New Homes Edmond | Do We Do A Good Job?

When you walk into shore homes, we’ve got an amazing process and an amazing structure that remains consistent. Scuse me, no matter what home you’re looking at, no matter what price point you’re looking at with new home construction with Shaw and no matter what location you’re looking at because we build homes, whether you’re looking at New Homes Edmond new home construction in know you see new construction homes in Edmond, new homes in OKC and other areas of the same, you know, area, same location and same amenities. So it’s it’s really fun to be able to to be able to set that standard and set that that role in the industry as a whole. So that way, our buyers understand, Hey, this is coming next. This is what is to be expected moving forward in your process, and this is to be expected as we we walk through the structure and really our process. More than anything, Shaw has a wonderful structure, a wonderful setting in regards to new home construction in OKC, new construction homes and Edmond Newham construction in this new home construction in Oklahoma City.

So then that way, more than anything, they have a good understanding of what’s to be next, what’s expected next? And basically, with that kept in mind, our very first step whenever buyers walk in is we’re going to walk them through and set the expectation of what’s what’s to come. And it’s that model home tour. That’s our very first step in. Our process is doing what’s called the model home tour. And basically, with that in mind, the Model Home Tours is designed to focus on the flow of the floor paint, flint flow of the floor plan and the function of the floor plan. So basically, with that being said, it walks buyers through and it shows them exactly what goes into their home. It shows them the function of the floor plan and just how their family would fit in the floor plan and work, you know, together and coexist together, basically. And so really, with that being said, that’s our bank goal is to just meet with you, go over the options, go over the locations where we can build this kind of get you an idea for the new home in the New Homes Edmond opportunity and how that applies to you. But it’s a model home tour. It’s walking through the model homes. It’s walking through the floor plans and seeing what we can do for you.

It’s walking through those options as a whole. And then from there, getting the idea that works for your family, which floor plan works best, which price point works best. Because the next step from there, the second step which is very important to us, is the finance side. It’s financial, so we figure out what you’re approved for. We get you your purchasing power, you understand your pre-approval, power and different stuff like that. There’s a lot that goes into it. There’s a lot that goes into the process. So for us, basically our goal in this process and in this new construction process is then to to basically walk you through that model home tour, then next to get your finances taken care of, figure out what your purchasing power is, figure out what you can afford, what that monthly payment looks like.

The very third step is then starting to pick up the land because up until this point, we’ve we figured out basically what floor plan you like, what price point you like, what works for your family, budgetary wise and different things like that. Next, from there is figuring out what’s next from there is figuring out your home site and the land, because one thing I always joke and I tell God’s not creating any more land, we want to make sure that we’re focusing on the location that you’re obviously for plans very important New Homes Edmond. But sometimes it boils down to land too. We want to make sure that we’re finding the best opportunity for you. The best home site, the best direction, the best facing options for your, your, your location and your home. So really, more than anything, whenever we do this, we really try to focus on the the location, the land, what’s going into the the home site and different factors like that. So whenever we do this, whenever we walk you to the land and walk you through the home site, basically at this point, the the goal for us doing so is to focus on more than anything focused on reserving none, blocking competing customers from taking your home site, taking your land. And in this way, we’re able to get all your questions answered and you’re then able to continue moving forward with us. But more, it’s nothing that basically at this point, it’s nothing that requires you to pay for anything. You know, you’re not locked in in any way. More than anything, this is just the the goal in this process is to excuse me, make sure that at this step your your options or we’re going over your options, we’re going over your price, we’re going over your your amenities per location and use different stuff like that. So basically it. This point, what we want to do and our goal within this, this this structure is to then basically get a good idea and a good a better understanding of what you need for your, your location, your land, your home, your your amenities. And once we kind of figure out that and once we kind of narrow down options and get to the price point in the location, the amenities that you like, then from there what we do is we just call the price out. Now this is one of my favorite steps. It’s the price out. And basically the gold within the price, though, is to start getting and going over the options that you have for your home at this point. What what? Basically, what that means is you can see exactly what comes in your home. You’re going to get to see pictures of what comes in your home, you’re going to get to see the options that you can add. And if you like, because some people do choose, they do want to add some options. And if they if you’d like because you get a good baseline of what was already included in your home and what amenities already come included in your the purchase of your home and what that looks like, then from there, basically the options that you get in the amenities that you get basically are able to offer you some pretty amazing incentives and some pretty amazing opportunities when it comes to new construction options. And so whenever we walk buyers through and kind of set a good expectation of what’s to come and why we do things a certain way more than anything, it just makes our process even more enjoyable. And you know, we can we can walk you through what’s what’s to be expected and why we do things a certain way. But again, it just makes it more fun. It’s super enjoyable, and I love getting the chance to to show off what can be done and why we do things a certain way and why our structure is is in place and has this mindset the way that it does. I mean, it’s so enjoyable to walk fires through this and set a good expectation of what they can do and or what we can do for them and whether they’re looking at New Homes Edmond, new home construction, OKC, new construction homes in admin, all these all these different locations, all these different amenities and. Excuse me. And with that being said, with this, with this structure in mind, our goal from here, then next is is also getting the chance to set a good idea and a good expectation of the purchase agreement because we’ve gotten up to this point, we’ve done the first four steps which first four steps are the the model home tour that’s speaking on your floor plan. Then we go over the financials and we pick out your your monthly payment that you need to stay around. Then from there, we figure out your land, your location. And we also then figure out, excuse me, we figure out what exactly is needed in regards to you moving forward. And that’s like your mortgage approval letter. That’s what we’ll do. We’ll have to do it this time. We’ll do in your earnest money. And for us, that’s really all that’s required next.

So you’ve got a couple of things. You’ve got a couple options that we go down and we we kind of get a baseline of in regards to the process and the structure for your home. So more than anything, our buyers are then able to get inside and get information into what that looks like. But step number five is basically we go over some paperwork, it’s it’s purchasing the home. So all that’s required at this time is earnest money and there’s different brackets that we have our Manchester series. It’s in between twenty five hundred and ten thousand just depends on what you add in your home floor plan. You pick and we make sure we go over this with all of our buyers. And again, this applies whether you’re looking at new homes and new home construction in OKC and New Homes Edmond construction homes in Edmond, then our heritage homes, which are a little bit bigger. Our heritage and luxury homes are a little bit larger homes. Basically, at this point, it’s just five percent. That’s what we take and it all goes towards your home. That’s the big thing that we explain to our buyers is none of this is taken for shore homes or, you know, as a payment to our homes, this is all going towards your home and it’s money that’s it’s going to be used towards you. We just have to pull that in order to make sure that we’re able to get the loan for the house and the loan, the construction loan, because that’s what we carry as we build your house and we build your home, we’ll carry the construction loan as we build it and we’ll make sure everything’s taken care of. I mean, that’s the cool part about building home with us is we only require a little bit of earnest money upfront and we build, you know, we build your home. I mean, it’s really cool to kind of set that explanation and just say, Look, it’s this is all that we require. We require this little amount. But from here, we’re going to build you an absolutely beautiful home. We’re going to get you in an absolutely beautiful brand new home that’s been designed and created by you, especially for you. So that’s a fun part of our process.
