New Homes in Broken Arrow | Getting Down to the Purchase Agreement

Now that your home site has been reserved. We’re going to meet again briefly to, uh, to go through a, a, a, an initial price out of your new home in broken arrow. We’re what we’re going to do is give you an itemized pricing of your new home and broken arrow so that there’s not going to be any surprises. All your questions are going to be answered, and you will have the ability to literally build out your new home i on paper first, before we ever begin the building process so that you can see exactly what the price of your new home in broken arrow will cost. It’s going to be priced exactly the way you want it with the features that you choose. It is going to be priced right down to the dollar. And once it’s said and done, we will provide you with a total price printout on the spot so that you will have every feature in your home, itemized with a corresponding price and know exactly what your new homes in broken arrow will cost.

Step. Number five is we’re going to, uh, should you move on during the process? We’re going to take you to purchase agreement and purchase agreement happens at any time during the home site reservation, uh, period, uh, along with your price out, you can move forward with a purchase agreement. And at this time of purchase, we’re going to take the thousand dollars deposit from your Homesite reservation. And we’re going to apply it to the, uh, to your new homes in broken arrow. Because at this time there is additional monies that will be due. There’s an additional deposit that is required at purchase agreement, because, uh, at this time we are formerly moving forward with your new home in broken arrow. The additional deposit due at time of purchase agreement works this way. If your home is less than $250,000, the additional deposit due is $5,000. If your new home in broken arrow is between $250,000 and less than $300,000, the additional deposit due is $10,000.

If your new home in purchase price is $300,000, but less than $350,000, the additional deposit due is $15,000. And if your new home in  is greater than $350,000, the additional deposit money do is 5% of the total home price. Now, all of that, uh, is, is also taking into consideration that we will, we will use the thousand dollar deposit from the Homesite reservation towards this additional, uh, deposit money due at time of purchase agreement. So there’s also two other decisions that need to be made during this time. Number one, you’re going to let us know what floor plan you are going to move forward with. And then number two, you’re going to let us know exactly where you want us to build your new homes in broken arrow. Once those decisions are made, we are now in a position to, uh, to obtain a building permit.

We do not need to know what your, your, your color schemes or choices are going to be. We do not need to know what finishes and styles you want to have within your home. Those are not unnecessary at this time. We just need the additional deposit money. We do need those structural decisions, the floor plan, as well as we need to know the home site that we want. You want us to build it upon. And, uh, at that time we’ll also need a mortgage approval, uh, which is due at that time. And then of course, if there’s any kind of contingency that needs to be worked into this purchase agreement, uh, for example, if you have a, a home that you own that needs to be sold in order for you to purchase your new homes in broken arrow, we will draw up a contingency based upon the selling of your home.

Once we have finalized the purchase agreement, it is now on to the design studio. Uh, you will be invited to, to the design studio shortly after purchase agreement, and you will have your own personal award-winning design consultant to help walk you through the process of picking out your colors, your finishes, your, uh, your styles, your textures, everything that you want to put within your, your home. Uh, you’re going to be in very good hands because our design staff is, is intimately involved with the selection of the colors that you desire for your new home. In broken arrow. We have the largest design studio in the Tulsa area that is filled with everything that you’re going to need to be your one-stop shop for both visualizing what you want to see in your new home, in broken arrow, as well as to be able to select every, uh, finish and color that you desire to have without having to travel all over the Tulsa area.

And, uh, forego that, that process. We were literally the, your one-stop shop here in Tulsa. Then when you’re finished choosing all of your colors and your styles and selections, we’ll, we’ll finalize everything with your S your approval and your, your signature and launch into the building of your new homes in broken arrow. Step number seven is we’re going to, we’re going to finalize things, and we’re going to review everything. You’re going to meet with your construction manager. You’re going to meet your new home builder, and you’re going to work directly through them to the completion of your new home in broken arrow. The plan review is our system of checks and balances that make sure that the person responsible for building the home has all the details of your home correctly, relayed to them so that we can ensure a smooth building process. They will go over all the full-sized blueprints specifications, the finishes, as well as the, the grading of the home site, the communication process, the home site orientation, all of that will take place during this meeting.

And when this meeting is completed, it’s now time to schedule the actual excavation of your home site and start the building process. So step number eight is actually the building process of your new homes in broken arrow. And we have selected, we have, we’ll have scheduled two meetings with you. The first meeting is going to occur prior to the dry wall being, uh, being placed upon the walls in your home. Because at this point, uh, in construction, the guts of the, of the, uh, interior of your home are visible and available for review they’re exposed so that your construction manager can manage your can show you everything contained within the walls of your home. This is a great time to begin reviewing everything, because it’s a whole lot easier to make any adjustments, updates, or changes to something in the home before their dry wall is up than it is after the drywall has been placed upon the walls.

The second meeting we’re going to schedule with you is called the homeowner orientation, and it’s at that time where you’re going to work with your construction manner manager and have a, an actual room by room walkthrough of your new home in broken arrow, to help you understand everything in your new home, and actually how it works. You’re going to learn how to ignite your pilot lights and use your appliances. You’re going to learn about the mechanicals in your home, as well as do an actual quality assurance. One thing to make notice of is step number 10, which is our warranty. This is where we differ than most other builders. Our warranty not only is the best in the business, but it also begins at the time of, of, of move in, not at the time of purchase agreement, which is pretty typical for most builders to, uh, to start their warranty process here at Shaw homes.

You’re, as I said, you’re going to receive the best warranty in the business where you will receive a 10 year structural warranty, a two-year mechanical warranty, and a one year everything else warranty, uh, in your new home. And again, it begins at the time of move in. You will also be given a twenty four seven emergency phone number. If you need answers or help during non-business hours, you will be contacted during the first year at two different times at the 60 day timeframe, and also at the 11th month, just to make sure that everything in your new homes in broken arrow is running and operating properly.
