It’s a really great option that we have to offer different buyers just to make sure that we’re reaching a different target markets and making sure that we’re reaching different people. Whether you’re looking at New Homes In Edmondor new home construction, oxy or new construction homes in admin, we built on all these different areas as well as our Tulsa market and all over those areas. It’s not just in one specific location or one specific neighborhood. We’ve got a lot of options, a lot of different communities that we are. We’re offering for our buyers and we’re making sure that we’re staying on top of them and communicating well. So that’s something that, again, I love getting the chance to do. I love being able to to show off what can be done for buyers and what exactly that process looks like. So basically, whether they’re looking again.

At our Edmond Market or Oklahoma City market, or if they’re looking in Tulsa basically with both of those market, what that entails. And in regards to location is so many different amenities in so many different options. And basically, what I mean by that is we don’t just build kind of in that one general area, we build all over that area, we build. So for Tulsa example, if you said you wanted to build in Tulsa, we build in Owosso, we build out the Popa in Jenks, in Bixby and North Broken Arrow and South Broken Arrow. And then we’ve also built on someone’s personal land. So that’s something that we do as well. So as not meaning, basically, it’s not just the one Tulsa area, the greater city of Tulsa. Basically, we build all over. Then on the outskirts as well, so we’re reaching a lot more target markets, and we’ve got a lot of different price points for all those different areas as well. So it’s not just, you know, 250000, it’s 250 up to 500, 600, 700000. We’ve got options in those areas as well, so that’s something

I like to remind buyers of this. It’s not just what this one area, it’s not just this one price point. We’ve got so many different options for everyone involved. And by doing so, that really benefits all of our people involved because then they feel protected. They know what’s to be expected. Obviously, we may tweak and adjust it just to make sure that we’re streamlining it a little bit better and making it a little more efficient. But the good thing is it’s going to stay the same things don’t really change too much. Obviously, we want to make sure that we’re adjusting to the market. We’re adjusting and updating. Options for four hour fires and, you know, changing of the trends, I think, is one thing that I think is important to like. We make sure that we’re following what trends are changing in the market, whether it’s with our designs, with our floor plans, with our homes, with our many ideas

Speaker 1 going through updating, upgrading and making options for available for our buyers as they walk through with us. So that’s something that, excuse me, does change. But our structure, our process, our mainly more than anything, our communication, our communication does not change. I try to make sure I keep it consistent with every single buyer that I connect with, every bar that I work with, every client that I know. And same with realtors. I try to keep the same communication with all realtors to make sure that they have a good process. They have a good understanding of what’s to come and what’s to be expected. And then from there, on top of that, basically what I’ll do and what I make sure to go above and beyond with, with our process and with our structure, I can do the baby steps. So basically that very first step, it’s called Model Home Tour. Our goal is not. That step is to focus on the function of the floor plan. We walk buyers through five to eight different homes, depending on what they’re doing and what floor, you know, size and price point that they’re needing to kind of show them a variety of what we can do. We should have a breakdown of what the options we have because they can either do three or four or five bedroom with a single storey or two storey. We’ve got two car garage and three car garage. And so I always make sure I ask, OK, you know, I’ve got almost sixty three plus floor plans, almost 30 floor plans. What do you need, what do you as a as a buyer, need heroes from homes for your process, for your structure and all of that? I mean, what goes into it? What are you? What do you need it? So that’s something that I like stating to buyers and communicating interceding. What do you mean? What can I do for you as a representative of your home so? With and alongside our homes and alongside our communication and our process. Basically, what we do next is we will do, like I said, that model to refine their plans next from there as we figure out their payment. So we figure out what monthly payment they’re comfortable with and we figure out their loan options because every buyer has a different life situation. Some Native American benefits, some that have VA benefits. Some have. Excuse me, some have. They can do conventional a little more down suddenly to first time homebuyers. There’s a lot of different stuff that we can talk about when we go over the bar, but we just ask them questions. We try to figure out what they’re needing, why they’re needing that. And then we basically go from there and try to meet those needs the best of our ability. So again, with that being said, that’s step number two is just the financial side of it. The third step is the location. So then we figure out what location they want to be out, where they want to put their land, what you know, what amenities they’re wanting to add into that and they can reserve it and they block it from competing customers that this is applied for New Homes In Edmond that venue of construction, that they see new construction homes in these areas as well. But they can. We’ll show them the plot and where they’re able to build their home and then they can pick their home site. They can reserve it for two hundred fifty or a thousand dollars. It’s a check depends on which size of home and what series of home that you’re building. But we just take a picture of a check, a personal check, and we send it into our office. And that way it reserves the home site. When that does, it blocks competing customers from taking that home site. And when they do that, more than anything, it’s a great way to be able to show off what we can do and state, OK, now we’re finalizing the options in your home. So then the fourth step from there is called the price, though, so the price has been designed to get buyers line item options pricing. So basically, what that means is we sent a survey to their phone. They see pictures of what automatically comes included in their home. They get to see pictures of what they can add into their home. They get to see pictures of different ways. They can customize their home and then gives them ideas of what that looks like in a house and in a home. So it’s it’s again very easy to do. It’s very fun for us to do. I love showing that off to to my buyers and saying, Look, this is this is what I can do for you. This is what our process is and what that looks like as a whole. And then from there, as they’re picking options, I’m able to get them everything down to the dollar, what that looks like so we can be transparent because more than anything, that’s our goal in New Homes In Edmond of new construction homes that had been our goal is to be as transparent as we possibly can.
