Now, from this point forward, now that we’ve gone on our model home tour, we have our financing, uh, in place. Our home site has been reserved. We know exactly what the price of the home is because we have gone through the price out. We’ve chosen all the options that, that you have decided upon, uh, it’s priced out the way you want it. We’ve been to contract, we’ve signed a purchase agreement. We’ve given our final decisions for our floor plan and the home site that we want to build on. And so the next step, step number six for you is now on into the design studio at Shaw homes. We have the largest design studio of any builder in the Tulsa area. So as you’re continuing to move forward in building your new home in broken arrow, you will now be able to sit down with your own personal design consultant to help walk you through the process of picking out the colors and the finishes in your new home, in broken arrow.
Speaker 1: (01:20)
You’re going to be in some very good hands. As our design staff has been intimately involved in the selection of the colors that you see in all of our award-winning model homes. Yes, our, uh, design studio has award-winning designers to help you out. You are going to have tons of options offered to you, and while it may seem overwhelming, actually the process is quite simple. It’s broken down into three separate meetings where we are going to make decisions, uh, based on the choices for your, the interior of your new home, the exterior of your new home, and then meeting number three, you will be the time at which you sign off on the interior decisions and the exterior decisions that you’ve made for your new home in broken arrow. And once those, once we obtain your, your signatures, now we have everything that we need to launch into the building phase of the new home.
Speaker 1: (02:45)
Now, one thing I want to make clear at this point in time, as you’re, as you’re considering this as part of the process of building your new home in broken arrow, you’re going to, uh, enjoy the fact that you’re not going to be sent out on some rabbit hunt, trying to find the colors and finishes and the textures and the sizes and, and, and all of these components by having to go to the, the electrical, uh, store and having to go to the lumberyard and having to go to the paint store and the cabinet store and the, and all of these different locations, no everything is done from within one location, making this process ever so simple. And so next, what we’re going to do is we’re going to, we’re going to review your selections now that all the selection decisions are final it’s time for the plan review, where you actually get to meet your construction manager, who is going to be working directly with you through the completion of your new home, right in broken arrow.
Speaker 1: (03:57)
The plan review is our it’s, it’s our system of checks and balances. In other words, we want to make sure that the person responsible for building the home has had all the details of your new homes in broken arrow correctly, relayed to them to ensure that a, that there is a, a smooth building process for your new home in broken error. They will go over all the full sized blueprints since they’ve been printed and now are available. They will go through the blueprints. They will review this, the specifications and the finishes with you, as well as the site plan and the home placement at this particular meeting. So you’ll absolutely, you will absolutely be able to see and know, and be able to tell just exactly how your home is going to sit upon your, your home site and how this new homes in broken arrow , is going to be situated.
Speaker 1: (05:09)
You’re going to review all of these as a matter of fact, uh, as a matter of fact, one of the other things that you’ll discuss during this time is the, the grading of the land, the property itself, um, and the builder will also discuss with you some of the practical details of, of the timelines, uh, that are involved. They will, uh, be able to show you how they are going to provide you with weekly updates and discuss the actual homeowner orientation during this time as well. And once this meeting meeting is completed, now it’s time to schedule the actual excavation of the property and, and get started. Now, the, the actual building step number eight, the building of the home itself, uh, is, is the, the process where at the home you’re going to have to schedule meetings during this time you’re going to meet at your home.
Speaker 1: (06:19)
You’re going to get to enjoy the progress of what’s being built. You’ll be receiving the weekly updates. You’ll have questions, we’ll have answers, uh, as we’re going along, but there’s two scheduled meetings during this time. The first is what we call the pre drywall meeting. In other words, before we actually put the dry wall on your going to see this time in the construction process, where we’re ready, uh, to put the dry wall on, but just haven’t done. So, so that all the guts of your new homes in broken arrow are still exposed so that you get to go over with the construction manager and review the inner workings of the heating ventilation and air conditioning system. You’ll get to review the electrical and wiring in the walls. You’ll get to see the plumbing and the gas lines. You’ll get to see all of these features having been installed in your home before we actually button everything up with the dry wall that’s and, and, and the construction manager will be available to answer any and all questions during this first meeting, uh, as your new homes in broken arrow is being built.
Speaker 1: (07:45)
And this is also a good time for you to review everything in the home, uh, because if there is any time during this process where an adjustment needs to be made, it’s always easier to do so before the drywall goes up. Then after the drywall. Now, the second meeting that we schedule with you is, is a meeting where, uh, you are actually going to be given a homeowner orientation at your new home in broken arrow. And this is where you get a room by room walkthrough of your new home, with your construction manager in broken arrow, where he will help you to understand how everything in your new home works. You’re going to learn how to, uh, how to, uh, light and ignite the pilot lights. You’re going to learn how to use all of the appliances and the mechanicals as well as we’re going to do a quality assurance walk through during this time.
Speaker 1: (08:45)
And again, you’ll get to enjoy the progress. You’ll get to ask questions. We’ll get to provide you with answers, uh, as we continue to walk through, and here we go right on into step number nine, which is the closing. Now, uh, during the time that the closing, obviously in general, this is where we give the keys to your new home and a broken arrow. It’s time to move in. We’re going to meet at the title company we’re going to, uh, obtain or receive any other down payment that is going to be given towards your new homes in broken arrow is received at that time. Uh, we’ll take care of all the will, uh, pay the closing costs. The mortgage is going to be signed for the title’s going to be transferred to you. You’re going to be notified of your closing date 30 days prior to, uh, to the closing itself, by email, it’s going to contain all the information you need and all the instructions you need, uh, so that you’ll be able to contact all of the different utility companies that you’ll need to in order to get service to your new home or broken arrow.
Speaker 1: (09:59)
Uh, and, and so, uh, an agent at the title company will be there to help walk you through all the paperwork. And when it’s all said and done, you’re going to walk away with your keys to your new home in broken arrow. Then on to number 10, step number 10 is the warranty process where we just, once your closing has occurred, you’ll begin your warranty period. After the closing of the house. Now, this is different than a number of builders. A lot of builders will begin the closing, excuse me, the warranty process. Before the closing itself, we don’t start the warranty until after the closing itself. So your new homes in broken arrow is now have a, has a warranty. And that warranty begins after the closing, you’ll have direct access to, uh, Shaw homes via phone or email right directly to our warranty department, uh, in your homeowners manual, there are emergency phone numbers.
