New Homes in Broken Arrow | Understanding the Process

Now that we’ve, we’ve gone on the model home tour, we’ve seen numerous homes, we’ve chosen our floor plan. We are pre-approved with our financing. We understand the incentives with the financing. We have a home site reserved and pulled out of inventory and we’ve actually gone to the price out. And we know exactly at this point in time, what our new homes in broken arrow will, will cost because we have a down to the dollar price out. Now, uh, during this time we can move forward to the purchase agreement. And at the time of purchase, a number of things happened. First of all, you will watch a one hour video, uh, hosted by one of our sales directors at Shaw homes who will take you through a, an informative time of answering questions that we probably already realized that you’re asking at this time about your new homes in broken arrow .

And if not, then we’ll certainly continue to answer questions along the way, but you’ll watch this one hour informative video, and then we’re going to have you make two decisions at this meeting. Number one is we’ll need to, for you to decide on the structural options. In other words, you need to, your, you need to decide upon which floor plan you desire that has to be finalized during this meeting. And then number two, the actual home site selection has to be finalized here as well. So you have a particular floor plan. You’ve reserved your home site, where you want to build your new homes in broken arrow . We need to know that these decisions are solid and they’re final your everything else about the home, the colors and the finishes that does not need to be decided upon just yet. The third thing that we do during purchase agreement, not only will you watch a one hour video and make decisions on the structural options and the home site selection.

Third thing that we’ll do is we’ll have you put down the additional deposit that’s due at this time. So if your home, your new homes in broken arrow is less than $250,000. Your total deposit is $5,000. If you’ve already given a thousand dollars toward the Homesite reservation, we will keep that $1,000 and have you pay the remainder the difference between the 5,000 that’s due and the 1000 that’s already been given, leaving a total deposit of $4,000 due at that time, that’s for a new home in broken arrow under $250,000. So these are the first five steps and, uh, in the pathway to your new homes in broken arrow , Oklahoma, step number six, step number six, you’re going to have your own personal design consultant help walking through the process of picking out all the colors, colors, and finishes for your new homes in broken arrow . This is going to be a series of meetings that you will be required to attend with. No children allowed in the studio because of the, the amount of decisions being made. We require that no children attend these meetings as, uh, because there are a number of decisions being made, and we want to keep distractions down to a minimum. And because our design studio has the most well appointed features and optional upgrades in the Tulsa area, you’ll, uh, you’ll need to, to, to, you won’t need to go to other places to make these decisions. The design studio will actually be your one-stop shop for both visualizing and selecting all of your color palette, all of your finishes. You will not have the hassle of driving to 20 different trade warehouses all over the area. And when you’re finished, w choosing your colors and all your selections are finalized, that’s the time at which you will sign off on all the choices that you’ve made. It’s a ton of fun. There’s a ton of options. It’s a very simple process. And that step number six, the design studio step number seven is actually the plan review. And so all of the selections and decisions are now finalist time to review your plan, where you get to meet your construction manager, who’s going to be working directly with you.

Remember, you’re going to have a team of experts taking you through the whole process and working directly with you to the completion of your new homes in broken arrow . The plan review is, is our internal system of checks and balances to make sure that the person responsible for actually building the home has all the details of your home correctly, relayed to them to ensure a smooth building process. They will go over the full-size blueprints, all of the specifications and finishes as well as the site plan and the home placement during this meeting that you’ll discuss timelines and weekly updates and a, your homeowner orientation, you will discuss the grading of your land. And when this meeting is completed, then excavation actually is scheduled and it’s time to get started. But we’re, we’re still at step number eight. And during step number eight, during this building process, you’ll have two scheduled meetings, uh, with you. In other words, everything within the home is still going to be exposed. And it’ll give you opportunity to go through the HVHC, the electrical, the plumbing, the gas lines, and so on. So that if there are any things that need to be tweaked, adjusted, or changed, it’s something that can be done a whole lot easier without the dry wall up on the wall. Then after it’s already up, then of course, your second meeting is where you get a room by room walkthrough of your new homes in broken arrow with your construction manager, where they will help you to understand how everything in your new home work step number nine is where everything moves to closing.
