New Homes in Broken Arrow | Reserving a Home Site

Now that you have a, a floor plan that fits the needs of your family fits your budget. We’ve reserved the home site for you. It’s now time to move forward with a purchase agreement. At any time during the home site reservation process, we can, we can begin to do so here. This is step number five, the purchase agreement at the time of the purchase agreement, we’re going to apply the funds from your home site reservation, the thousand dollars deposit and an additional deposit towards the purchase of your new homes in broken arrow. And the additional posit that’s due at this time works this way. If your new home in broken arrow is less than $250,000, the additional deposit due at purchase agreement will be $5,000. The home site reservation funds that you’ve applied to your home site reservation. At this time, the mortgage approval will also be due at purchase agreement. There’ll be two decisions that we’ll need to make at this time. Number one is the we’ll need to know what floor plan you want to move forward with and finalize that.

And then also the home site that you’ve chosen for your new home in broken arrow, we will need to finalize that as well. Uh, the, the interior of the home and the selections around that are due at this time. There’s no need for us to know your choice of colors, your finishes, and the interior selections of your home. We just need to know those two, uh, decisions before moving forward. If there is a need for our client to sell their current home, to retrieve the equity for their new homes in broken arrow, we will draw up a very, uh, simple contingency, uh, agreement along with the purchase agreement so that that can become part of their process as well. Step number six is the design studio. Once we’ve completed the purchase agreement, you receive an invitation to our design studio at Shaw homes. You’re going to have your own personal design consultant to help walk you through the process of picking out the colors, the finishes, the textures that all go in your new home in broken arrow, your going to be an extremely good hands. As our design staff will be intimately involved with every selection that you choose. Our design studio is the largest design studio in the Tulsa area.

It’s filled with everything you’ll need so that we can actually become your one-stop shop for visualizing and selecting all your color palettes as well as all your finishes in one location, without the hassle of driving to 20 different warehouses, all over town to find what it is you desire to have in your new home and broken arrow. Once you’re finished choosing your colors, we will finalize all the selections with your signature as approval. And then we will launch into the building phase of your new homes in broken arrow. This is the perfect time to review everything in the home because it’s a whole lot easier to make any adjustment necessary to something before the drywall goes up than it is after the drywall has gone. Up. Second meeting that we scheduled with you is called the homeowner orientation. This is where you’re going to get a room by room walkthrough in your home with your construction manager, where they will help you to understand how everything in your new homes in broken arrow works. You’re going to learn how to ignite the pilot lights and use all the appliances as well as the mechanicals. And you will have a quality assurance walkthrough during this time as well. Step number nine is where we close on your new home in broken arrow. You’re going to be notified of your closing date. About 30 days prior to your closing by email, you’ll receive a closing letter that will include a ton of helpful information and instructions in order for you to get your service turned on in your, in your name, your, you will have your closing at the title company.

Of course, at this time, if there’s any other down payment that you would like to place upon, uh, your new home in broken arrow, you are free to do so at this time, as well as the closing costs will be paid for during this time. You’ll have a 24 hour emergency line that you’ll be able to, to get in contact with us for any of our needs during non-business hours. But you will have two times during the first year where our warranty department will contact you just to make sure that everything within your new home and broken arrow is functioning and working as it should be. The first time is that at 60 days, the second time is at 11 months after the closing to see if in fact you have any needs, we will give you top notch, excellent service during the whole of your warranty with Shaw homes, as we want to make sure that the experience that you had during the building process is also the same experience you have as you now live in your new home, in broken arrow.
