Now, at the time of purchase, you will watch a one hour video where the one of the directors of Shaw homes actually addresses you regarding how things will begin moving forward for you beginning with two decisions that absolutely need to be made at the purchase agreement. Number one is we need to know the structural, uh, options that you are choosing. In other words, the new home in broken arrow, we need to know what the floor plan is that you are choosing with finality.
Speaker 1: (03:16)
And then secondarily, we need to know what home site you’re going to be placing your new home upon in broken arrow. There’s no need for you to have all your colors picked out and all your finishes chosen at that time. There’s no need for that. We just, we need those two decisions to be finalized at purchase agreement so that we can obtain the building permit necessary to begin building your, your new home in broken arrow at the time of purchase agreement. What’s also due at this time is, is the additional deposit. Now we have, at this time, we would have received a thousand dollar deposit for your Homesite reservation. Now we will be receiving the difference between the, the deposit due on the, on your new home, in broken arrow and the thousand dollars that you paid to reserve your home site. If your new home in broken arrow is $250 or $250,000 or less, your deposit will be a total of $5,000.
Speaker 1: (04:31)
If you’ve given us a thousand dollars deposit for your home site than the actual amount due at that time at purchase agreement will be another $4,000. Plus the original $1,000 home site reservation will total your $5,000 necessary for your new homes in broken arrow. That’s priced under $250,000. If your new home broken arrow is priced between 250,000 to $300,000, the deposit money due at the time is a total of $10,000. If your new home broken arrow is priced between $300,000 and $350,000, the additional, the total, uh, deposit money due at that time is $15,000. And if your new home in broken arrow is $350,000 and above, we receive as deposit money, 5% of the cost of your new home in broken arrow. At that time, at the time of purchasing agreement purchase agreement, we will need the mortgage approval due. And if there are any contingencies at that time, uh, an example would be if your home has to sell in order for you to purchase your new home in broken arrow, we will draw up a contingency agreement based the needs at the time.
Speaker 1: (05:59)
So congratulations that steps numbers one through five. Now we can begin building your new home in broken arrow. So step number six will take you to the design studio, because again, we are the largest builder in the Tulsa area. We also have our own personal design studio, which happens to be also the largest design studio in the Tulsa area. So in building your new home in broken arrow, you will actually meet with award winning designers who will consult with you to walk through the process of picking out the colors and finishes of your new home in broken arrow. They will schedule with you three separate meetings. The first of which is a meeting to discuss the interior choices of your new home in broken arrow. The second meeting you will discuss the exterior or the elevation choices you want for your new homes in broken arrow.
Speaker 1: (07:05)
And then the third meeting will actually be a meeting. No choices are made at that time. You’re actually signing off on the previous two meetings worth of choices that you made for your new homes in broken arrow. At this time, there are no structural changes that could be made to your home. We will take this information and begin, uh, the, the process of ordering the materials, the pate, and of course the resources necessary to begin the build-out of your new home in broken arrow. It is, there are a ton of options offered during this time. It’s a whole lot of fun, and it is actually a, a very simple process, uh, to design, uh, and, and, uh, fulfill your new home in broken arrow. Step number seven, with a plan review, the selections and the decisions are final at this time. And at the plan review, you’re actually going to meet with your construction manager, who will work directly with you through the completion of your home.
Speaker 1: (08:23)
And so this plan review is a system of checks and balances to make sure that the person responsible for building the home has had all the details of your home correctly, relayed to them to ensure a smooth building process. Again, we want, we want it to be stress-free when we’re building yournew homes in broken arrow. So they will go over all the F uh, the go over all the full-size blueprints, the specifications, and the finishes with you as well as site plan and the home placement at this meeting. In other words, how your new homes in broken arrow is going to sit, sit on or how it’s going to be placed upon your home site that you’ve chosen when this meeting is completed. Now, uh, the excavation actually begins. And so step number eight, you’re going to have two scheduled meetings with you. Uh, and, uh, Shaw homes.
Speaker 1: (09:26)
The first is called the pre dry wall meeting. And this is the point in the construction in which we we’ve put up the walls. Uh, we’re ready to put the dry wall on, but we haven’t put it on yet. In other words, all of the guts of the building are actually still exposed so that, uh, you can go over the, the inner workings of the house with your construction manager. It’s a great time to review everything in the home at this time, because if there are any adjustments that need to be made, it’s certainly a whole lot easier to do so before the dry wall goes up than it is to do so after the second meeting that we’ll schedule with you, it’s called the homeowner orientation and at the homeowner orientation, this is where you get a room by room and walk through of your home with your construction manager and he’ll he, or she will help you to understand how everything in your new home works.
Speaker 1: (10:24)
You’re going to learn how to ignite your pilot lights, use your appliances, all your mechanicals as well, and do a quality assurance walkthrough in your home. Step. Number nine is quite easy. It’s the closing, uh, 30 days prior to your closing, you will be notified by an email that will give you information and instructions about the closing, where to meet and what we’re going to need at that time. This letter will have the contact information for all of the different utility companies that you’ll need to contact in order to get service turned on in your name. Uh, we will, uh, meet at the title company and all the paperwork from Shaw homes will already be there waiting for you. When you arrive at your closing and an agent of the title company will walk you through the paperwork, give you all the keys. When all the signatures are indeed completed, you will pay the closing costs. At this time, the down any further down payment will be fulfilled. At this time, the mortgage is signed for the title is transferred. The keys are given the home is yours. Step number 10 is, is our warranty. And, uh, once our closing has occurred, you’ll begin your warranty period, very different than some other builders who build new homes in broken arrow.
Speaker 2: (11:53)
Broken arrow. The warranty of their new home actually began when they started construction. We actually start your warranty period.
