All right. So today we’re starting with the model home tour for your path to your new Shaw home. So I’m going to go over this path with you first. So then that way, you know exactly what the expectation is. Um, and so that, and if you have any other questions, hopefully this will answer some of them along the way. So we’re going to start with the model home tour, which it takes about 90 minutes. And we’re going to see anywhere between six to 12 homes, depending on what you guys are looking for, um, and how many rooms you need, or one story or two story. Um, and then we do have the most furnished and decorated model homes of any Tulsa builder. So then that way you can see how they are lived in and our craftsmanship. I mean, at the end of the day, it’s easier to physically walk into something and see it versus looking at a two dimensional piece of paper.

Um, and so that’s what we love to do these model home tours for, and then you’ll drive your own car. So that with an emergency comes up, you’re more than welcome to head out if you need to. Um, and at this time we it’s no pricing and no pressure. Honestly, we just want to give you all the information about shawl homes, um, and focus on the function behind each of our four plans for you guys. Um, we say that we have something for absolutely everyone. Um, 90% of our plans, um, are versatile that they can be a one story or two story home, which is pretty awesome. So, um, also when we’re going through the homes, I’ll point out, well, this could be made this way a little bit different. Like for instance, we have one floor plan, um, for your new homes, broken hair arrow that actually can be built 15 different ways.

So we just like to say that we do have something for everyone on this tour today, we should definitely be finding something that you guys would have been looking for. Um, then the next step is financing. We will always give you a monthly payment quote with a price on a home. Um, at the end of the day, people concentrate on a payment. They make monthly versus a big bull book price, like take your car for instance, and like a car payment. So we do the same thing with your home. And then we also have four preferred lenders that we, that we have, um, to receive an extra incentive here at Shaw homes. So it takes about five minutes to get the application. Not only you get an approval within like 24 hours, nine times out of 10, even less than that. And they always do interest rate matching in closing cost matching.

If you do have a different pre-approval from another lender, um, until then it’s also great with all of our four preferred lenders. Um, they do all types of loans, conventional FHA, VA, native American and rural development. If we have any communities that are out we’ll development, um, and you know, the reason we have these four preferred lenders is Mr. Shaw has built a relationship with them. And at the end of the day, we want to make sure that you guys are being taken care of from beginning to end. And we know with one of our preferred lenders that will be happening. So, um, the next step, which I feel is the most important is your Homesite reservation. Um, like they say, in real estate location, location location. So, um, the first thing we asked for is a thousand dollars deposit that is

For seven days. So hear me out, the check just sits on my desk for seven days. Um, and it, we do that because we don’t want you guys to make any rush decisions. That’s why it is refundable. Um, we want you to know that you can switch home sites at that time. And also we just want you to take your time and get all your questions answered. So, um, and like I said, we don’t cash the check. It just sits in my desk for seven days. And when it does is it’s, um, blocking competing customers from that home site. So there are 12 more of sales managers like myself with four to 10 people working at the same time. And we are all looking at the same inventory. So this way it blocks them from that one of a kind home site say you’re winning that corner lot, or there’s only one lot left in a community that you really want to be.

And we want to go ahead and reserve that for you. So that way you guys have the first chance to re get that home site for your new homes broken arrow. And then the next step is a price out which takes about 45 minutes. Um, we’ll meet at your favorite home and then we will, um, do an itemized pricing. So what’s awesome is sets us apart from a lot of other builders in this heritage series is that we do line for line fully transparent, itemized pricing. Um, and that way you get no surprises and all of your questions get answered, and that way we price it out exactly the way that you want, um, down to if you’re going to be putting granite in your bathrooms, or if you want to change your floors, we want to make sure that we give you those costs before a purchase agreement.

So what we like to say is we build your home on paper before any type of commitment. Um, and then the great thing is, is you guys will get a total price pronounced on the spot at the end of that price out, you guys can go over it, merit it on your decisions, see what you guys have picked, which you must have or what you can do without. Um, and then that way you always know that there are tons of options to choose from, and this price out makes it a lot simpler for you guys to pick everything out. Um, and then the next step from a price out is your purchase agreement. And just to back up a little bit, we’d like to try to get the price out and the purchase agreement done within that seven days of that refundable deposit. So that way one, you don’t lose the, the thousand dollars or two.

It just helps to get the process done for you guys. And then in that purchase agreement portion, you’re going to watch an informative video. Um, it’s going to be about a one hour meeting, um, and the only two things that are final, which is going to be your structural options, which is the home site that you, uh, in the home site that you have picked. So basically the home that you’ve chosen with any structural changes that you guys have decided to make. And then the, um, the home site, which the land that you’re going to put your new homes broken arrow on. And then the only two things that, um, are not final are your colors and finishes, which you will be doing that in our award winning design studio in step six of the path. Um, the two other things that are due at this time are your additional deposit would be due.

Um, so if it’s 250 or less of your purchase price of your home after, after your price out, then it is $5,000 towards your down payment for your earnest money. And then if it is 250 to $300,000, it’s $10,000 for your earnest money for your, um, that will be going towards your down payment. And then if it is, um, 300 to three 50, it is $15,000 for that earnest money. And then anything over a purchase price of 350 would be 5% down, which again, that all goes down, um, for your payment fulfillment at closing, but we hold onto that as your earnest money as your skin in the game, because, uh, Mr. Shaw is going to pay your payments on the loan, pay your interest on the loan and carry the loan through the duration of the bill. So that’s why we ask for you guys to also have some skin in the game before that earnest money.

And of course, it’s on a vacation fund that goes to me, it will go towards that down payment at the end of the process. And then the two other things that we can do is we can do a contingency if you need a home to sell, um, or if you are, um, we’re just waiting on certain, maybe some funds to come in, and then also we can do a delay of build. So say you have a lease that you need to wait to get out of. We definitely can do both of those things up to 120 days. And then at that purchase agreement, you know, congratulations, you’ve signed your name and we’ve already started the process for your new homes broken arrow. Um, and then the next step, which you will do within 30 days as your design studio, you’ll get through that process in about 30 days.

Um, it’s going to be done in three easy meetings, um, which is your interior appointment, your exterior appointment and your final signatures appointment. Um, and the only thing at this appointment, no structural changes can be made because we signed everything in the purchase agreement. Um, and what’s great is you’re going to work with our award-winning designers. Um, and we do have the largest design studio of any builder here in Tulsa. Um, and there’s tons of options that are offered, and it’s a super simple process, um, an easy way to break it down when your interior exterior, you’re going to make 12 decisions and they will break those down for you, um, in the easiest, simplest way possible for you guys. Um, and then we do just ask that no children are in the design studio. Um, one, there might be other people in there while you were in there.

And two, there’s a lot of information that you’re about to get the need to make choices on. So it just makes it a lot easier. Um, and then the next step is your plan review, which will take about an hour and a half because you’re going to go over everything. So you’re going to review your selections and everything you picked and the design studio, you’re going to discuss the timeline of your build for your new homes broken arrow. Um, you’re going to discuss the type of weekly updates that you will receive, and when you will receive those, um, you’re going to discuss how your home owner orientation is going to go, that you will do in your building step. And then for those things, you’re going to meet at the main office. And you’re also going to get to meet the builder of your future, um, new homes, broken era, and you’re going to review the blueprint of the

Plan. Um, you’re going to review the site plan of the home, and then you’re also going to discuss the grade of land that your new homes broken arrow is going to be built on. So, um, and then the, in your building step, you’re going to, um, do your homeowners orientation actually onsite, which is pretty cool. And you’ll meet at your FA meet at your home and you’ll will enjoy weekly progress and get weekly updates on your home. And all questions are welcomed as well. Um, and then at the closing, which will be the next step is you will, that’s when you’ll get your keys and it will be time to move in. And you guys will meet at the title company, which is M Charland for us. And your down payment will be filled with one, the earnest money from above, and any other funds that you guys would like to apply to that.

Um, and then your closing costs will need to be paid, and then you will get your mortgage signed for, and then the title will be transferred out of Mr. Shaw is named to you. Um, and then the last thing is our warranty. We do have Tulsa’s best warranty, a 10 year structural, a two year mechanical and a one-year everything else. We, it is an in house warranty department and we do have an emergency line if needed. And the great thing is, is they will do a 60 day follow-up call for your new homes broken arrow, and also an 11 month followup call to make sure that we are providing you with excellent service on your new Shaw.
