Oklahoma City new homes | Reading This Article
All right, this is going to be a great article. Thank you so much for tuning in or reading this article rather so you can gather all of the information to make the best decision for you and your family. If you are reading this article, you are digging deep to find the all the information so you can make the best decision. So way to go because you don’t know if you’re making the best decision unless you have all the information and that’s one of the coolest things about shaw homes as we have more information and upfront pricing and more floor plans and more options for you than any other builder. So we just want to give you all of that information, all of your options down to the dollar bottom dollar price so you know exactly what to expect. If you choose shaw homes to build your Oklahoma City new homes.
One of the coolest things is that we have developed a system and a path rather to get you from step one all the way through 10 easy steps to moving into your Oklahoma City new homes. I’m the first step that we always do is take our customers on a model home tour. It takes about 90 minutes, six to 12 homes are all fully furnished and decorated, and you drive your own car. So if something comes up, you’re free to go. There’s no pricing on the model home tours, so there’s no pressure or mainly just focused on inflammation and function behind the designs. Something for everyone. Versatile plans, one or two stories for your Oklahoma City new homes. So the best thing you can do it together, all the information is to walk through these floor plans because people are so visual. You will love this. We have more fully furnished and decorated model homes than any other builder.
So you get to walk through these floor plans, um, find out the right floor plan for you and your family. Get all the information so you can make the best decision for your Oklahoma City new homes. The second step is financing. So we like to connect you with one of our three preferred lenders, Spirit Bank, Bank of Oklahoma, and First Oklahoma Bank. The reason we do this is because we want to give you the right expectations moving forward with today’s interest rates, with your down payment, we want to make sure you know what your monthly payment will be, including principal interest taxes and insurance so that way you know exactly what you’re getting into. He may be approved or preapproved for a million dollars or $500,000, but you might not want that monthly payment. So what we do is break it down into your monthly payment and say this home will be $1,800 a month or $1,400 a month. That way you know exactly what to expect moving forward. That’s a really easy application. It’s five minutes in a 24 hour approval process as well. And these three preferred lenders do a interest rate. Imagine closing costs matching and all the types of loans for your Oklahoma City new homes, like conventional loans and Fha, va loans, and native American loans as well as our d loans. I’m number three.
Step number three is the home site reservation. This is where we get a thousand dollar deposit from you. Um, but really what this allows me to do is to take that home site off of the market because all of our home sites are one of a kind. So once you find that perfect home site for you and your family, maybe it’s an a colder sack or a, it’s backing up to some trees or to upon or exactly where you want it to be. Maybe next to have some friends or some family. Um, what we can do because we have 10 or 12 different associates all working with 10 to 15 different customers at any given time. And I never know who’s looking to reserve what home site. So what we can do is take that home site off of the market and reserve it for a week. And that way we allow you to take the pressure off and all of your questions answered. I’m slow things down, no rush decisions. And switching homesites is allowed you to take your time and if for any reason you’re not ready to move forward at the end of seven days, we just hand you the check back. And it’s 100 percent refundable. But like I said, this blocks, any competing customers from this home site and all of our home sites are one of a kind
after the home site reservation. The next thing we do is, is the price out, uh, the price out is my favorite step because this is really where you get to build your home on paper. Um, you get to find your favorite floor plan in your favorite community, on your favorite home site, and go through all of her options where maybe you want the double ovens in the kitchen or hardwood floors throughout the entire house or whatever it might be.
But you have to put that into this price out that will, you’ll see itemized pricing, whatever detail costs. That way you know, all of the information. So you can make the best decision for your Oklahoma City new homes. You made it your favorite model. It takes about 45 minutes to go through the price out to get itemized pricing. So there’s no surprises. You know, all of your questions answered price the way you want to write down to the dollar. And a total price printout was done on the spot with tons of options to choose from and knowledgeable staff to help you. Every step of the process, uh, after,
after the price out is the purchase agreement. How does, where you watching one hour meeting on your structural options are final and your home site selection is final, but everything else can be changed at any time in the design studio. So colors are not final finishes are not final, but the floor plan he chose and where you chose to build it is finalized at purchase agreement because we send out for building permits and the construction loan so we have to be pretty specific once we send those out. But you can change anything cosmetically anytime in the design studio. Also at purchase agreement for your Oklahoma City new homes, um, any additional deposits are due. So if the home is between zero and $250,000, it’s a $5,000 earnest money deposit. If it’s between 2:50 and 300, it’s a $10,000. Earnest money deposit. Three hundred to $350,000 is a $15,000 earnest money deposit and anything over $350,000 is five percent of the purchase price. And again, that’s all earnest money, so that’ll be applied to your down payment. Also, I add contract. You can do what’s called a contingent contract or maybe you need to sell your current home, um, to build a home or you know, you have equity in your current home that you want to use his down payment for your new home. Uh, we can do a contingent contract and give you four months or 120 days
to sell and close on your home and then move forward into the design studio. Or if you want to delay the build for any reason, maybe you’re in a lease where you know it doesn’t end for three months or sorry, seven or eight months. Anyone ability to build for a month to two months, you can delay it for up to four months for any reason, that way you’ll be moving into your brand new home. Once you’re ready. And then congratulations. You have now purchased a home and you are moving on to the design studio in the design studio. This is going to be your favorite spot for your Oklahoma City new homes. This is where you get to bring all of your dream boards and your ideas, all of your pinterest boards and
and there are three easy meetings. The first meeting is your interior meeting with the designer. Pick out all of your colors and countertops, selections and cabinets, flooring and all of the interior selections. It’s about a two hour meeting for your Oklahoma City new homes. Then the second meeting, about a week later is your exteriors. They’ll talk about all of the bricks or stone or stucco options, painted, break, whatever you want it on the outside of the house and I’ll input all of that. And the third meeting is really just to finalize and review all of your selections and sign off on your design studio selections and on the moment you sign off and then indolent design studio selections. We literally hit a button and our software and it sends out all of our purchase orders to all of our trades and suppliers and everything starts moving. Um, we have award winning designers to help you throughout the entire process where you’re edmund new home and the largest design studio in Tulsa with tons of options offered and really simple process. And lastly, in our design studio, we asked that no children are allowed under the age of 12. They might not be a distraction to you, but they will be a distraction to some other clients that might also be in the design studio. So we would ask that you find a babysitter for them during
the design studio. Um, so from the moment you signed the contract to the last day in the design studio, we typically like it to last about 30 days.
Then a week to 10 days after that you are going to meet your builder in the plan review, discuss the timeline and weekly updates. And then once they break ground on your home to the day you move in is about five months. So during the entire build process you have to sit back and relax, watch her at home, be built as you have designed it, and then closing you meet at the title company and fulfill any other down payment for your Oklahoma City new homes. And then you’re covered by our fantastic warranty. So you have a 10 year structural warranty, two year mechanical, one year everything warranty for your Oklahoma City new homes.
