At any time during the, the Homesite reservation, you can move forward with your purchase agreement of your new homes in broken arrow. Once again, you, you have gone on the model home tour, you have selected the floor plan that works best for you. You have found your preferred lender and the incentives that come with using one of our preferred lenders, you’ve discovered your what’s, your financing, uh, and how your financing works. You have a mortgage approval or pre-approval, you have chosen your home site reservation for your new homes in broken arrow. You’re one of a kind home to, to build your home upon you’ve, you’ve priced out your home and discovered all the amenities and optional features that you want within your home. And now here we are at purchase agreement. And at this time of purchase, what we do is we apply the funds from the Homesite reservation to the thousand dollar Homesite reservation deposit. We apply that to the price of the home.

Now at the time of purchase agreement, there are a number of decisions that need to be made, uh, at this time. And so you’re going to make your decision with regard, with regards to what floor plan you are. You are moving forward with number one, number two, you are also making a decision as it relates to the home side that you’ve definitely decided to build upon. And with those two decisions, now we at char homes have the ability to begin moving forward with, with obtaining a building permit, uh, so that we can continue to do what we need to do moving forward. As, as we go through this process of your new homes in broken arrow, Oklahoma. And now that you’ve made these, these decisions, you, you are also going to be required to pay your additional deposit. So for a new homes in broken arrow, that is less than $250,000. The total deposit money due at this time will be $5,000. Of course, as we apply the thousand dollars from your Homesite reservation, that leaves you with a total of deposit due of $4,000 at this time for, for a new home in broken

The total deposit due is $10,000, of course, taking into account your a thousand dollars Homesite reservation leaves you with a total due of $9,000 at the time of purchase agreement. If the total amount of your new homes in broken arrow is $300,000 to $350,000. The total deposit money due at this time is $15,000 less. The thousand dollar home site reservation leaves you with a total deposit, do a $14,000. If the, the price of your home exceeds $350,000, the total deposit due will be 5% of the price of the home, less than a thousand dollar Homesite reservation. And that will leave you the total, uh, additional deposit due at this time. The other, uh, item that is due at this time is also the mortgage approval letter. We will need that at this time. And then of course we will, uh, uh, build within the purchase agreement, any type of contingency that may be, uh, necessary due to, uh, you needing to sell your, your former home to begin building your new home in broken arrow, other decisions pertaining to colors and textures and finishes.

Uh, they can wait to be finalized once we get to the, to the design studio, which is actually the next step for your new home in broken arrow at Shaw homes, you’re going to have your personal, your own personal design consultant to help walk you through the process of picking out the colors and finishes within your new homes in broken arrow. You’re going to be an extremely good hands as our design staff, uh, will be intimately involved in the selection of your colors. Uh, as they are award winning designers, we have the largest, most well appointed design studio in the Tulsa area that will be filled with everything you need to become your one-stop shop for both visualizing and selecting, uh, all of your color palette, all of your finishes, all of the different, uh, looks and designs that you need to create the, the home of your dreams, and also keep you from the hassles of driving to numerous different warehouses, all over town to find what you’re, what you may be looking for.

And so when you are finished choosing all of your colors and choosing all of your finishes, uh, we, we finalized all of your selections with your signature as the approval. And then we, we launch into the building phase of your new homes in broken arrow. So step number seven is actually the plan review. And during the plan review, you actually get to meet with your construction manager, your ho your new home builder, who will work directly with you through the completion of your home. And this plan review is, is our way here at Shaw homes of, of checks and balances, to make sure that the person responsible for building the home has had all of the details of your new home in broken arrow, correctly, communicated to them to ensure that there will be a smooth building process. They will go over all the full-sized blueprints.

All of the specifications and finishes will be discussed with you as well as the actual site plan and placement of your home on, uh, on your new home site. At this particular meeting, when the meetings completed now, it’s time to put the shovels in the ground, so to speak and begin the excavation and get started building your new home and broken arrow. Step number eight is, is actually the building process. And during this process, you’re going to have to schedule meetings with your home builder. The first is the pre dry wall meeting. The pre drywall meeting is a point in time at which the construction, uh, has gone as far as it can prior to putting up the drywall within your home. In other words, the guts of the home are still going to be exposed for you to go over and review with your construction manager.

That way we get to see everything that’s in place, and you get to make sure that there, if there is anything that needs to be adjusted, it can be adjusted very easily during this time, as opposed to after the dry wall is up, it gets much more difficult to do. So. The second meeting will be scheduled is called the homeowner orientation. And during this time you’ll actually get a room by room walkthrough of your new home in broken arrow with your construction manager, where they will help you to understand just how everything in your new home works. All of the mechanicals will be explained to you as to how they work and what needs to be done to keep them working. Uh, it will happen during this, this home owner orientation meeting. Step number nine is where we actually go to closing 30 days prior to your closing, you will receive an email coming from our office, and this email will contain the closing letter that will have all of the necessary, helpful information and instructions that you’ll need to contact, uh, the different utility companies, uh, in order to get your service turned on in your name at your new home in broken arrow, you’ll have, you’ll have, uh, your closing, which will take place at the title company office, and all of your paperwork from Shaw homes will be there waiting for your arrival.

At the time of closing, an agent of the title company will walk you through all of the paperwork. And when it’s all said and done, and all the signatures that are in place, the keys will be handed over to you so that your, your home ownership begins of your new home in broken arrow. Lastly is the warranty of your new home. Our warranty is the best in the business bar. None the, our home warranty gives you a 10 year warranty of the structural elements of the home, a two year warranty against all of the mechanicals within the home and a one-year warranty that covers everything else about your home. This home warranty begins when you have closed on your new home, not prior to, but after you will have a 24 7 access to our homeowner, uh, emergency hotline. If, if there’s anything that is, is needing, uh, needing, uh, us to come out and look at during non-business hours, if you don’t contact us for any needs of your new home in broken arrow, you will be contacted by our warranty coordinator at two different times during the first year of ownership at day number 60.
