Alrighty. So today we’re going to go over your path to your new shop home. Um, so typically this is where we’re starting at today. So we start with the model home tour takes about 90 minutes. You’re going to see anywhere from six to 12 homes, depending on what your guys’s needs and your function is for your family. Um, and what’s awesome is, uh, SHA homes has the most furnished and decorated new homes broken arrow of any Tulsa builder. And that way you can see our craftsmanship, um, see how our homes are lived in. It gives you a better perspective than looking at a two dimensional piece of paper that you’d do at most filters. Um, so this model home tour is really useful. Um, whether you guys purchased with us at Shaw homes, or even not, I mean, nine times out of 10, um, we were standing in version two or three of a, um, one of our Shaw homes.

So this just gives you a good idea of what you guys would be getting when you guys build your home. Um, and during that time, you guys will drive your own car. That way, if an emergency comes up at any point in time, you are more than welcome to leave. Um, and there will be no pricing and no pressure during this appointment. We honestly just want to give you all the information and what you are looking for today. And we also want to focus on the function behind the layout of each item that we’re going to go through. Uh, we say that we have something for everyone. Um, 90% of our plans can be a one-story or a two-story. So we do have those versatile plans that can go either way for you guys. So as we’re going through today, the homes for your new homes broken arrow, I will most definitely be pointing out those places where things can change and where they can change and how they would look from a one story to a two story.

And then the next portion is going to be our financing step. Um, and we’d like to do that pretty early on in the beginning, because that way we can always be view a monthly payment quote with any price of a home that you were interested in. Um, and we have four preferred lenders in an using one of them. You actually get an extra incentive here at Shaw. Um, typically the incentive currently this month is $10,000 towards any upgrades or closing costs on the home. But if you use one of our four preferred lenders who actually get $15,000, um, towards those same exact expenses, um, we have our preferred lenders reason being, they have built a relationship with Mr. Shaw in, I mean, there are just some shady lenders out there, and we just want to make sure that your guys’s process is smooth from beginning to end.

Um, and so that’s why we have those four preferred lenders. And why Mr. Shaw does that extra incentive for using them. And then the great thing about it is the application only takes about five minutes. Um, it’s about a 24 hour approval process, which is pretty awesome and fast, and they will, um, do interest rate matching and closing cost matching if you already have a previous pre-approval letter with another lender. Um, and they do all the types of loans, conventional and veteran loans and native American loans. So don’t worry, there is a loan that you can use with either of our four lenders that you pick. Um, and then the next step for your new homes broken arrow, which I feel is probably the most important it’s going to be that home site reservation. So we want to make sure that you find that one of a kind home site that you’re looking for.

So at this time a thousand dollars deposit would be asked of you. And what it does is it holds that home site for seven days at a refundable seven days fee. So that way you make no rough decisions and you can take your time and decompress from the tour or decompress from finding your home site. And that way, you know, that you were picking the right exact one. Um, and we want to make sure we get all of your questions answered in. The reason we do that is because there are 12 of sales managers like myself, and we have four or 10 different clients that we’re working with, and everybody’s looking at the same inventory and it’s actually a live document and it, what it will do as soon as you do that refundable deposit for that, that seven days, it blocks competing customers from that one of a kind home site that you are interested in.

So, um, and then the next step is a price out. The price out is something that I feel sets us apart from any other builder. Um, we will meet at your favorite home and we, it takes about a 45 minute meeting. And what we do is we give you fully transparent line for line itemized pricing on your new home is broken arrow. We just want to make sure that there are no surprises and all of their questions are answered, and we will price it out exactly the way that you want right down to the dollar. Um, the total, you guys will each receive a total price pronounced on the spot at the end of our appointment. Um, and there are tons of options to choose from. We just want to have the chance to build your home on paper without any type of commitment first.

So then that way you can make up your mind and see if this is exactly what you’re wanting to do for your new Shaw home. Um, and then what’s awesome is you, we want to try to get those done in that seven days. So then from there we did the price out, and then we go to that purchase agreement step, which takes about another hour altogether. And you would watch an informative video from my boss and the director of sales, Aaron anti-ice. And it’s about a one hour meeting. And at that appointment for your purchase agreement, your structural options are final, which is the home that you’ve picked. Um, and any structural changes you wanted to make to that home. And then, um, your home site selection of where you are wanting to build your new homes broken arrow, but your colors and your finishes are not final as those will be done in the design studio appointment, um, with our award-winning designers in three easy meetings.

Speaker 1: (05:38)
So, um, and the next couple of things in this purchase agreement that we will figure out before you sign your contract is, um, additional deposit would be due. And what that is is, and it goes all towards your down payment at the end of at closing. So, um, if your total is 250,000 or than you’re an earnest, many is $5,000. And of course we subtract that a thousand, you already gave us from above. So $4,000, if it is 250,000 to 300,000, then your earnest money or your additional deposit that is due is $10,000, same exact thing. You subtract that thousand from above so nine. And if it is a three to three, 300 to 350,000, it is $15,000. And anything over the $350,000 home is a 5%, um, for your additional deposit. And again, we are carrying the construction loan, we are making the payments and we are paying the interest during the duration of your build.

So this is your skin in the game and why we hold on to that. And again, it doesn’t go to my vacation fund. It goes towards your down payment fulfillment at the closing on your new homes broken arrow. So, um, and then also at this time, we’ll get your mortgage approval, um, from whichever, for one of our four lenders that you guys have used, um, you, we will decide whether it’s contingent or a delay of build and what those are is we can do those up to 120 days on each of them. So a contingency would be needed if, say you have a home to sell, um, or you aren’t running, coming into certain amount of funds for certain amount of time, possibly. Um, also a delay of build it can be done. So that means, say we do everything. You can fulfill your earnest money.

Um, and you just kind of need maybe a school you’re waiting more on school time, but you want to be in it in the summer. And right before school starts because you need to finish up somewhere or you’re moving. And so you have a lease that you need to fulfill. Um, that delay a build is pretty awesome too. And then from there, it’s just a congratulations. You’ve signed your purchase agreement. Now you get to, um, move on to the next step of that design studio. So the design studio it’s done, uh, it’s, it’s our w we work with our award-winning designers and we have the largest design studio, um, of any builder that you actually go to a touch and see everything, which is pretty awesome. There are tons of options offered. So in that price out, we picked out what, um, product you were going to use, but as in the finishes and colors is what you were going to be picking out in the design studio of what you’ve already purchased above.

There are options that you can go above and beyond if you like the more exotic granite, or if you’re picking, if you’ve changed your mind on one of your items that you put in your price out, um, like a different level, that’s where expenses would come in. But other than that, we have everything pretty good in that price out for you guys, which is awesome. Um, and no children are allowed in the design studio. That would be one thing, um, 12 and under, because there are three designers probably working with three different people at the same time you’re in there. So we just ask, because we want your undivided attention, cause it’s gonna take about two hours when you’re in there. And it’s done in three easy meetings, which is pretty awesome. So your first meeting is your interior. Your second is your exterior. And then your third is your final signatures.

Um, and just take note, no structural changes can be done at this time. As said in the purchase agreement portion for new homes Broken Arrow, the structural options in the home site was final. Um, the next step is your plan review, and that’s where you will review your S your selections discuss the timeline of the bill. You’ll get weekly updates and you’ll discuss how you’ll receive those. Um, you’ll get your homeowner orientation discussed with everybody. You’ll meet at the main office and you’ll meet the builder and review your blueprint. And then, um, the land that your home is being built on, and also the grade of the land underneath your home at the building, your a portion, you’re going to have your orientation done on site, and you’re going to meet your meet at your home, enjoy the progress of your home, get weekly updates. And all questions are always welcomed at closing.

Your keys will be given, and it will be time to move in. And we’ll meet at our, um, title company, which is charter title, um, and your down payment will be fulfilled with the money from above. And if any other funds you would like to apply, um, your mortgage assigned for your closing costs are going to need to be paid. And then the title will be transferred over to you. Then lastly, for your new homes broken here, we want you to know that you do have Tulsa’s best warranty of a ten-year structural to your mechanical in a one year limited warranty.
