Thank you for taking the time out of your busy day to read this article and gather all of the information so you can make the best decision for you and your family. Um, what we’re talking about right now is the path to your brand new Oklahoma City new homes, a shawl homes has created one of the best visual aids with 10 easy steps to get from step one to step 10, step 10 being in your brand new house. Um, so we’ve already covered three steps and we’ll recap those shortly and then we’ll pick it up on step number four. But the first step on the path to your Oklahoma City new homes is the model home tour where you spend about 90 minutes. I’m looking at six to 12 fully furnished and decorated model homes. I’m driving your own car, looking at just information and gathering just information to find the right floor plan for you and your family’s needs are.

There’s something for everyone with a bunch of different versatile plant. Shaw homes has over 75 different floor plans and some of those four plans have 15 different versions. So the whole point of the model home tour is to now find the right version for you and your family. I’m also one or two stories. There’s a bunch of different versions here, but most of our model homes are built as a two story, but they can be a one story. So if you’re looking for a one story home, definitely encourage you to join in on that model home tour to find out the differences and what changes from a two to a one story so you can know all the information for your Oklahoma City new homes. Step number two is financing. This is where we connect you with one of our three centers, preferred lenders. Um, and those three preferred lenders are spirit bank, Bank of Oklahoma, and first Oklahoma Bank, maybe what’s called monthly payment quotes, where they’ll talk to you about, you know, what you feel comfortable with paying monthly and what that looks like.

Purchase price with today’s interest rates. Um, and you know, downpayment and some other factors there, but they’ll talk about your monthly payment quote. Um, it’s a five minute application and at 24 hour approval process. So one of the best things you can do is know exactly where you’re at now so you know exactly where you need to be in the future to buy your Oklahoma City new homes. So that’s why we have step number two there as financing. Step number three is the homesite reservation. This is where you find that one of a kind home site. It’s a thousand dollar deposit. That’s 100 percent refundable for seven days. And this is where, um, you know, you do, you have to take your time, no rush decisions. A switching home is allowed. We don’t even cash the check, in fact, it just sits here in our office. And Oklahoma City new homes, for any reason at the end of seven days we would just hand you back the check if you weren’t ready to move forward.

And all of our home sites are one of a kind. So if you’re wanting a home site that’s backing up to a pond or maybe some trees or in a cul de sac, wherever you want that home site, um, you know, because we can build the same floor plan over and over, but we can’t reproduce more land. So once you find that one of a kind of home site, I definitely encourage you to take it off the market because we have anywhere between 10, 13 different associates here at shaw homes who are working with 10 to 15 different customers at any given time. And I don’t know who’s been looking at that specific home site you’re thinking about and who plans on reserving it today. So that’s why I would go ahead and reserve that home site for a thousand dollars to take it off of the market.

Step number four is where we’re going to start out today. And step number four is actually my favorite step in the path because this is where you really find all of the information. So this is the step where you really get to build your home on paper. You get to meet at your favorite model. Uh, this meeting takes about 45 minutes, but what you get to do is you get to find the, your favorite floor plan, what version of that floor plan, what community, what homesite in that community, and you get to go through all of our upgrades are all of our options and pick out, you know, maybe you want double ovens in the kitchen or a hardwood floors throughout and you get to see itemized pricing, what every detail costs that way you’ll know all the information and a bottom dollar price. So, uh, you know, building a new home can sometimes be overwhelming, but that’s why whenever you’re looking for you’re Oklahoma City new homes, the price out is so beneficial because you get to see that bottom dollar price before you make any commitments.

And a lot of our competition or some other builders in Oklahoma, they can’t give you that bottom dollar price. Oklahoma City new homes it’s not really their fault. They just haven’t been doing it as long as we have. And they don’t really know what their trades or suppliers. We’ll charge them at any given month. So they give you a good ballpark number but not a specific number. So that’s why we do it this way. We give you that specific number so you’ll know exactly what to expect moving forward. Like I said, during the price out a, there’s itemized pricing, so you’ll see every detail what each item cost, uh, this way that there’s no surprises and you get all of your questions answered. It’s priced out the way you want to, right down to the dollar with a total price printout on the spot so you, you get to take that home with you and take a red marker and say, well, what things don’t I want anymore?

Or what things can I let go? Really just a price the home out the way you want to know there are a lot of tons, there are tons of options to choose from as well, and knowledgeable staff to help you through the entire process. So step number four, the price out is one of the best steps to get to. Oklahoma City new homes, like I said, the price that takes about 45 minutes. And if after you price out the home, you’re ready to move forward, you’d go onto step number five, which is the purchase agreement. So during step number five, the purchase agreement, this is where you would watch a 45 minute video, it’s about a one hour meeting total. And at this time

if you wanted to change your mind on certain things, that’s totally okay and our customers do it all the time, but the only thing that you won’t be allowed to change your mind on after the purchase agreement is the structural options. So the floor plan you chose and the home site you chose to build it on, but colors are not final finishes are not final. So you can change any of the cosmetic or interior features on your Oklahoma City new homes at any given time in the design studio. A additional deposits are also due at this time. So if your home is between zero and $250,000, there’s a $5,000 earnest money deposit. If it’s between 2:50 and $300,000, there’s a $10,000 earnest money deposit. And if it’s between 300,000, $350,000, there’s a $15,000 earnest money deposit and if it’s over $350,000, it’s just five percent of the purchase price.

Also, during the purchase agreement, you would need a mortgage approval do from one of our three preferred lenders or if it’s from somebody else other than our three preferred lenders, you would need a mortgage commitment due at this time. Also, if you want to do a contingent contract where we lock in pricing and incentives and we give you four months to sell and close on your existing home, um, that will be called a contingent contract. And this is great for people who have a lot of equity in their home and they are wanting to sell their home so they can be inside this new home and they don’t have to, you know, try and carry two mortgages at the same time. Another thing we can do at the purchase agreement is called the delay of build. So if you want him to delay the build of your brand new home, you’re brand new Edmond home for any reason, maybe you are in a lease agreement and you have 10 or 11 months left and it only takes about six months to design and build your home. So you might delay the build for three or four months. That way you are moving right into your brand new home. After your lease is up

and then congratulations, you are ready to start the process in the design studio. And the design studio is one of my favorite steps, one of our customer’s favorite steps as well. This is where they really get to find and finalize all of their colors and selections and from countertops to cabinets to flooring. So a lot of decisions are going to be made in the design studio and we’re going to cover that in the next article to build your Oklahoma City new homes. But right now we’re just going to recap what we talked about today, which was the model home tour. No 90 minutes to find that perfect floor plan for you and your family for your Oklahoma City new homes instead, number two is financing. This is where we find out that monthly payment quote, find out what you really want to afford. A step number three is a homesite reservation.
