, um, discussions over what your weekly updates will look like. And then you’re also going to discuss your home owner owners orientation, and you’ll be doing that. You will meet at the main office and you’ll meet your builder at that time and you’ll review the blueprints for your home.

And then you’ll also review the site plan and the grade of the land that your house is going to be built on. Um, and then the next step, which is step eight, would be the building step for your new homes broken arrow. And, um, that’s where you have your homeowners orientation actually done onsite. So you will be on the site where your home is going to be built for that homeowner orientation. So you’re going to meet at your home and you’re going to enjoy the progress. And they’re going to go over everything with you. Um, you will discuss your weekly updates that you will be receiving, um, and you will get a weekly update at that building appointment, which is awesome. You will, um, also all your questions will be answered. And if I, if they can’t answer them, or if you have a question on the weekend and they’re not out there, and I’m hearing the model, you’re more than welcome to come out to me and we’ll get all those questions answered for you too, as well.

Um, and then the next step would be the closing. And this is the funnest part. You get your keys and it’s time to move into your new home. Um, you guys will meet at the title company and you will, um, that down payment will be fulfilled. And just remember that earnest money that that was due at the purchase agreement will be there for you guys. Um, that goes towards that. Um, and then you will pay the closing costs unless you chose you some of the incentive for that, then obviously that is what that is for. Um, and then you will get your mortgage signed for it. And then your title transferred out of Shaw into your name. So the last part, um, is the warranty. We actually have Tulsa’s best warranty. Isn’t we have an in-house warranty department as the builder or not your warranty.

We actually have a department that takes care of that for us. Um, it is a full-time warranty coordinator on staff, and they will give you a 60 day follow-up call into your new homes broken arrow, and then on an 11 month follow-up call as well to make sure that there is anything you need to get done before that warranty is up. And we do pride ourselves on having excellent service in that warranty department. And just so you know, um, it, if to remind you, it is the 10 year structural, more anti the two year mechanical warranty and the one-year limited warranty. So we say covers everything besides your sod and grass, cause y’all can kill that. So overall. And just to remind you, they do have an add a 24 hour emergency line. If that’s something that you would need to use, it is there for you guys. Um, and then that would fulfill the warranty portion of the path. And so basically your model tour is 90 minutes. The financing is about by your price out is about an hour as long as well as the purchase agreement. And then that studio will take you about 30 days to get through. And then from groundbreaking to move in, it will be about six months to your new Shaw home.
