Has anyone ever told you that building a brand Broken Arrow Home Builders can be difficult or stressful? Maybe the person who told you that built with a company that doesn’t have the proven pathway and process and the experienced team in place to do things the way Shaw homes does. You see it show homes. We feel the process is actually very simple and quite stress-free. We’d like to tell our customers we’ve done this a few thousand times so it’s okay if you haven’t, you aren’t out there on your own trying to figure it all out. You’ll have your show homes team right there with you from contract to design studio to drafting to construction to closing right up until the time where we talk about the warranty and then finally hand the keys over to you to your new home in broken arrow. We have experienced experts in place to guide you and answer the questions we already know that you’re going to be asking.

In fact, we probably can already tell you what questions you’re going to have before you actually ask them and if you are unsure of what the process is and what the pathway looks like. I’m going to take you through this 10 step process. I’m going to walk you through it right now. I’m going to walk you through steps one through five in this podcast and then in podcast number two I’m going to walk you through steps six through 10 the the the the pathway to purchasing a new home in broken arrow. And it begins with step number one that we call the model home tour. I mean who doesn’t love to go around looking at beautifully decorated model homes at show homes. We have more fully furnished and decorated model homes in the Tulsa area than any other builder and so we invite our customers to join us in what will be one of the most informational experiences in your home shopping process.

As a matter of fact, one of the things that our customers tell us is exactly that. Even if they buy a used home or they build a new home with another builder. This model home tour has been the most helpful experience during the home shopping process. It’s a 90 minute process where we take you to six to 12 different homes in the Tulsa area beginning at at our Broken Arrow Home Builders, taking you through a Bixby on in through GenX and the surrounding areas and we show you these fully furnished and decorated model home tours. Now there’s no need to be concerned about driving with your sales manager. You get to drive in your own car. There’s no pricing, there’s no pressure, just information that’s focused on the function of these different floor plans in these different model homes. There’s something for everyone. The plans are very versatile and family friendly.

We have both one and two story homes and we’re going to open up your eyes to the diversity of floor plans and find that one of a kind floor plan that works for you and for your family. Step number two in buying a Broken Arrow Home Builders is the financing. In order to help you focus in on the plans that will best fit your budget, we’re going to suggest that you apply for a mortgage preapproval with one of our four preferred lenders. This is going to take place soon after your model home tour and we’re going to go through basically a five minute application process where there will be a 24 hour approval. Our preferred in house lenders will match both interest rates and closing costs with the different lenders in the Tulsa area. We have all the major different loan types to satisfy, uh, any financial situation that there may be.

And this process is just a very, very simple, easy process, uh, as step two of buying a Broken Arrow Home Builders. Step number three is of course our home site reservation. Now that you’ve selected your one of a kind home, it’s time to find the one of a kind piece of land to put that new home on. It’s your home site. Not every home fits on every home site. So now that we know the floor plan, we will show you what home sites your plan will fit on. Once you select your home site, it’s time to do a seven day nonrefundable deposit called a Homesite reservation. We have you write a check that actually stays on our desk. It’s a check that don’t tell anybody, but we don’t cash the check. We just hold it for seven days. And this allows you to not have to be rushed about your decision to take your time to get all your questions answered and and decide on that home site.

Now in the event that that home site for your new home in broken arrow is, is uh, different than the one you decided upon. We actually allow you to switch home sites if that’s something that’s neat, needful for you. We like to say it this way, the home site reservation is extremely important because while we can build any one of our homes a thousand times over, we can never duplicate the land that the home site or that the Broken Arrow Home Builders will sit on. And so this is a very important process. Step number four is actually the price out. What we want to do is we want to meet you at your favorite home for a 45 minute meeting and we’re going to sit down and we’re going to price this home out the way you want. Right down to the dollar. We’re going to give you a printout on the spot of the total price of all the items, all the different items that are part of the price out of your, of your new home.

There’s not going to be any surprises. All questions are going to be answered. Our knowledgeable staff staff is going to guide you through the different decisions that need to be made and the prices that, uh, that will come about as a result of your decisions during this time. It’s actually a very exciting time. The floor plan, uh, selection and the home site reservation and now the amenities that you want in this new home will all be priced out the exact way that you want it. Then there’s step number five. Step number five is the purchase agreement. This is a 45 minute time where we sit and actually watch and very informative video that is going to answer probably all the questions that you have at this time. And if it doesn’t, I guarantee you we will answer those questions even if the video doesn’t answer them, uh, during that time. And so, uh, at the time of purchase, we’re going to take the funds from your Homesite reservation and eh, and an additional deposit towards your purchase and we’re going to make certain decisions during this time. Your structural options for your new home are going to be finalized. Your home site selection is going to be finalized.

There’s going to be finalization as to whether this is going to be a purchase agreement based on some type of contingency. Perhaps it’s contingent upon the sale of the current home that you own or is this going to be a delay of build? Perhaps there is some time necessary for you to gather, uh, the, the funds for the additional deposit that’s due at this time. Uh, there are things that aren’t finalized at this time, and that would include your colors and the finishes within your, within your new home. Uh, those will be finalized at a later date, but at this time, the purchase agreement, uh, is, is, is the time where your Broken Arrow Home Builders becomes yours. Congratulations.
