Today on this article we’re going to be talking about Oklahoma City new homes and really the path to get you inside of your brand new home. In Edmond. I’m one of the best things you can do is research, find out all of your options, um, that way you can compare pricing and floor plans, communities, really understanding everything that’s out there so you can make the best decision with all of the knowledge because you can’t make the best decision without knowing all of the information. So that’s what this article is designed to do, is just to give you all of the information so you know what it looks like to build your Oklahoma City new homes. Um, so one of the cool things about shaw homes is that we’ve actually developed the, uh, the path to your show home.
And this is 10 easy steps to get from where you are now into your brand new Oklahoma City new homes. The first thing that we always try and do is take our customers on the model home tour. I’m the cool thing about the model home tour is that people are so visual and you’ll love this because you get to actually walk through all of our floor plans and to get a sense of what fits you and your needs best and your family’s needs. If you’re looking for a one or a two story home, three, four, five bedrooms, you know, we have homes that fit the needs of people you know, with one child or are empty nesters all the up to multigenerational. So depending on what stage of life you’re in now, what you’re looking for, that’s what the model home tours designed to do. Um, it takes about 90 minutes to do the entire model home tour where you will see six to 12 fully furnished and decorated model homes. And keep in mind, any of these model homes can be built in Edmond for your Oklahoma City new homes.
All these model homes are fully furnished and decorated. Um, so this is great because you get to see what it looks like if someone actually lives there or if you actually lived there. Um, I don’t know if you’re like me, but whenever I walk into a home that’s empty, it’s kind of hard for me to visualize where the furniture would go or how I would utilize this space, what the flow would feel like. So all of our model homes are fully furnished and decorated, so you get a really good sense of what it would be like to live in that floor plan in that home. I’m also on the tour. You drive your own car, so if something comes up and there was an emergency, you’re free to go at anytime. You’re not stuck in a van with me or anything. I’m also on the tour.
There’s no pricing, so there’s no pressure. I’m the main point of the tour is just to talk about inflammation and the focus on the function behind the design of the floor plan. That way you get to see all of your options and know the differences. Um, there’s something for everyone on the model home tour as well and we have so many different versatile plans. Shaw homes has over 75 different floor plans and some of our floor plans have 15 different versions. So that’s why it’s really beneficial when you’re looking for your Oklahoma City new homes to join in on the model home tour. Uh, that way you can see the differences in each version of the floor plan, really find that floor plan that fits you and your family’s needs most. And then a lot of times our customers would say, well, I would rather have this tweaked a little bit or adjust this floor plan in a certain way and it, chances are we’ve already thought of it and we’ve already done it and it’s in one of our included versions of that floor plan.
So that’s why we tell you, you know, which versions of the floor plan have already been adjusted. That way you can find the right floor plan and the right version of that floor plan for you and your family whenever you’re looking for your Oklahoma City new homes. Uh, also on the model home tour, there are mostly two story homes, but a lot of our floor plans can be built as a one story. So we’ll explain the differences and a one or a two story home. And like I said before, we won’t really talk about pricing on the model home tour and what we don’t want to pressure you to, you know, look, just for a certain price range. Um, most of our floor plans can be altered to fit in a certain price range. So that’s why we really focus on the function behind the design. But I promise we will get into pricing later on during this path in step number four, which is called the price out. Step number two
on the path to your Edmond. New Home is financing. Um, so financing, uh, again, one of the best things you can do if you don’t know exactly where you’re at today, one of the best things you can do is know where you’re at today. So you know where you need to be in the future whenever you want to buy your Oklahoma City new homes. Um, when they’re on step number two, we connect you with one of our three preferred lenders. We have spirit bank, Bank of Oklahoma, and First Oklahoma Bank. These are the three largest banks in Tulsa and that’s why we use them. We use them really because we want to make sure that our customers have the best experience moving forward.
And we’ve found over the years that these three banks have the best customer service and our most, the most honest and ethical lending companies. So that’s why we’ve partnered up with them. They do what’s called a monthly payment quote and this is great because bottom line for your Oklahoma City new homes, it comes into what monthly payment do you want to have. So whenever I say $400,000 or $500,000 home, you might not really understand what that looks like. But if I told you $1,500 a month or 1750 a month, that makes a lot more sense to buyers. So that’s why we talked about monthly payment quotes as well, so you’ll know exactly how much home you qualify for or that you even feel comfortable purchasing with today’s interest rates and certain other factors like your down payment, credit score and, and things like that. Um, so it’s a really easy application. It’s a five minute application and a 24 hour approval process, so really easy and you definitely should just submit an application that way you know exactly where you’re at and they’ll help you get to where you need to be in the future. Um, they do what’s called interest rate matching as well and closing costs matching. So if you’re already preapproved with another lender,
there’s an extra incentive for using one of our three preferred lenders and since they do closing costs matching and interest rate matching, it’s always a good idea just to get another approval. I’m just to see, you know, what bank fits you and your needs best. Um, they do a conventional loans, fha loans, va loans, and native American loans. Um, so every month we have an incentive with shaw homes to build your admin new home. This month it’s $15,000 in free upgrades, but if you don’t use one of our preferred lenders, it’s $10,000 in free upgrades. So it’s an extra $5,000 to use one of our preferred lenders. The next step on the path is the home site reservation. Um, this is a really great step in our path to your Oklahoma City new homes because we have over 25 different communities and over 500 different home sites. So
whenever you find that one of a kind of home site, maybe it’s backing up to a pond or some trees or near community that you’d like. All of our home sites are one of a kind. And last I checked, there was no more land being developed or no more land being made so we can build a home over and over, but we can’t reproduce more land. So once you find that one of a kind home site, we allow our customers to reserve that home site for seven days with a thousand dollar check, a thousand dollar deposit, that’s refundable for seven days. And this allows you to have no rush decisions, you know, switching homicides is allowed. You get to take your time and get all of your questions answered. And you know, we don’t even cash the check, we just sit here in our office, but that allows me to go into our software and delete that home site. That way it blocks all of our other sales associates who at any given time we’re working with 10 or 15 different people
who are all looking to reserve a home site at any given time. So I don’t who looked at that home that you saw yesterday or who’s planning on reserving it today. So the best thing you can do is, you know, just really reserve it, take it off the market for a week. That way we can get all of your questions answered. And you know, like I said, all of our home sites are one of a kind. Um, so if you want it to be in a cul de sac or backup to a pond, whatever you wanted to do, you know, find that one the kind of home site and then we will build a home on it. So just to recap those first three steps to get into your Oklahoma City new homes.
