So now we have the floor plan. You desire, you have the home site that you desire for your new homes in broken arrow. Maybe it’s a, a home site that has a green belt, or maybe it’s on a fairway at a golf course, or maybe there’s it’s, it’s in a community that you desire for, uh, for your kids to go to a, a particular school or within a school district. But nonetheless, you have your full plan. You have your home site now at any time during the Homesite reservation period, you can begin to, you can now move forward with your purchase agreement. And at the time of purchase agreement, we’re going to apply the funds from your home site reservation. The thousand dollar home site reservation and an additional deposit will now be due towards the purchase of your new homes in broken arrow. So if your new home is less than $250,000, the total deposit due at the time of purchase agreement would be $5,000.

Of course, we’re going to apply the thousand dollars deposit, uh, hope from your home site reservation, leaving you with a, a $4,000 deposit due at that time of purchase agreement. If the price of your home is greater than $250,000, but less than $300,000, the homes, excuse me, the, uh, additional deposit due or the total deposit due is $10,000 less. The $1,000 Homesite reservation means that there’s now a $9,000 Homesite deposit due at that time. If your home is greater than $300,000, but less than $350,000, the total, the total deposit due towards your new homes in broken arrow is now $15,000. Of course, backing out the thousand dollar home site reservation, leaving a total due of $14,000 at the time of purchase agreement. And finally, if your home is greater than the total cost of your home, your new homes in broken arrow costs more than $350,000, then the additional deposit due at the time of purchase agreement is now 5% less the thousand dollar home site reservation. At the time of purchase agreement, there’s going to be two decisions that we’re going to ask you to make during this time. These are decisions that are final. These are decisions that need to be made in order for us to move forward. And that is this, that number one, we need to know the structural options that you’ve chosen. You going to continue moving forward with? And then number two, we need to also finalize the home site selection. So your new home, uh, in broken arrow, we’re gonna, we’re gonna need these two decisions to be made the colors, uh, of the interior and the exterior, the textures and the finishes, uh, the flooring and the doors and the, the, the, uh, the, the crown molding or what have you. All of these decisions can wait. It’s just that we need the structural decision to be made as well as the home site selection to be final. And with those two decisions being made, we can begin moving forward as we build your new homes in broken arrow, because these, these two decisions allow us to obtain the building permit that we need to begin the process. Step number six is where the, where you begin to personalize your new home in broken arrow.

And, and so on, you, you, you, you won’t have to drive to 15 to 20 different warehouses all over town. You can make all your decisions right here at Tulsa’s largest design studio, as you’re building out your new homes in broken arrow. And when you’re finished choosing your colors and choosing your finishes and your textures and your flooring and so on, uh, we will finalize all of your selections with your signature and then launch into the actual building phase of your new home in broken arrow. All the guts of the home are still exposed for you to go over with your construction manager so that you can see the electrical, the plumbing, the gas lines, the, uh, heating, uh, ventilate ventilation, and air conditioning, uh, all of those systems inside of your house, you’ll get to view and you’ll get to see and review everything in your home, because it’s a whole lot easier to make any kind of adjustment to your, uh, home before the drywall goes up, as opposed to after it’s been installed. The second meeting that we scheduled with you is called the homeowner orientation meeting. And this is where you get a room by room walkthrough of your new homes in broken arrow with your construction manager, will, he’ll help you to understand how everything inside your new home works.

You’ll learn how to light the pilot lights. You’ll learn how to use the appliances and all of the mechanicals, as well as you’ll also do a quality assurance walkthrough. You’ll be sent an email with a closing letter that will have all the information and instructions inside that letter.
