Hello, and welcome to the show Holmes podcast, the one and only Jenks home builder show where I break down just how easy it is to build your dream home with Shaw homes. I’m your host, Colton cruise, the timber Creek community manager in jenks, Oklahoma. All right, now on this podcast today, I’m going to be covering your path to your new Shaw home. Now, this poster is sitting in my office as in the office of every model home that we have here at SHA homes, the best Jenks home builder in Oklahoma. When you walk into the office, which is actually the garage kind of built out to be an office, you’ll see this board that’s on the wall. That looks very similar to like a candy land game board or something like that. It’s got a lot of curves and, um, it’s just like a pathway with a lot of points on that pathway.

There are 10 points. Um, it’s a step-by-step process and I’m going to go through and talk about each one of those individually. So when you first look up at the path, you’re going to start with a start bubble. You actually see that, um, like you would on a game board. What’s next is the step number one, which is the model home tour. Now that’s the first thing that we want to do is take you on a model home tour, because you’re going to be able to see exactly what we offer and then also hear about the options that we offer for those specific floor plans. Um, so these, this process takes about 90 minutes to two hours. I’ve seen it take even longer than that, depending on how many homes we go to. And we, we can visit anywhere between six and 12 homes, even more if we need to.

Um, and we have more fully furnished and decorated model homes than any other Jenks home builder in Oklahoma, you’ll be driving your own car. Uh, that’s a good thing because you won’t have to deal with me and listen to my corny dad jokes all the time, and we don’t talk about pricing and we don’t have, there’s no pressure involved. Um, at the very, very end we might ask you if you’re interested in talking about pricing, but if you’re not, that’s okay, there’s no pressure there. It’s just information. Meaning you’re going to hear about our floor plans. You’re going to see what we can do and the things that we can’t do, you’re going to hear about, um, you know, the functions of every home. And that’s what all of our floor plans are focused on is the function of each and every home. We have something for everyone, whether you’re looking for a one-story or a two-story, or if you’re looking for a three-bedroom four bedroom, five bedroom, six bedroom, if you want to game rooms, we’ve got plans that offer things like that. It’s just so versatile. Let me tell you about it. Um, and then once we get through that model home tour, most of the time

You do want to hear about pricing. And so we’ll pick like one or two of your favorite floor plans. Usually people have narrowed it, narrowed it down to one, maybe two. Um, but then I can give you a base price for the community that you’re looking to get into. So if you’re looking to get into, um, say timber Creek at this location, I can give you the base price of that home in that community right then and there. And usually what comes right after that is we’ll call up some of our, our preferred lenders and using that number for the base price. You can get your pre-approval in, um, it takes about five minutes and that’s what’s next on that path. So the next step is financing. Number two, you’re going to get monthly payment quotes. So you’ll know exactly how much you’re going to be paying, um, for base price, of course, for, uh, per month.

And two of our preferred lenders do have extra incentives. So that’s something to remember. And that’s something that we’ll talk about during the tour or after the tour. This is a five minute application and it’s super simple. All you gotta do is go to my website, which is www.buildwithcolton.com. And you can, you can get approved right there from my website. It has links to all of our, um, preferred lenders. Now you’ll get 24 hour approval process with that. So within 24 hours, usually it’s much quicker than that. You will receive your pre-approval. Um, and we have interest rate matching. So we work with, uh, total lending concepts. We work with bank of Oklahoma. We work with first Oklahoma bank and we also work with spirit bank. And so those are our four preferred lenders. And if you were working with a different lender or a different bank, we will match their interests, match their interest rate as well as their closing costs.

So, um, really, there’s no reason to go with anybody, but our preferred lender, you don’t have to, but you do get incentives for doing that. We do conventional loans, FHA loans, VA loans, native American loans. Um, we do them all and, and because of that, we consider ourselves to be the best Jenks home builder in Oklahoma. Now, number three, on the path is the Homesite reservation. This is important because I’m working with about anywhere between 15 and 20 clients at one time. And my colleagues are working with the same amount at one time then, and I have about 15 colleagues too. So there’s a lot of people who are looking at the these home sites. Whenever you find a home site that you like, maybe you’ve gone looking on your own, or maybe we’ve set up a home site walk. That’s where we go out and actually see the property.

We walk on the property. We look at where your home is going to sit and in order to make that Homesite reservation happen, um, it takes a thousand dollars deposit, which will be used towards your earnest money at the purchase agreement, which we’ll talk about here in just a second now, um, for the Homesite reservation, once you make that reservation with that thousand dollar deposit, that property then comes off the market. My colleagues can’t get to it, and none of my customers can get to it. So that is riff and that is refundable for seven days. So within seven days you have the, you have the opportunity to change your home side. If that’s what you like, you have the opportunity to back out completely and get your money back. But after those seven days are up, we can add an extension of seven more days, but then that thousand dollar deposit then becomes nonrefundable, but it will still go into your earnest money.

Homesite switching is allowed, like I just mentioned, and you can take your time if you’re stuck between two homesites that you really like, that’s the that’s the, the week or even two weeks, you know, depending on if you’d go with the extension, um, that gives you the time to kind of weigh wager between the two and, uh, make a decision. We’ll answer all of your questions and we don’t cash the check. It will sit in my desk, locked in my desk and no one can get it. And for seven days it just sits there. So, you know, any changes that happen, you just got to, you just let me know. Um, competing customers are blocked from the site and home sites are always one of a kind, something I say very often is I can build just about any floor plan on almost any home site.

I cannot replicate any home site. If you see something with a Creek and it’s got a gorgeous tree in the back or something like that, I can’t replicate that as you know, especially in genomics, because we’re the best Jenks home builder in Oklahoma. We can’t, we can’t replicate an acre of property in jeans. Um, it’s just almost impossible to find. So, um, that’s for the Homesite reservation. A lot of the times, um, the Homesite reservation happens at the same appointment as the price out. Now, the price out is number four on our path. Our price out is fun. It’s just a lot, it’s a lot of information and you’re getting itemized pricing. It just makes sense because all of our competitors make you do the price out after your purchase agreement. So they got you locked in at a base price. And then anything that you want to add later has to be added after you sign that line.

Not for us, for us. We’re going to meet at your favorite home site. We’re going to take about 45 minutes to an hour to look through all of the options that you have for your home. It could take more than that. Um, uh, there’ve been plenty of times where it’s taken, uh, two or three hours to get through the process. Um, depending on how picky you want to be, uh, we have itemized pricing. So every single thing that you choose, I can tell you how much it’s going to be, and you can look at it right then and there. So no surprises at all. This is what makes us one of the most transparent Jenks home builder in Oklahoma, the most transparent Jenks home builder in Oklahoma. Um, and it’s priced the way that you want, not the way that we want. So we’re not going to tell you, oh, you’re signing the line for this type of cabinet.

You can change that later. That’s not how it goes. You will never, you are at the price out. You’re not signing anything. So remember that down to the very dollar, you’re going to know how much your house is going to be. Um, the total price on the spot right then and there. And we have tons of options to choose from. And the best thing about this is that for the, for the price out, you’re going to get two copies, um, you and your spouse, or maybe it’s just, you you’ll get copies and you’ll, you will be able to see everything once you leave. And you can go through all of the line items, see the price of the line item and see the total price at the bottom. You can then go through line per line and decide things that you might not want. Things that may not be as important to you as you had thought.

So with that being said, your, your final price that was at the bottom will then be changed at that point. All you gotta do is let me know, and we can remove anything or add anything to that list before you sign your purchase agreement. So next is the purchase agreement, and this is a super easy meeting. You’re going to be able to, you’re going to watch a, an informative video, and then it’s about an hour meeting total. Um, and something to remember is that structural options are final at this point, meaning that anything structural on the exterior of the home is final. So we need to meet maybe sure for that, that is including the floor plan. Obviously, um, your home site selection is final, but the colors are not final. The finishes of your wood floors, things like that, that we went over in the price out. None of that is final. Um, an additional deposit is due, and that is just depending on what the final total is for the home. The mortgage approval is due, which you’ll have, if you’re going with one of our preferred lenders. And, um, we’ll ask you things like, are we going contingent? Is the equity for your, um, for your earnest money? Is that from your home? Uh, do we need to delay of build those things are
