Alrighty. So before we get started on the tour today, I wanted to go over the path to your new Shaw home. So what we are going to start with is what we’re actually doing today, which is that model home tour. So we today will take about 90 minutes of your time and we’ll go through about anywhere from six to 12 homes, depending on what you guys are exactly looking for. And what’s wonderful about the tour is every home you’re going to see today will be furnished and decorated. And what’s wonderful about that is I don’t know about for you, but it’s hard for me to look at a two dimensional piece of paper and see how my great, um, bedroom furniture will fit in the master bedroom. So then this way you can actually visually see how everything would fit. And also what’s wonderful is you will drive your own car.

So if any type of emergency comes up, you’re more than welcome to go. Um, and also the, you know, the whole purpose behind the tour today is to focus on, um, the function of each house and also give you all the information. So there is no pressure on pricing today at all. Um, and we always say we have something for everyone for your new homes broken arrow, as for we have very versatile plans or they can be a one-story or a two-story, which is great. So number one is picking out that home that you would want it to build. Number two is picking out the budget that you’re wanting to stick to, which would be the financing portion. So we will definitely go over monthly payment quotes today. So at the end of the tour, say that you love the house we’re in today, the Nottinghill for your new homes broken arrow.

I will most definitely give you a price, um, and a monthly payment Pope on that home, in the community that you would be interested in. And also something that’s really great is we actually have four preferred lenders that get, have an extra incentive if you use that. So we have a $10,000 incentive towards, um, your upgrades and oral closing or both, but what’s great is if you use a preferred lender, we actually bumped it up five more thousand dollars. So you actually get 15 in total. And with our four lenders, they do a five minute application, which is free. The process is about a 24 hour to get that approval and they will do interest rate matching and closing cost matching each time. And they do all the types of loans, conventional loans, FHA loans, VA loans, native American loans. So the most definitely be able to accommodate whatever you’re trying to get done for your new homes broken arrow.

So step one is picking out the home. Step two is picking out that budget and step three is that Homesite reservation. So right here, we’re wanting to find the place in community where you’re wanting to put your new home. And at that time is where any funds are asked. It’s actually a thousand dollar deposit that is refundable for seven days. And the reason we do that, it’s kind of like, um, the pause button on the process. So that way you don’t make any rush decisions. You can switch home sites. If you need to say you love number four, but your husband loved number one. That way you guys have time, you can take your time and get all of your questions answered during that. And what’s great is we do not even cash the check. I just sits in our desk for those seven days until you guys make your decision.

So it, the reason that we do that is because we are blocking competing customers from your site, because there are 14 sales managers like myself working with anywhere from five to 10 clients. And we’re all looking at the same inventory and it is a active document. So as soon as you said, Bree, I love this home site in SpringHill at forest Ridge. Then we can block that from anybody else taking it from you. And we always say that home sites are one of a kind to say, you want that last corner lot in the community, or maybe that only cul-de-sac lot that is left. We can definitely reserve that for you at no cost that at that refundable check for a set for a thousand dollars for seven days. So the next step would be the price out where we are going to be picking out your finishes and features in the home.

So we will meet at your favorite home. It takes about 45 minutes altogether, and we’ll do itemized pricing. So you have line for line, you’ll know exactly the cost of what that hardwood would be in that great room instead of that carpet that does actually come included. And you’ll get that credit for that carpet that you did not use. But the great thing is, is there’s no surprises and you’ll get all your questions answered during that time. And we price off the home exactly the way that you want it. So I always say, this sets us apart from a lot of builders. Usually you go into a builder and they’re like, this home is $370,000 just as you see it. But what if that house had a doggy door and you don’t have a dog, do you need the doggy door? No. So what’s great is your pricing of the home exactly the way that you want right down to the dollar.

And what’s great about that is we’ll even give you a total price out on the spot. We’re fully transparent in this process. We just want to make sure that, you know, everything that you’re putting in your new homes broken errand, and the best thing is, is there are tons of options to choose from during this price out. Um, and then after the price out, you will have your purchase agreement. So ideally we get that purchase agreement done within those seven days of that home set reservation. So we, one picked up the home that you’re ready to build for your new homes broken arrow. Two, we know that budget that you’re wanting to stick to for your new homes broken arrow, third, where would know exactly which community and which home site you want to be on for. We know what features and finishes that you want to put in the home at exactly at what cost and number five is that purchase agreement.

And in that purchase agreement, excuse me, we are finalizing those choices that you made in that price out, which is great. So you will watch an informative video that lasts about an hour altogether, including signing your paperwork in the only two things that are final are your structural options. So anything that moved an X to your wall or change the roof picture of the home in which Homesite you selected and what home you’re building on that home site. So the great thing is that the colors are not final. The finishes, you can change all of those things. Um, and the design studio in step six. Um, the only other things that are going to be due at that time as an additional deposit will be due. So if it is a 250,000 or less home, it would be a $5,000 deposit, which is towards your earnest money, which goes towards your down payment at closing.

So it doesn’t go to my vacation fund or Mr. Shaw’s vacation fund. It goes towards your down payment at closing. Um, if it is between two 50 and 300, it would be a $10,000 earnest money. And just a reminder, you did give us a thousand dollars for that home site. So you will write that second check a thousand dollars less because we already have that first one from above. And if it is two 50 to three, if it’s 300 to three 50, it would be a $15,000 earnest money that would be due. And anything over 350 would be a 5% would be due on your end for that Curtis money. And just a friendly reminder. Again, it all goes towards your closing costs at the end. Um, and so things that we would need as a mortgage approval will be due. So if you have one of our preferred lender, prequalification letter is great.

Speaker 1: (07:05)
Um, and then we do contingencies and delay, uh, builds up to 120 days. So say you have a home to build, and you need the funds from that home to be able to move on to your next home. That would be a contingency would be great for that. Um, a delay, a build would be ideal if say you needed a little bit more time to get from this, get to Oklahoma, maybe you’re from California and you just need a little bit extra time before you get here and you don’t have to start your build yet. A delay, a build would be an amazing option for that. And then after that, it’s a congratulations and you’ve signed your purchase agreement and not the fun stuff begins. So the number six would be design studio. And in this appointment, you are going to get to design the features of the things that we picked in the price out.

So say that we pick the door and the price that now you’re going to actually get to see which exactly door of the rod iron that you would like, um, say that we went ahead and we picked a tile shower, then you’ll get to see what tile you’ll actually put in there. So it will be done in three easy meetings for your, um, design studio appointments. You have interior, exterior and final signatures, and just a friendly reminder. Again, there’ll be no structural changes that can be made at this time. Um, but something that’s great. If you’re going to work with one of our award-winning designers for your new homes broken arrow, we have one of the largest design studios of any builder in the state of Oklahoma. And there are tons of options offered to, which is wonderful, but what’s great is our designers will make sure that the process is super simple in a way that it does not overwhelming for sure.

Um, and then one other thing is that just no children are allowed in the design studio. And the reason why is just in hindsight, you’re going to go over a lot of information and we just want to make sure that we have your full undivided attention during that time. And then the next step will be your plan review. Oh, and by the way, during design studio, it takes about 30 days to get through that. And then after that, you’ll have your plan review with construction manager. And that is when after that is done, we will break ground on your new home. So for plan review, you will review your selections, discuss your timeline, go over weekly updates, discuss your home owners orientation, and to do all that. You’ll actually meet at the main office and you’ll meet your builder for your new homes broken arrow.

You will review your blueprint, review your site plan, and also discuss the grade of land. And in step eight for your building process, you’re going to go over your homeowner orientation, which will be done on site. You’ll meet at your home, enjoy the progress, get weekly updates from your construction manager in an email format. And all of your questions are welcome, and he will be your new point of contact at that point. And for step nine would be closing. This is when your keys will be given for your new home broken arrow. It will be time to move in. And what’s great is we will meet at the title company, which is charter title for us. Your down payment will be fulfilled. So remember that earnest money above. And if there’s any more that you wanted to bring, and if your closing costs would need to be paid at that time, uh, we need to get your mortgage signed for the title, transferred from us Shaw homes to you guys today. And then after that, the best thing to always know is that we do have one of the best warranty departments.
