Custom Homes Jenks | Starting the Construction Process

We are here to help guide you through the construction process so you know what to expect when you work with Custom Homes Jenks. We want you to be informed and educated about the process of that you can make the best decisions for you and your family’s needs. If you ever have a question or don’t understand any step, will be right there to help you through it all. We strive to give all of our clients the absolute best in customer care.

Let’s go over some of the preliminary matters that we see daily at Custom Homes Jenks. After the agreement is signed, but before we begin moving dirt, many things are beginning to happen. We will create a plot plan of your lot showing the location of the home on the property. The building plans will be submitted to the developer or the architect committee for their approval. Other plans will be submitted to the appropriate city or county department office with our application for building permit. The banks will require building plans and specifications for a property appraisal prior to closing of our construction loan. Also at this time we will order windows, doors, and brick. Due to the nature of government bureaucracy, it is not unusual for these processes to take 3 to 4 weeks.

Within three days after your execution of your purchase agreement, you should schedule an appointment with our Custom Homes Jenks design consultant to finalize the selections of your new home. Disappointment should take place within two weeks from the signing of the purchase agreement. A timely selection process allows us to prepare the necessary purchase orders to start the building process as soon as possible. Please refer to your design studio addendum for complete details. Once all selections have been made, we will schedule a plan review with your construction manager to review all the details.

Now that all selection decisions are final, it’s time for the plan review where you will meet your construction manager who will work directly with you throughout the completion of your home. The plan review is our system of checks and balances to make sure that the person responsible for building the home has had all the details of your home correctly relate to ensure a smooth building process. They will go over all the full-size blueprints, specifications, and finishes with you as well as a site plan, home placement, and anything else at this meeting. When this meeting is completed, it’s time to start excavating and get started. And this is just how you begin the visibility your custom dream home.

Before we talk about the foundation, let’s talk about Custom Homes Jenks plan review and it’s now time to meet with the construction manager that will oversee each and every step that goes into the creation of your new home. At this point, the actual floor plan of the home is unrolled and inspected. The placement of the home on the home site is also viewed and verified. This is a chance for the customer to see everything from the builder’s perspective as it is an important aspect of the process and it is verified for the last time. It is important for our customers to see that the garage is on the correct side, that the built in oven is where they requested, and the water line in the backyard has been located with the future pool location in mind. It is a great time of affirmation and reassurance. It is also celebration, because the next thing that happens is literally groundbreaking.

Of course laying a firm foundation starts with actually laying the foundation at Custom Homes Jenks. This stage begins with the creation of a level pad site. Pad elevation is very critical in ensuring proper water drainage away from the structure. Next, the house lines are staked out on the law in accordance with the plot plan and then the footing is Doug. Still bars are installed throughout the building. A city inspector will then approve the footing prior to pouring concrete. Once the footing is poured, would forms will be erected around the perimeter of the structure. These forms determine building size and finish floor elevation. This is a critical step in ensuring proper drainage.

After the forms are in place on the footing, plumbers were rough and all water and drain lines. We only use the top-of-the-line water lines which are far superior to copper and freeze protection. The plumbers run their lines to all appropriate locations and when they are done, as they will be inspected by the city before moving on. This is also where we had any electrical lines overrun beneath the slab. Next, post tension cables are installed in the still bars extending to the footing are bent over into the slab area to tie the full footing and slab thought together. The footing is clean to ensure proper placement of concrete in the full structure is treated with a new warranted chemical termite protection. Another city inspection is done before for the concrete and after.
