Speaker 1: (00:01)
Now that you have a, a floor plan that fits the needs of your family fits your budget. We’ve reserved the home site for you. It’s now time to move forward with a purchase agreement. At any time during the home site reservation process, we can, we can begin to do so here. This is step number five, the purchase agreement at the time of the purchase agreement, we’re going to apply the funds from your home site reservation, the thousand dollars deposit and an additional deposit towards the purchase of your new homes in broken arrow. And the additional posit that’s due at this time works this way. If your new home in broken arrow is less than $250,000, the additional deposit due at purchase agreement will be $5,000. If your new homes in broken arrow is greater than two 50, but less than 300,000, then the additional deposit due is $10,000.

If your new homes in broken arrow is greater than 300,000, but less than 350,000, the additional deposit due is $15,000. And if your new home is greater than $350,000, then the additional deposit due is 5% of the total purchase price. Now, of course, on, uh, with the additional deposit, do keep in mind that we will, we will apply the funds from the Homesite reservation, the thousand dollars and the total due at time of purchase agreement will be dependent upon the price of the home and the additional deposit that’s due less. The home site reservation funds that you’ve applied to your home site reservation. At this time, the mortgage approval will also be due at purchase agreement. There’ll be two decisions that we’ll need to make at this time. Number one is the we’ll need to know what floor plan you want to move forward with and finalize that.

Speaker 1: (02:32)
And then also the home site that you’ve chosen for your new home in broken arrow, we will need to finalize that as well. Uh, the, the interior of the home and the selections around that are due at this time. There’s no need for us to know your choice of colors, your finishes, and the interior selections of your home. We just need to know those two, uh, decisions before moving forward. If there is a need for our client to sell their current home, to retrieve the equity for their new homes in broken arrow, we will draw up a very, uh, simple contingency, uh, agreement along with the purchase agreement so that that can become part of their process as well. Step number six is the design studio. Once we’ve completed the purchase agreement, you receive an invitation to our design studio at Shaw homes. You’re going to have your own personal design consultant to help walk you through the process of picking out the colors, the finishes, the textures that all go in your new home in broken arrow, your going to be an extremely good hands. As our design staff will be intimately involved with every selection that you choose. Our design studio is the largest design studio in the Tulsa area.

Speaker 1: (04:16)
It’s filled with everything you’ll need so that we can actually become your one-stop shop for visualizing and selecting all your color palettes as well as all your finishes in one location, without the hassle of driving to 20 different warehouses, all over town to find what it is you desire to have in your new home and broken arrow. Once you’re finished choosing your colors, we will finalize all the selections with your signature as approval. And then we will launch into the building phase of your new homes in broken arrow. Step number seven is the plan review. Now that all of the selections are final it’s time for the plan review, where you get to meet your construction manager, who’s going to be working directly with you through the completion of your new home and broken arrow plan. Review is our internal system of checks and balances to make sure that the person responsible for building the home has had all the details of your new home in broken arrow, correctly, communicated to them to ensure a smooth building process.

Speaker 1: (05:43)
They will go over all the full-sized blueprints, all of the specifications and finishes together with you as well as the site plan and the home placement at this particular meeting. And once this meeting is completed, it’s now time to schedule the excavation and get started. Now we’re able to start the, the excavation, the digging process of your home for your foundation. Step number eight is the, is the building process of the home. Now we’re going to schedule meetings with you two times during this process, the first is called the pre dry wall meeting. And it’s during this time in the construction phase where we’re ready to dry wall, the interior of your home. But before we do, we want to show you all the guts of the home as they are still exposed so that you can go over the interior and have the ability to view what it looks like with your construction manager.

Speaker 1: (06:54)
This is the perfect time to review everything in the home because it’s a whole lot easier to make any adjustment necessary to something before the drywall goes up than it is after the drywall has gone. Up. Second meeting that we scheduled with you is called the homeowner orientation. This is where you’re going to get a room by room walkthrough in your home with your construction manager, where they will help you to understand how everything in your new homes in broken arrow works. You’re going to learn how to ignite the pilot lights and use all the appliances as well as the mechanicals. And you will have a quality assurance walkthrough during this time as well. Step number nine is where we close on your new home in broken arrow. You’re going to be notified of your closing date. About 30 days prior to your closing by email, you’ll receive a closing letter that will include a ton of helpful information and instructions in order for you to get your service turned on in your, in your name, your, you will have your closing at the title company.

Speaker 1: (08:20)
All your paperwork from Shaw homes will already be there waiting for you. When you arrive at your closing, an agent of the title company will walk you through all of the paperwork. And once you have signed all the paperwork, the keys will, will be given to you as well as the title will be transferred. Of course, at this time, if there’s any other down payment that you would like to place upon, uh, your new home in broken arrow, you are free to do so at this time, as well as the closing costs will be paid for during this time. Once the keys are given over to you, congratulations, this is in fact, your new homes in broken arrow, but there is one more step that we want to make you aware of once your closing has occurred. Step number 10 is the review of our warranty.

Speaker 1: (09:29)
This is very different than most builders. Most builders begin the warranty process long before the actual closing of the home, your warranty period actually begins. Once you own the home, you’ll have direct access to our, to our internal warranty coordinator via phone and email so that when any need arises, you’ll be able to communicate with someone directly concerning the warranty needs of your new homes in broken arrow. We have at, uh, Oklahoma’s best warranty. We have a 10 year structural, a two year mechanical and a one-year limited warranty on everything else in your home. You’ll have a 24 hour emergency line that you’ll be able to, to get in contact with us for any of our needs during non-business hours. But you will have two times during the first year where our warranty department will contact you just to make sure that everything within your new home and broken arrow is functioning and working as it should be. The first time is that at 60 days, the second time is at 11 months after the closing to see if in fact you have any needs, we will give you top notch, excellent service during the whole of your warranty with Shaw homes, as we want to make sure that the experience that you had during the building process is also the same experience you have as you now live in your new home, in broken arrow.
