With the internet telling Buyers and Sellers that it’s easy to buy or sell a home on your own, nothing can be further from the truth and it’s easy to explain why. Your average person can’t take their life savings and invest it in the stock market and have a good chance of achieving success. The reason for this is that it takes knowledge, experience, and a clear understanding of the risks involved with every different type of investment strategy. Buying and selling real estate is incredibly complex, and to do it well also requires knowledge and experience. As an example, a Seller wants to sell their home. They look at the cost of using an agent and decide to sell it themselves. They go online and research and find what they believe to be the value of their home. They list it and sell it within days. Were they successful? An experienced Realtor researches their home afterwards and determines they underpriced the home by $30,000. Not only was their homesite one of the largest in the community they lived in, but they had a view that made their home special. Not only was the view special, but the home builder that built it designed the home around the view itself. These are things that AVM’s (Automated Valuation Models) used by big online services just can’t understand enough to apply a value. Looking closely at the home, it’s land, and the surrounding communities, the Realtor found several other items that contributed to the higher price that would have been achieved if he had listed it himself. He estimated it could have taken an additional 30 days to sell the home at the highest price, but as it turns out, the Seller wasn’t in a hurry that required the home to sell in days. This example sounds far fetched, but it’s not. In working with Buyers, one of David’s most important tasks when they find a home they are seriously interested in, is to determine the value of their target home to insure they don’t pay too much, or become committed to purchase a home that won’t appraise. It’s not rare that in the research process, there are homes that have sold in the target homes community or within a 1 mile radius (standard distance used by appraisers when appraising a home) that were seriously underpriced and failed to get the Seller(s) the most money for their home. It’s easy to think that if the home a Buyer is looking at doesn’t appraise, they can just not close. While that’s often possible, what the inexperienced person doesn’t consider is that the appraisal is normally one of the last steps in the purchase process. Prior to the appraisal, they Buyer will often spend anywhere between $450-$1200 on inspections. When the home doesn’t appraise and the Buyer walks away, they don’t get their inspection costs back!
