Are you guys before we get started on our tour, I’m going to go over your past to your new shop, home with you. So first we’re going to start with, um, the model tour. So that’s what we’re here for today. So what we’re going to do is it’s going to be about 90 minutes. We’re going to go through about six to 12 homes. Um, and one thing that’s awesome about Shaw is we have the most furnished and decorated homes of any tool set builder. Um, and then that way you guys can see how furniture is in them and how, how you would live in the home, which we feel super important, um, especially behind when you figure out the functionality of the home. Um, and something also as you will drag your own car because it’s, we, you know, if emergency comes up, you’re more than welcome to go ahead and go.

Um, and we it’s no pricing and no pressure. We just want to make sure that you guys get all the information that we focus on the function of the home. Um, we pride ourselves on the email that we have something for everyone. We have 83 different floor plans that we can build. Um, we have the versatile versatility in those that they can be one story and two story. Um, so we just want to make sure that we get all of that taken care of during the model home tour. Um, and then the next part for your new homes broken arrow will be the financing portion. Um, but we will always give you a monthly payment quote with the base price of a house. We will never just give you one or the other because they’re apples and oranges. And so we just want to make sure that you have like the realistic expectation of what a payment could be on a home.

And we actually have, um, four preferred lenders now that we have an extra incentive. So right now for the month of October, it’s $10,000 towards a closing costs or upgrades. But if you use one of our core preferred lenders, you actually get 15,000. So that’s pretty awesome. And that application for your new homes broken arrow only takes about five minutes and it’s also free. And then you will get that approval, um, from them within about 24 hours, which is pretty awesome. Um, and say you do already have a lender. Um, we do do, um, interest rate matching and closing cost matching, which is pretty awesome.

So then that way you can get that additional incentive. So, um, and they do all the types of loans, conventional FHA, VA, native American. Um, and do you know what type of loan that you guys are going to be doing? You can do a conventional with what you think about 20% down for that. Okay, awesome. So the next portion for your new homes broken arrow, we will move on to that Homesite reservation. And that will be the first time we’ll actually ask for any funds from you guys. Um, it is a thousand dollars deposit for that Homesite reservation. And, um, you can, um, it is refundable for up to seven days. Um, and we do that because we don’t want you guys to make any rush rushed decisions. And then during that seven days, switching home sites is allowed. So we just want you to take your time, get all your questions answered.

Um, and just so you do know, we don’t even cash the check. It will sit on my desk for seven days. And then after those seven days, we’ll talk and we’ll figure out what’s going on. Um, and that way we are blocking that side from competing customers because you’re with me today, but there’s like 12 more of me in there with X, Y, and Z amount of people looking at all the same inventory that we’re looking at. So that way, um, it blocks them from that. And it’s an active document. So as soon as you reserve that, I put it in the system and nobody else can see it, which is pretty awesome. And we say that all of our home sites are always one of a kind, and that’s what the unicorns for, because we can build a house anywhere on your own land, on any of our lots that we have, but that home site, if you’re wanting that Greenbelt view, or you want to be close to the park, or you want don’t want back neighbors, those are just things that we can achieve during the Homesite reservation. Um, so the next part for your new homes broken arrow is our price out. And the price out takes about an hour. I would say, uh, we’re going to meet at your favorite house. Um, and what we’ll do is we’ll give you itemized pricing. So you have no surprises.

We all get all of your questions answered, and we want to just be as transparent as possible with you guys. So that way, you know exactly what everything is going to cost, that you’re going to put it in your home. Um, and we will price it out the way that you want, um, down to the dollar. And then we we’ll give you guys each a total price printout on the spot. And then, you know, you guys can need to go to your own corner when conduct blue marker when good, take a pink marker and you guys can decide what you want and what you want, and then see which ones make it to the final decision when we get to that purchase agreement for you guys. Um, and just so you do know, we have tons of options to choose from like over 400,000 options, which is pretty awesome for all new homes Broken Arrow.

We just want to make sure that we can get all your questions answered too. Um, and then the next step of what your purchase agreement, which takes about 45 minutes, um, so you will watch an informative video and then we will have, um, the one hour meeting total, um, and the only two things that are final at this purchase agreement, um, appointment are your structural options in your home site. So the home you pick and where you put it, but your colors in your finishes are not final. Um, you will actually do that at a separate appointment in our, um, award-winning design studio. And then, um, at that appointment for the purchase agreement, your additional deposit is due. So depending on the purchase price of your home. So if it is two 50 or less, it is $5,000 for that earnest money that will go towards your down payment.

And then if it is two 50 to $300,000, then, um, your deposit due on that is 10,000. And then from, um, anything that’s three fifth, 300 to three 50, it is, um, $15,000. And then anything over three 50, it would be a 5% that you would guys would give for your earnest money. And which, again, that just goes towards your closing costs at the end for, for your down payment. Um, we do that because we take on all the risk and carry, um, the construction loan, and we do all the whole process where you, so this is your way of putting your spin in the game for the home. Um, but ultimately it comes right back to you at the end and you put it in your, with your down payment. So it’s all kind of nice because if you think about it, you’re like, oh my gosh, all that money, you have to come up with the end, but actually almost half of it is already there.

So that’s pretty awesome. Um, and then the next step would be the design studio, which is in three easy meetings and you’ll have your interior appointment, your exterior appointment, and then your final signatures appointment. Um, I like to just make it break down for you guys. So you’re going to make about seven, um, interior decisions and five exterior decisions. So just so you know, altogether it’s 12 decisions. So that way it just kind of helps to make the process a little less, um, overwhelming for you guys. Um, and then at that design studio, there are no structural changes, just like your structural options are final at your purchase agreement. Um, and then, like I said, he will be going to our award-winning, um, design studio with our award winning designers. We do have one of the largest design studios of any builder in Tulsa. Um, and there are tons of options offered.

It’s a super simple process. They’ll walking through everything from your paint colors, to your fixtures, to everything in the home. Um, and just, the only thing is this is what we do ask that there are no children with you. Um, reason being one, we went to full undivided attention, cause there’s a lot of things that we just want to make sure that we don’t miss until you probably won’t be the only people in there, but might be other clients in there as well. So it just, that way, it’s a little less distracting for everybody. Um, and then the next step in the design studio process takes about 30 days from start to finish, which is pretty awesome. And then we’ll have, uh, the plan review appointment from there. And that’s going to be your in to review all of your selections and make sure that you’re 110% on everything that you picked.

And then you will discuss the timeline of the process of the home building. And then you will also discuss weekly updates that you will receive. And then you will have the discussion of your home owner orientation that you guys will have and dirt for all that you’re going to meet at the main office. And at that time you will meet your builder for your neighborhood. And you’re going to review the blueprints, um, review the site plan for where your house will be, and also the grade of the land of where your house will be built on. So we will make sure that we put, keep you in the loop of everything down to the ground that your house is being built on, which is pretty awesome. Um, the next step for your new homes broken arrow will be the building. So you’ll actually, you discussed that homeowner orientation. Now you’re going to actually have your homeowners orientation and it’s going to be

Onsite where your home is going to be built. Um, you’ll meet at your home and you’re going to enjoy weekly progress and weekly updates. So your construction manager will actually send you a weekly email or text message, whoever you like that phone call. Um, and he’s going to go ahead and go over everything with you that has been done to the house during that week, give you any updates regarding the house or any questions or concerns. Um, and you all questions are always welcome when you were talking to them too. Um, and then the next step will be, um, after that, when your house is done and ready, we will have the closing. Um, and that’s the time where your keys are given and it is time to move in your new Shaw home. Um, you guys will meet at the, at the title company and then the down payment will be filled.

So just remember that, um, additional deposit, that was your earnest money. This is the, if anything, more that you guys needed, that’s when you will fulfill that down payment. Um, and then also your closing costs, if you didn’t use your incentive for that, you know, that is something that you can use as well. Um, we will get your mortgage signed for, and we will transfer that title for you. And then the next step would be the warranty department. We have Tulsa’s best warranty. It’s a 10 year structural, two year mechanical and a one-year limited warranty. And just so you do know we have a 24 hour emergency line in a full-time warranty coordinator on staff.
